That area is awash in available parking.  The only parking crisis in Creston is that they need to find more people to park there.

Also they have 15 minute frequency transit to downtown & Meijer.

Excellent!  There briefly was a coffee shop in Creston Brewery, but that's gone.  Lucy's down the road has extremely limited hours.   Creston has been a coffee desert for years.

I understand that. Hence why I said premium. 30 spots on site will warrant a premium on top of rent.

Are the robberies that occurred at Creston market an issue with the neighborhood, or the fact that it’s on a busy street with an easy escape route?

I was at the brewery tonight and it looked like the tanks had been pulled and filled in. They were grading the ground and stakes had been marked. Wonder if construction will be starting very soon?

According to GR permits, construction was Anticipated to start on 07/15. Which is in-line with current status. Looking forward to this.

  3. Is this the demise of the Creston Brewery? Door's are locked and no business action.

Sad. Walking distance from my house.
Been there once. No TV's, so didn't have a desire to go back, since I drink beer watching sports. Really don't want to just stare at people. That's creepy.

They may have been out of touch, as far as I am concerned. But still sad to see closed doors.

It doesn’t seem logical to me that the cina mini business model works anymore. Can’t imagine  it will be around for long.

This has baffled me for year's. But I do see a few people in and out of the place. Mostly people looking in there 60's.

I would say taking whatever is the median household/family income in Kent County (I think it's $60,000) and then using the standard underwriting guidelines of 28% of your gross pay as a house payment. Working that backwards would give you a house purchase price. Rent per month could be a tad higher due to the fact that rent usually includes taxes and insurance buried in it.

So, that would be $1400 a month in mortgage payment. Assuming that is monthly payment with taxes, insurance.
On a $100,000 house, wouldn't that be between $600-$700 a month for a house mortgage?
I'm seeing rent for 3 bedrooms, going for about $1200.
Is it really an affordable issue or just a housing availability issue?
Just trying to put the numbers together.

You didn't know that? Company was basically disbanded last year or year before, the property management arm was bought out by an out-of-the-area company.

I knew something had transpired, but I thought they were still involved. Who demolished the buildings?

  7.  I grabbed the off of a Facebook Creston Neighborhood Association post.
Also,  the post itself. Anyone have any thoughts to it?

"The areas shaded blue in this map are subjected to new zoning standards in recommendations the City Commission is considering now.

Under the new zoning recommendations, property owners would be permitted to
. Build 2-8 row house or townhouse units
. Build multi-family condos and apartments
within 500 ft of a business district (the areas shaded blue) BY-RIGHT*.

The proposed changes would also allow for narrowing the required building width; increasing the number of units that could be built as long as 30% of the units are affordable; allowing accessory dwelling units to be built by-right.

*By-right means the property owner has the right to this type of building (still subject to other zoning and building codes). The types of building allowed by-right in these recommendations are currently allowed in the City of GR, but only through a process that includes public input."

The building on Quimby near Plainfield has been torn down,  Not sure if that means progress on the 616 project or just pressure to tear the eyesore down.

Noticed that also. Thought it was a strange time to start something that was delayed so long. Though maybe demolition is slow right now?

Time for Road Funding 101. No county funds are used for roads. Most comes from the state gas and weight taxes. Some comes from the federal gas tax and the most townships contribute some funds to the road commission. (don't know where the bold is coming from - can't get rid of it:( )

It's true. County funds are not used.
In Michigan, roads are handled by Road Commissions. Even though they are county, they operate separately with their own Board of Commissioner's. Along with their own budgets.
