    Here are a few points:

    1. I think the better term for the gate expansion for Terminal 2 (Concourses C and D) is that they will corrugate the runway side of the building to add the gates
    2. The decks they will demolish in from of Terminal 2 are the remnants of the old Terminal C, the stuff that opened in 1987.
    3. It's funny to see all of these airports consolidate rental car parking and operations back to the terminals. Tampa just finished a monorail out to their hub a few years ago. Doh!

I've always just wished that RDU had built a central terminal on the south edge of the parking garages and run people movers out to gate pods, like Tampa and Orlando have.  It seems like it would have made for a more efficient situation than having 2 airports ... across the street from each other.

I couldn't agree more. So much underutilized space at RDU and Terminal 2 has already become cramped.

This disaster has been in the making for over 40 years, when there was a cheap Days Inn or something located between both terminals, where the central parking deck sits. Rather than just fix that mess years ago and build a central terminal, they decided to renovate both terminals and have never stopped. You can only kick the can down the road but for so long.

New to-market office tenant and new HQ for the new One North Hills building.  No word on how much space they are leasing but great news for Raleigh and Kane with all their office space available.

""A tobacco company is moving its U.S. headquarters from New Jersey to North Carolina, a move intended to bring more than 100 new office jobs to Raleigh.

JTI is planning to open an administrative headquarters later this year in Kane Realty's new One North Hills Tower at the North Hills Main District. The company already lists open positions for the Triangle on its website.

The company is a subsidiary of the JTI Group of Companies headquartered in Switzerland and sells tobacco products under brand names that include LD, Wave, Wings and Export A.

JTI has been headquartered in Teaneck, New Jersey. The company plans to open the Raleigh office later this year.

JTI, which stands for Japan Tobacco International, already employs more than 250 people in the U.S.

The company did not make executives available to talk about the move, but said in a press release that it is already making an economic impact on the state with “hundreds of contracted tobacco farms and a large buying station” in Wilson.

In a statement, JTI General Manager and President Corrado Mautone, said, “We are very excited to be joining Raleigh’s diverse community. Raleigh is an ideal location for our new headquarters because it is a vibrant and growing city with a top of its class talent pool for recruitment of new employees."""

This is very interesting, Durham and Winston-Salem, and to a lesser extent Greensboro, have historically been the centers of the tobacco market in NC. Nevertheless this bodes well for Raleigh's growth and commercial diversity.

don't let me Charlotte friends hear me say this but the Hurricanes are the best run pro sports team in NC by far not to mention the most successful.

How can that even be debated by or bother anyone?

The Carolina Hurricanes just finished the regular season with their 61st-straight sellout game.

After 9-straight seasons of missing the playoffs, MLB Raleigh bid leader, Tom Dundon, became the majority owner of the Hurricanes franchise. Since then the club has since made 6 straight playoffs with 2 final four appearances. Certainly the strength of this prospective owner is being noticed by those evaluating MLB expansion bids.

Don't forget that hugely successful Stadium Game. He was the main visionary behind that. The man is a leader and knows potential.

New first to state retailer coming to North Hills from the Biz Journal:

""A popular brand known for its high-end menswear is opening a retail spot in Raleigh’s North Hills.

Johnnie-O is scheduled to open its first North Carolina store this summer, located next to Anthropologie in the Main District. Johnnie-O’s product line includes polos, T-shirts, quarter-zips, sport coats, pants, swimwear, hats and shoes. Prices range from $89 for a polo shirt to $158 for a button-up shirt. Its designs aim to blend East Coast classic styles with the relaxed styles of Southern California to create “West Coast prep.”

The new store will feature the brand’s popular sports team apparel.

California’s Johnnie-O already has its design innovation hub located in Raleigh. The local team is led by Chris Knott, the founder of Peter Millar, a golf apparel brand based in Raleigh.

Also, Johnnie-O last month signed on as the first office tenant in Raleigh’s The Grove project, taking a 7,686-square-foot space. The space is set to also be open by the summer of this year.""

Awesome!! Raleigh's becoming a fashion capital.

Pretty sure many republican candidates and the state party regularly use the north Raleigh Hilton for election watch parties and such. Been a mainstay for a long time similar to the way the Sir Walter was for 30 some odd years in its heyday.

Great analogy. Look at what the Sir Walter has become today. That's exactly where the North Raleigh Hilton is headed and to some extent has already become. Question is, does that fit the new Midtown Exchange vision. I would argue it doesn't.

I doubt that would happen but what could happen it is a complete remodel.  Their meeting spaces are what is needed in that area and they have a lot of it.  Build a tower on parking lot to add even more rooms.

But Raleigh does need more high end brands for sure.  Why not a JW Marriott, or a Canopy, Conrad or Curio all Hilton brands.

    One can dream!

Heck, why not a Mandarin Oriental or St. Regis...

I guess one of the big reasons it still exists is that it provided a large space for conferences. IIRC, when the Marriott Convention Center was being built, the Hilton North Raleigh was the only hotel in Raleigh proper that offered conference space. With the Renaissance being the only major hotel to open since then, I'd say it still fills a void that is hard to replace until the proposed Omni opens down at the CC. Raleigh truly lacks full-service hotels.

I've long argued that Raleigh needs more higher end hotels. The Omni helps with that need, but we will need a five star hotel like Ritz Carlton or Four Seasons.

Of course there's the Umstead in Cary, but central Raleigh needs a popular luxury chain instead of a boutique.

I would rather Hilton build a new hotel downtown than to waste resources on the one at North Hills.

That Hilton has been outdated for the last 30 years.  It has been remodeled multiple times already.

The time has come for them to demolish that hotel and build something more consistent with where that area is headed.

Here is the press release with all the details of the new 17 story Lifetime Fitness apartment tower.

The Exchange Raleigh - The Exchange Raleigh Brings Life Time Living to Raleigh; Elevates Commitment to Comprehensive Health and Wellness

So now the developers need to start thinking about upgrading the hotel game in that area. That North Raleigh Hilton as well as the lower end hotels/motels need to go.

17 story apartment tower and huge Lifetime Fitness club coming to Midtown Exchange according to the Triangle Biz Journal.

""Life Time (NYSE: LTH) will open an 80,000-square-foot fitness facility, including a 35,000-square-foot rooftop beach club. The building will rise three stories and feature fitness class studios for pilates, cycling, barre and yoga as well as massage rooms.

The facility will also include a coworking lounge and a full-service LifeCafe.

The residential portion of the project will be the seventh Life Time Living location. The building will be adjacent to the fitness center and have 17 levels and more any 250 apartments. The units will be for lease and will range from 650 to 1,550 square feet. The apartments are designed to promote health and wellness. The building will have work-from-home spaces, a private dining room, outdoor amenities and a golf simulator room.""

The Exchange Raleigh adds Life Time fitness club, apartment tower - Triangle Business Journal (bizjournals.com)

This looks great!   We have one of those mega size Lifetime Fitness centers in south Charlotte and it is very popular.  This will do great in conjunction with their apartment tower.

Due to the size and scope of the Midtown Exchange development, an athletic club of that size is desperately needed at that location. Great planning on their part.

To me Downtown South is the only logical place for a MLB stadium.  Convenient as you said to interstates and downtown plus Kane's plans are wonderful for the area and there is room.

This is probably the main reason why this area has not be overly developed up to this point. I'm sure that some developers would be very eager to snap up that land to put up more cheaply built apartments.

Seems that the city and some prominent local developers always had their eyes set on some sort of professional sports arena or stadium to occupy that land.

Being the first major project on this corridor and also 20 stories it seems really out of place at the moment. However, I'm sure that will change once Lake Wheeler Road redesign project is completed and other projects start to rise.

I'm thinking the same thing. This development does appear out of place now, but i'm sure with 4-5 years more of developing along the southern gateway, this area will be impressive when entering downtown.

Yes first thing I thought too and I am sure Kane is on it and they will want amenitized office space to attract these new engineers.

I would love to drive down 440 and see the Siemens logo on a building in the NHID. Talk about raising Midtown's profile. We need more large international conglomerates in this area and Siemens is perfect.

It actually turned out great. I had no idea how it would resemble the Bal Harbour center, but it pulls it off. I think the tenant mix is an interesting mix of big names and some really unique brands. I think this is a great test for the region on how much "luxury" can be sustained here. Saks and Nordstrom offer some, but not at this level. I'd be interested to see how this impacts the stock at those stores, and if anything comes from this.

I had a chance to speak to the GM of the tour, and he told me that Balmain was very interested in being a part of this popup tour in Raleigh. They really wanted into this market. He also said that a few more brands would be soon added.

If feels like a high end retail corridor with big luxury brands are definitely wanted in this area.

  15. Was driving by the Popup shops at North Hills this evening and couldn't help but stop by to check it out. Very nicely done!

Being the lover of French high end luxury brands as I am, I couldn't help but spend some major $$$ in Balmain, but it was worth it. There's also a Tiffany & Co. there.

For my review of the current office projects by Kane in North Hills and North Hills ID

Tower 5 – North Hills | Kane Realty Corporation

One North Hills Tower – North Hills | Kane Realty Corporation   I love the look of this tower that way it comes to a point towards 440.

A lost opportunity was that new tower in NHID. When you're heading east on 440 it's clearly visibly directly in front of you. Putting something better designed and more iconic in that spot would have been a winner.

RDU just got their 6th foreign flag carrier with Aeromexico with new nonstop from Raleigh Durham to Mexico City.

Aeromexico Launches New Service to Raleigh-Durham Int’l Airport – Airways (airwaysmag.com)

so three European carriers with Icelandair, Air France, Lufthansa (starting next year) and Air Canada, BahamasAir and now Aeromexico.   Charlotte  has 2 Mexican airlines, AirCanada and Lufthansa.  So 4 foreign flag carriers at CLT  so RDU has us  beat in that department.

I'm so ready for that flight!

On another note, passenger traffic out of RDU has exploded. During high peak hours the Pre-check lane is ridiculously long. Worse than most other airports that I travel through, and I travel extensively. The airport authority needs to seriously consider how to expand that airport this go around to adequately support growth for the next 40-50 years instead of continually kicking the can down the road.

Listen, this is a huge deal. Bal Harbor Shops are among the most exclusive shopping centers in the world. Their clientele is uber-wealthy. Whatever brands they bring will be amazing and exclusive. This is exciting to see since Raleigh doesn't really have a luxury market. The untapped potential is off the charts.

My takeaway is that this tour will be used as a test for the market. If proven successful in North Hills with a clear demand for high end luxury shopping demonstrated, I can foresee a "Shops at North Hills" popping up in the future. I'm also very bullish on this.
