There is a lot to parse though here. Unit price seems to have a much more significant correlation to height then to lake view from what I can tell. I don't see a significant difference between city view and lake, however height clearly has an impact on value, and as it has been pointed out, the lake becomes less appealing as you move away from the gound. This certainly seems true at Solaire. For the Vue, the lake probably has a larger impact due to proximity but even then, only the northern most units truly benefit from this. Again, I think height reigns supreme here. Personally I think the addition of Modera will give an impactful city feel without the claustrophobia, which is what you experience on the city side if you aren't above the two plaza towers. City tower also looks pretty nice in the distance. In my opinion the lake has little impact on price, though I completely understand that the change in scenery is influencing the market. But in my view it's merely adding an artificial surplus which is actually giving the advantage to the buyers, not the perceived inevitable view obstruction. As for the ethics, clearly anyone buying now, knows, or can anticipate what they're getting into. For the sellers that were thinking ahead and listed when news broke, I think the responsibility is on the realtors. I remember when I was considering purchasing a southwest corner unit at the Vue, my realtor warned me that if the Metropolitan was redeveloped I could lose a substantial chunk of my skyline, including the lake view. Obviously I'm in the minority here. But trust me, I'm not going out of my way to be overly critical. I'm simply saying what has always been in my mind. I was genuinely surprised to read peoples opinion of the building. That's the view from my kitchen, i obviously wasn't bothered enough by it to forgo buying this condo. Seriously? Yes, agreed, Skyhouse Is underwhelming. Totally agree it should be taller. But it looks like a building that was designed by an actual designer while BOA to me looks exactly like a building I would have drawn as a kindergartener. It resembles stacks of cinder blocks, unpainted ones at that. I really don't get what you guys see in it. As for SunTrust. I find the colors a little silly too. I don't hold it anywhere near the same disdain as BOA. To me it just comes off looking dated, which I'm okay with, because I appreciate the attempt. That empty northwest corner of orange/pine seems like a good space for a couple shipping containers with courtyard drinking/eating area. Something with better atmosphere then a couple food trucks that could seemingly work well there too. Sent from my SM-G935P using Tapatalk

The vue has the same hallway noise issue. Not too bad, but it's there. However, noise from neighboring balconies is almost unreasonable. It's not very often people actually use their balconies, but if someone is having a conversation in a neighboring unit, they may as well be in your living room. Sent from my SM-G935P using Tapatalk

I really like star tower also. Build quality does seem superior, though i haven't spent enough time inside to really give an educated answer. I can however speak for the vue. Noise produced on the concrete directly, such as dropped items, heavy furniture moving, drilling etc. does come through pretty well unfortunately. The only noise that I'd describe as "annoying"would be the drilling, which can be pretty loud. If the sound isn't being produced directly on the concrete, such as the TV, music, etc. The walls will actually do a very good job. The windows. From the 12th floor, city view, it's not bad. Club/ bar music is very faint. The train can be loud but it isn't an issue for me, and it's definitely not in the same category as the wall drilling. If one of my nearest neighbors are out on their balcony, the windows won't do much. It's almost as if they're inside my place talking but in a different room. Thankfully, it's a pretty rare occurrence people are actually out on their balconies. My unit wraps around one of the building's stairwells. Thankfully there isn't much foot traffic, but when someone does decide to forgo the comforts of an elevator ride, i am the first to hear about it. The sound is eerily similar to the noise produced by using the stairs in my own loft, which can be scary to wake up to. Sent from my SM-G935P using Tapatalk
