    I mean at $550 million im already assuming they are going to build a new arena.  That is just a ridiculous cost for a renovation.

    There is no money and not enough game attendance for a soccer stadium here.  So that wont happen.  I thought the hotel groups had signed on this project could move forward if they built it in smaller blocks vs the entire site.

    I changed my view on the Coliseum, because I once thought it had outlived its usefulness, but now I see it as something that could produce tax revenue 365 days a year. I have always believed the vision for the fairgrounds should be about more than sports, but more of a destination for Memphians and the families and visitors that travel to Memphis. The amenities are what will make LP more attractive for hosting events.

    I was thinking an entrance off Southern could feed that area and I don’t think there will any trouble with attraction patrons.

    If you know this site and Memphis you will understand why retail is off of central vs southern ave.  Southern is not that kind of street.  Also the Kroc center owns their soccer fields and the new fields next to the Sports complex are under construction they serve as part of the revenue generation for the sports and events center.  There is not much added retail as that was an agreement between cooper young.  They did not want this development to pull from the local neighborhood retail areas.  The goal is to provide some entertainment which cooper young does not provide and leave the tourist to explore the cooper young area and patronize the existing establishments.

    Right across from where I work and the spot is similar to the wonder bread bakery lofts. Love the fresh design.

    Church Park is where the should build the aquarium, Mayor Strickland's freshwater institute, a complete replica of Ida B Wells newspaper office and relocate the Handy museum. They could leave about 3 acres on the Beale St side for greenspace and design the aquarium and freshwater institute to look like the auditorium Robert Church built. This would create foot traffic that could be fed onto Beale in the daytime. 

    It would be nice if the COGIC church listed its property. 

    Church park is named for Robert church prominent African American millionaire that park will not be destroyed just to clear that up. Also have worked on some designs at our office just need funding. Also the city is not pursuing an aquarium as the zoo would like to handle that.

    To say Memphis and Jackson MS are in the same category is an insult.  Cleary just because Memphis doesn't have tall glass buildings does not mean it is not growing.  You have complete areas like Binghampton, South city, Uptown, Broad Avenue, even the Highland row area near the U of M that have been completely rebuilt with new walkable areas.  The city and even the suburbs have seen impressive projects that are game changers for future development patterns.  Silo Square in southaven, the Lake district in Lakeland,  the Thornwood development in Germantown,  upcoming convention center and hotel in southaven, Astoria square in Millington and the 700 million dollar mixed use development in east memphis. and the saddle creek redevelopment.  These projects would be significant even in Nashville.  Folks that do not live here really have no clue of all that is going on this is one reason why i try to post construction photos on a regular basis.

Memphis in May is upset right now because of a lawsuit.  It has nothing to do with downtown but more with them finally having to be accountable for their damages.  Also the festival has not really done well since covid.  the festivities need to be revamped to appeal first to more locals and second tourists.  Memphis in May will be fine, but it must adjust to changing times demographics and entertainment expectations.  Memphis is afraid of change and things have got to adapt.

    I would have you to know the proposal by Doug isn't as it appears and it still has to be approved by the very people working to increase downtown density. Buying the old Harrah's building  is part of a broader plan for the city and MLGW.  That's why he mentioned the construction of a new MLGW headquarters and this isn't the first time the city council has heard this, because several of them would prefer something constructed downtown.  

    You mentioned empty buildings and vacant lots, but what you didn't mention is that every large empty building is presently being rehabbed and redeveloped. Vacant shops are seeing life with news businesses and the large vacant property between Union and Beale will have activity on it 2024.  While you're offering your negative view of Memphis, perhaps you should show more concern about the unfinished office buildings in Nashville as well as the unleased office space that's just sitting there. 

    You better believe there is an interest in the MLGW property and one party that had shown interest was Hard Rock. 

    This is the issue with not having any new class A office space available downtown.  People cant wait 3 years for a new building.  No one wants to relocate into the older stuff.

    1) It was initially built from day one with the ability to host ice hockey.

    2) With 300-400 million dollar renovations on tap u can certainly address the sight line issues if there are prohibitive to hockey.

    3) The arena has hosted NHL once and there are no reports I’ve seen that state the sight lines were horrible for hockey.
