    I think we might need to recognize a blossoming single family and row home boom in the downtown, church hill, fan, oregon hill, and several other close in areas. Development is going in that direction it would seem. And we all know, businesses follow what? Occupied rooftops... just a matter of time ladies and gents... just a matter of time...

    Well, Im sure Ill get to explaining that sometime soon...

    But lets just say I am back for the time being...

    Some insider information on this project, re-zoning and special use portion of this project will go forward as planned... expected building though will be contigent on the ever-present issue of funding. Banks aren't necessarily balking at this project, but they want to see some more 'real estate' momentum in the area first. Expect those numbers to be good by the end of this year. On my street (33rd) there are 17 homes being renovated or built within a 4 block walk in either direction. Taking standard statician junk and applying that to all of the proximity of Church Hill, Id say the 'real estate' numbers will back a solid uptick of investment funding. Should help this project along.

My dad was telling me today we wouldnt go to a professional baseball game ever again if the stadium went back downtown because he doesnt want to pay to park and then pay for 3 tickets and then pay for food and drinks and for other stuff. Its gonna get too costly for people to go to a ballgame if people have to start paying for parking,food/drinks,tickets and etc. I dont know if people will want to spend that much money just to see a ball game. Unless they lower the price to park or give people discounts to park for not being parked that long. To me its just gonna cost too much money for the fans to see a minor league game.

    You wouldnt have to pay for parking if you were riding a light rail line in... maybe 2 dollar round trip?

  4. journi, maybe you could be hired on in the next administration as press secretary. Jon Baililes who heads up a blog called River City Rapids got a job in Wilder's press office. I imagine his tenure will end at City Hall in January '09.

    I dont know if I present the right face for press secretary, but you are thinking the same way I am... somewhere in the administration is the goal... things need to be done, and need to be done now IMO. We know what they are, the power-brokers don't. Time to bring them both together.

    I need your help... either PM or ask for my email address. I have been thinking, and this weekend I came to a conclusion - I think I will try to get on one of the new mayor's staff's in a place that will help us all love our city more. I need advice on all of the candidates, their backgrounds, etc. Anything you guys/gals might know will be helpful.

    StevenRocks, you're our UP Retail expert. Comments, please? It seems like a good fit, IMO.

    Cam: Isn't there another center under construction around the corner from White Oak on a road that begins with an "A"? There was talk a few months ago about shops and a multi-plex cinema under consideration in that area.

    I believe you are refering to Audubon. That is only a shopping center at the moment... in the site plan stage...

  7. I never find any difficulty parking on the weekend and weekdays. On the weekends, I will sometimes park along 3rd or 4th, between Cary and Main. There is two hour restriction to park there, but at least it is free.

    Ignore the two hour restrictions everywhere in the city on the weekends, and don't pay the meters (this is true for all street parking). No meter maids on the weekends and it is unwritten but the weekends are free parking.

    Maybe I should just do a review, having went in this store about 2 weeks or so ago...

    Very thorough knowledge of soaps... and you can't miss the place as they leave the door open to let the smell permeate... and it is the best that section of the city has smelled... ever!

    Make a pit stop... I recommend the Kitchen Soap to get grease, etc. off of your hands... all while naturally rejuvanating your skin....

  9. burt - Interesting article. Perhaps the local governments can sell their respective locality names to big corps in order to raise money. How does the City of Phillp Morris, VA at Richmond sound??? :scared:

    Anyways, with the recent transportation bill shot to peices, I doubt our State Reps will agree to some type of funding soon on any transportation issue... (I'm still fuming over that mess.)

    In other trasportation news, most of us are aware that GRTC won some bragging rights relative to its mass transit system. Well according to an inrich.com article, GRTC may be eliminating some of its routes. The link to the inrich.com article names those routes:

    I find the elimination of some of these routes quite puzzling. Does anyone know if these are under performing routes?

    They are under-performing according to the news report I heard on the radio this morning.

  10. Strolling up the alley between Broad, Marshall, 1st and Adams Streets, I discovered an intriguing brick building in the middle of the block. Its address is # 1/2 West Marshall and it's difficult to guess what it ever contained. It's empty, doesn't front on Marshall or Broad, is 2 stories high with a hipped roof and, in my imagination, would make a wonderful playhouse for a company like Henley Street Theatre Company. There is an empty lot from the alley facade of the building to Broad Street. Tarrants is almost directly across the street. A little landscaping of the lot would make a fabulous entryway to the building from Broad.

    Incidentally, I understand that Henley Street Theatre is thinking of buying a house across from Marshall Street Cafe and transferring its operations from Pine Camp.

    I also noted from the alley that a former empty lot on Broad near Adams is now three floors of steel construction.

    I did not get an opportunity to check out progress on RENDEZVOUS the planned nightclub between Tarrants and Bistro 27 on Broad. Does anyone have an update?

    Peering through the windows within the past few weeks has shown me a poshly designed space- reminiscent of the high-class DC or NYC venues... should be a real draw for the Richmond-elitists...

  11. If you are like me, and you kick-it around downtown at night when it's quiet and you can park anywhere, you will notice that the Berry Burk sign on the roof needs some love. It is flickering and there are lights out and it is making a God-awful buzzing sound that is a little scary.

    That sign only works for 4-6 months at a time anyways, it would be about at the end of this time around's run. They only turn it on when it is time to push for new leasee's anyways. Oh well. It looks good for about a month.

    Now, I cringe when I walk the dog - wondering when it will explode.

Journi will be pleased to hear this: Mo Roman, the mogul behind BANK & VAULT at 10th and Main and SI, the tapas cafe on Lombardy, is in final negotiations to open his newest Richmond restaurant on the ground floor of Berry Burk at 6th and Grace. It will be called PIE (as in dessert.) Mr. Roman is not noted for speed in his restaurant developments (VAULT may finally open "by Christmas") but according to sources, this is pretty definite.

    Also, a national restaurant of significance is in talks with developers about the Grace and 6th Streets ground-floor corner of The Miller & Rhoads Residences.

    Construction headquarters (and I'm not sure whether it involves the Performing Arts project or Miller & Rhoads) were moving into the ground level of one of the neat row of shops on Grace between 5th and 6th. According to one of the workers, they got evicted from wherever they were. I was unable to get more info.

    Burt, I had recently heard that bit of news about Berry Burk... it is a long time coming. Unfortunately I wont live there to enjoy it as a 'walking' treat. Guess I will have to visit from my Church Hill abode. The shop that the construction crews have taken over along grace seems to only be a stockpile location for their equipment. I think they did that to prevent it from getting stolen more so than being evicted from elsewhere. They chain the door- but they also leave a light on at night - the first light on down that stretch in ages - aside from Freemans Mens Wear of course.

    I think Ill have more information on that National restuarant for Richmond shortly... I keep running into the developers for Miller and Rhodes and it is only a matter of time before that information spills out...

  13. I would bet that with the liberals moving down here and the area becoming more and more liberal, we are doomed to continue on our current path of car-dominated transportation. The rising fuel costs will be offset with grants and state handouts so everyone can continue to drive their gas-hogs. It's the liberal way. If you can't afford something, then all you have to do is cry loud enough and the state will come to your rescue.

    I hate to poke holes in your argument, but with that thinking, the current republican ruled state house should be banging down doors to get a mass transit plan approved. Now that to me seems the exact opposite of what they are thinking... somehow I can't see a Republican liking to admit that light rail is a good idea...

  14. From what I can tell, at White Oak, the Target is the first to have its building be recognizable as a Target. It is lit at night and the parking lot is paved. The Circuit City has its colors and I can tell which building is Lowe's. The little pedestrian part looks like it's supposed to. I really hope it all comes together as it is supposed to be. It looks like the outparcels will start building soon. Across the street, they're building the Best Buy and other places pretty quickly. I did see a coming soon for the development on Audubon. Man I hope this will help bring something to Henrico Plaza and the the vacant A&N.

    The coming soon on Auduban is in progress - engineering review and response right now... should be doing earthwork by the end of the year if not sooner... about 180,000-200,000 sf of retail on the side along Auduban, and then some satellite hotels, etc. along Oakleys a little later...

    The rest is wetlands, to be preserved as such.

  15. I say yuck to parking garages. It is to my understanding that the part of the Downtown vision is hide garages either below or in the center of city blocks. Is that the case?

    If a garage is built, hopefully it will have ground floor retail and the capacity of future air rights.

    I guess a garage is better than a surface lot.

    As llong as they keep the current landscaping...

  16. I'm not much of a fan of chopping up the existing street grid.

    Consider it a trade off for getting the grid back where the existing Coliseum is.... :(

    Besides, ending 4th St at a nice plaza in front of a grand entrance to a new stadium would be WAY more dramatic than running into or crossing over 195... IMO...

  17. Didn't they already condemn the Coliseum site to become part of the dead fortresses of the Bio-tech park? It would be a miracle if Richmond would have that area developed into something superior to what is now. I'd much rather a large arena replacing the Coliseum on that site because arenas belong in downtowns, not neighborhoods nearby. Main between 4th and 5th do have some neat older buildings that shouldn't be disposed of so easily. I'd like to see towers rise on the parking lots. Raleigh also doesn't have the conflict Richmond has with its metro. As long as we're separated from Henrico, don't expect any developmental miracles.

    Maybe we should start a movement in the state house and senate to form a mega-opolis out of Richmond, Henrico, Chesterfield and someone else if they play nice - thus forcing regional cooperation. We could have a 21 seat city council and 1 power mayor. TAKE THAT Money-sucking suburbs!! Bet they would love regional transit then!

  18. Wouldn't it be neat if a similar mammoth high rise project containing retail, condos, hotels and offices rose on the Coliseum site? It runs from 5th to 7th and from Leigh to Clay Street. That's a lot of land. Since the property is about the highest point downtown, towers would be a signature symbol for the city from any angle. The Biotech park could expand into some of the space as well as VCU Medical -- also state and city departments that are being squeezed for space.

    A beautiful Symphony Hall could front the complex at the top of 6th street and Blues Armory converted to entertainment venues/restaurants, etc.

    And lots of FREE parking underneath the complex!!!

    It would require massive marketing to lure new headquarter offices and other tenants. Maybe Mr. Trump could be enticed. :thumbsup:

    Anybody got an idea of where a replacement 20,000-seat arena could be built DOWNTOWN?

    Yeah...

    How about the 4-6 blocks bounded by 3rd, 5th, Main and the 195 to the south. You could elevate the stadium over parking and have cary and canal pass under to provide cross access and access to the parking decks under the stadium... especially since that area is slightly risen to begin with. Main would be ground level with the entrance.

    I know I know, I am off my rocker, but the fact remains that area is slow to turn, and it opens up the old stadium site for new Biotech or Skyscraper development...

  19. My post was meant for the state government. I thought he meant the state government as well... I agree on the City not being business-savy - not even close. Although some in the administration like to take credit from the state when things look up and point fingers when something blows-up. :P

    I like making open-ended comments... ;)
