Meanwhile he left out the new Titans stadium, which is costing the taxpayer actual money, where you could make the same argument and say that the stadium site could instead bring in much more tax revenue if used for 600ft+ mixed use skyscrapers.

    I think the only reason why it is being mentioned is because of the 130 acre tax district that will be  around the new stadium; an estimated $682 million will come from a 50% sales tax capture.

    I am hearing towards the end of the year. The tower was only announced a short time ago and it takes time as far as logistics to get things in place. Not to be scolding but the folks on this board are some of the most impatient people I have ever seen. It just seems that if a project is announced today everyone seems to think it has to start tomorrow. Most of the time it takes upwards of three years to get a project from thoughts to start and that is pushing it on a fast track. 

    Remember some of these projects like the Reed site were announced in 2020 and we knew about them even before then and they still have not started. The same goes for the Station East project as that was a 2020 announcement. The best we are seeing is some demo work going on at some of these sites. Tony has a better track record of getting things done than most and yes, he has had some projects not to start just like other developers. Factors like not being able to acquire the land or the project morphed into something else, or the market changed, or the bottom fell out. Remember Tony has four projects underway right now with one of those just completed and trying to lease, two others with one being the tallest high-rise in the state and another almost 500-footer across the street, not to mention Rock Block Flats. Oh, by the way did I mention he owns a restaurant!

    I have seen him in action, and he is involved in every aspect of development, building, furnishing, to leasing these buildings. I don't know how he does it. I also know he has other towers he is working on. For a boutique developer.

    The same goes for a lot of the projects in Nashville right now. We have tons of buildings on the drawing board and if the announcements stopped right now and everything got built, we would add another 125 buildings 10 stories to 50 stories or so to the skyline. That is not counting what is under construction. It is going to take us some time to fill those buildings.

    Tony was also announced as part of the new airport authority.

    Yes---a major league baseball stadium could fit there with some work.  Would be an excellent location. The NES building with the dome could be incorporated into the design.  I have put up diagrams, etc. in the MLB to Nashville thread over the years. 

    I think preserving the street grid would be necessary. There are already few options to get around in this area.

    The third floor was a large cubicle farm,  but these positions are now work from home.

    From the FutureVU article: "Vanderbilt University is making extensive upgrades to its utilities and other infrastructure as it prepares for campus growth. The Central Utilities Initiative, scheduled to begin in Feb  2023, will provide enhancements to support various Vandy United projects, the Highland Quad Residential Colleges that will be built along 25th Avenue South, and other future projects." The new utility project is for upcoming projects on this end of campus and to create redundancy  in their system. The original  power plant was already modernized in 2014.

    This piece states that expansion could go "up" with two levels (on the roof), which is the first I've heard of this. I find that interesting since so much was made of the "green" roof. And does anyone here know if that were done whether the roof of the expansion would look the same?  I thought the property at the SW corner of 5th (b/n 5th & 6th) and KVB was bought by MCC for expansion. Do I have that wrong? 

    Vertical expansion sounds hideous and expensive.

    It simply gets down to money. If we want faster permitting and faster inspections, then we make the city hire more folks. But it costs, and when budgets are tight - do we not hire police or teachers and hire plans reviewers instead? I've encountered a few cities that hire third party folks for reviews, during busy times, and avoid the costs of full time employees. 

    These positions already have money set aside to hire more, but if there is no affordable housing then they will continue to go unfilled.

    If I read everything correctly, 69 gates is the final planned total.

    I'm not sure what all they can do about the ring road for the airport, but it is terribly laid out and no real way to fix out of it. That said, way too many folks expect to be picked up curbside when it's easier just to have someone park in the terminal garage and pay the $10 or whatever versus sitting and waiting. Kicking rideshare out to the garages has helped, but the arrivals area is too small for the amount of traffic, just like at Austin-Bergstrom.

This project is essential as we look to the future and prepare for growth over the next 20 years. We are now entering the most transformative phase of our expansion with the terminal renovation underway and the launch of the roadway improvements project. This project will dramatically enhance BNA’s roadway system by adding a new outer loop roadway and realigning and widening existing roadways to build greater capacity and improve traffic circulation. It will be executed concurrently with the Tennessee Department of Transportation’s Donelson Pike relocation project with completion anticipated in late 2024.

  9. The article mentions that “Metro Nashville Airport Authority is considering bids from companies to demolish and redevelop the six-story, 315,000-square-foot building.” It is currently too expensive to maintain. 

    It seems like the smaller Genesco building is outside of the runway extension territory and will be redeveloped. Although the larger building beside it looks to be just inside the demo zone.
