  1. No reason to build the team and owners an entirely new stadium since new stadiums bring zero benefit to an area. If the team is so valuable then I'm sure they will find the money to finance the construction of a new stadium.

Or let them move to a new city. I hear St. Louis has a thriving business community that can support an NFL team...

Or let them move to the suburbs and let some adjacent county pick up the tab. Ask PG County how the stadium there contributes to the local tax base. Or ask Cobb County next year how baseball is improving the quality of life for those who work and live nearby.

Don't quite understand the frustration. Aren't we already getting two residential towers, office, retail and a Publix ?

Developers should stick to what was originally proposed despite what the market or financial markets for funding propose. Wait as long as it takes for them to get a bank loan for apartments and an hotel...even if it is 10 more years!

Based on the use of research centers I could see them placing a focus to building new products in the Charlotte or KC office.  From what I have been told software companies are more about the product you work on than being just an employee.  For example, they could want to build a new Loopnet iOS app and instead of having the team who built the first one (in DC or SF) the would spin up a new team in Charlotte to build the 2.0 version.  Once 1.0 is rolled out of use they have essentially replaced the location of their mobile app team.

"research centers" = call centers. They are paying $60 NNN for space in downtown DC and are not replacing many "research" jobs there due to the cost. Charlotte offers lower real estate costs and can afford them to pay lower salaries. 45k jobs are hard to compete with in DC these days (you can argue that hill staffers make the same or less but let's be honest: mom & dad are paying for that internship or low level job for some access).

Well, Brazil will have to pull its economy out of the depths of hell before it can happen. AA ended service to 5 Brazilian cities last month due to the lack of business. I'm doubtful Rio can even pull off the Olympics.

Most Brazilians are getting one way tickets these days. I doubt there will be increased demand in the near future.

So now do we have some insight as to how economics work with projects like this?  These guys have a really really tough job when making one business decision over another.  Push one domino, and everything else falls . . . what if you were to make a decision that could cost the company and local economy billions of dollars?  It's not as simple as go vertical, and they will come.

    No kidding.

I LOATHE Charlotte Stories. They are constantly manipulating post dates to make old, stale news look like it's breaking. I have so many residential "real estate" friends on facebook that will repost Charlotte Stories that are 4, 5 months old and it makes me cringe every time. I swear they didn't use to put date stamps on their "articles" at all, so I'm glad they are now. BUT WAIT! . . . . They changed the post date of this story to June 6th. When they originally posted it in February (when the news broke). </rant>

"friends in "real estate"" is an amazing quote and sums up the majority of the people in the industry.

I can easily remember this previous terminal. It is still here on the West Boulevard side or the freight side of the airport. Just drive in and you can see for yourself. I am the old guy with the memory here on the board so I can tell you about the Dogwood Room in the upper level where anyone (pre-TSA) could have a meal or drink and watch the airport traffic. Everyone walked out on the concrete and boarded by a rolling step contraption. In the terminal there were coin operated machines, looked like news paper vending, but were insurance policies for sale for your next flight. Covered death by airplane a flight at a time. For real. This was a smaller town and the air traveling public made a different proportion than today. Not unusual to see someone I knew at the terminal either traveling or working. The idea of earlier air terminals was built on the railroad stations of the time; porters with bright colored uniforms, desk agents, paper tickets, lots of paper punches and rubber stamping.

Now, back to this century, the idea of pride in the representation of the city through the air terminal was certainly there 50 years ago as it is now. The airport was/is "ours" in a larger sense. That is my impression.

Norfolk owns 1.25 acres and is selling that outright plus they control the ground lease (NCRR owns land under ground lease) on about 2.1 acres, which has about 50 years left before reverting to NCRR.

Who is the broker on this?

  9. I don't think any bank will be announcing a HQ relocation. However, all of these banks are expanding their operations here because this has become the de facto location for jobs related to financial services outside of NYC. In addition, it has become the best "middle office" market location for the FIRE industry to expand.

do you guys care about the progress of this stuff?  there are a couple of us who post updates, but they never really get responses.  the updates bring the thread new life, but then the following comment is about something unrelated.  it's not worth my time unless it brings something positive to the forum that's appreciated.

I echo what @ricky_davis_fan_21 said. I don't get to Charlotte as often as I'd like and I love seeing progress.

    CAT,

You might as well just stop wasting your time. Talking to a liberal is like talking to a wall. Everyone here is liberal and will just bully you like what is happening with this HB2 billed. NC is getting bullied...it's what liberals do. This thread proves it.

Anyone with a different opinion gets there posts deleted. Just face it...this is the future of our country, nothing but wimps running around.

Yes, the liberals that bullied their way to freedom for the slaves, voting rights for women, equality based on religion and skin color...pesky liberals trying to bully bigots into giving them equality!

North Carolina isn't getting bullied - the world is voting with their purse and you're just upset the world doesn't share an outdated point of view that actually extends the reach of government to allow more discrimination.

I know of an out of state developer that was considering a pair of hotels in Charlotte. They have been unable to find an equity partner, with people citing the long term effects of HB2 on the North Carolina Economy.

Real estate consultants are also very weary of North Carolina right now. HB2 could cause the economy to freeze where it is which would negate the need for any future expansion in real estate. Why build something now when there is not expansion to warrant the construction? That leaves developers and owners of real estate with limited exit strategies for an asset that is already VERY illiquid.

Real estate construction and all related services provide a HUGE boost to the state economy. This is a huge cascade impact and we're already seeing companies not willing to locate their 'back office' or 'middle office' employees here. That means we're missing every opportunity for front office operations moving forward.

Does North Carolina want the press of HB2 or the typical "top places to live," "cheapest and best public schools," "rapid growth fuels NC," "largest financial hub outside of NYC."

NC GOP continues to burn bridges with private corporations who are simply exercising their rights as to where they will do business. As a bonus they continue to equate HB2 with human rights problems in places like Russia. Gosh, I am glad they are spending their time protecting us!

BUT THEY ARE OPEN FOR BUSINESS! They are the party of the US Chamber! I think they are just misunderstood! /sarcasm
