  1. It would be nice to get a Dave and Busters in this part of town. I could really blend well with the area since it would be so close to the new ballpark and Alltel Arena.

As I was driving down JFK, I saw that there is a new "shopping center" being built just north of the series of fast food restaurants (Arby's, Captain D's etc.) on JFK, just before the stop light at Randolph on the west side of the road. I believe it's going to be called the Shops at Overbrook, or something similar to that. I really doubt it's going to be anything of significance, but just wondered if anyone knows anything about this?
  3. Are they going to place a heavy influence on golf courses through out this new community as well?

If the University location is ever re-developed into something that people actually walk into on purpose, I wonder if the city will build any kind of pedestrian walk way between the three retail developments. Right now you'd have to cross a very busy 4/5 lanes of traffic to get from one shopping center to another. I would think Parking and re-parking would be quite a hassle compared to just walking and avoid the traffic and stop lights. Especially during the busy seasons.
  5. Nice Find. That's not a bad price, and I would assume the project in NLR would be around the same if not slightly cheaper, depending on the demand.

  7. This was my primary concern. I worked in this area of NLR during the summers in college. It's not a place I'd like to live without some precautions in place to address the crime issues first. I do think you're right. If this project is big enough, it may be the project that solidifies the success of resedential and retail in downtown NLR.
  8. Anyone want to speculate on where a planned community like this would work on the NLR Riverfront? It seems like the majority of the land immediately west of I-30 is occupied/limited. Maybe on the East side of the bridge across from the Clinton Library?
  9. Okay, thanks. It looks like we're in pretty good company with the other host cities. If each of the 4 teams brings an avg. of 8,000 fans, LR/NLR could get some nice exposure. Especially since the majority of the focus will be in the River Market District. Not that it would be ready in time for this, but I would think that downtown NLR could easily maintain a 10-15 story hotel on the river to take advantage of the LR skyline and also the increasing number of events that this area is attracting. Edit: My math is way off. As Aporkalypse points out in a later post, there are 8 teams and not 4. So LR could see as many as 64,000 fans making the trip.
  10. I forget, what year is LR hosting the tournament? ... and is it just the first 2 rounds of the tourny, or is there a slim chance we're a regional.

  12. I agree completely. I've been wondering for the last 2 years why no one has entered this space. As you said, it's set up perfectly for a good restaurant and outside bar/seating.

We're actually looking for our first house in the Maumelle area right now, and 1 question that I have that no one has been able to answer is: With all of the construction that is taking place out there right now, will property values continue to rise, or will the market become saturated and stagnate the property values? I realize this question has a lot of variables, but any insight is appreciated.

  15. We drove through the shopping center last night and my wife pointed out that J. Jill was putting up signage. Since this store is affiliated with J. Crew, and the two are often paired together in the same shopping centers, I'm hoping to see J Crew there as well. Also, this may be buried in a thread that I haven't found, but what improvements is Park Plaza making with this $13 Million?
  16. First of all, I'm new to the board, and just wanted to say that this is a great forum. I've always been interested in the new developments that are taking place in Little Rock, and this board provides so much insight into these developments. Unfortunatly I don't have much inside information, so I'll probably be asking more questions than providing answers. Anyway, the reason I was replying was to ask if anyone has heard how Dailey's meeting went with Simon Properties on Monday. That land has so much potential, it would be a shame to keep it in it's current state.
