  1. Agreed, they haven't been open a month yet and I've probably already been 4 times. Pretty diverse menu for this type of place, an almost overwhelming beer selection, quality build out, TVs everywhere, and lemme tell ya, the White Zombie on draft is the absolute bomb on a hot day. I heard it was nuts in there for the USA/Algeria game yesterday morning, too. Haven't had the opportunity to enjoy the patio yet thanks to the miserable heat, but they did a fantastic job with the new canopy. I can't imagine how cool it will be come Panthers season to hang out there pre-game before walking over to light rail to go uptown. They just got their website up, so check out the menu and head on out there - you will not be disappointed! My link
  2. That's actually not really the case. There will definitely be menu overlap such as BBQ, ribs and some of the sides, but Icehouse will be a bit more high-end, for lack of a better term. Very dark hardwoods throughout, backrests on the barstools, skylight canopy over the patio and a bad a$$ private dining room upstairs. Like Mac's, there will be plenty of TVs, as well as a couple pool tables and video games in the upstairs area near the private dining room. They aren't sparing much expense on the build out, that's for sure. The menu will also have everything from steaks to wood-fired pizzas, pastas, etc. so again, not so much high-end but definitely not just like Mac's either. The Icehouse trademark will be that they're using the Brewery's bar which runs about 50' along the left wall (if you're coming into the main entry doors), then adding a clear ice chest/cooler which will have around 200 bottled beers in it. The thought is, patrons standing at the bar will be able to see into the cooler at all the beers on ice, the bartender gets your order, pulls the beer out of the cooler and sets it on the bar in front of you with ice running down the side of the bottle.....hence the name. The neon blue lights on their sign package are really cool too and in keeping with the ice theme. They're training their staff currently, so the restaurant should be opening in the next several days I would think.
  3. Not sure what the status of the REI deal is there, but that's definitely the one being targeted. If you look at the conceptual plan on the Magnolia Park website, the proposed REI space is the two level building near Mickey D's.
  4. You got nothing to worry about - E&A supposedly dropped the contract b/c the neighborhood was not receptive to the rezoning. I certainly understand what you're saying, but it sure would've been nice to have some additional parking for HT employees, as well as some overflow parks during peak hours.
  5. Exactly, I don't believe either the Rosewood owner or RealtiCorp ever had the intention to develop the site, other than possibly in a JV capacity. My understanding is, they'd like to sell the respective tracts to a developer with experience doing a lifestyle or power/lifestyle hybrid center. I've heard the Rosewood owner is primarily a land investor, whereas RealtiCorp is not only a land investor but also a developer. Therefore, a straight sale seems to be the only potential deal structure at Rosewood, whereas RealtiCorp appears to have a great deal more flexibility. Personally, I don't think there are enough anchor targets for each site, and for that reason I don't envision two major developers each going forward with properties directly across Clemson Blvd from one another, but that's just my $0.02.
  6. I haven't seen the one you mentioned in B'ham, but would imagine it's their new proto storefront design, which agreeably looks borderline upscale. While their merchandise never really will be, I have heard they'll use the same storefront proto at Magnolia. After seeing it at the Vegas show this year, I'm confident it's going to look great, even among a bunch of other "higher-end" tenants.
  7. mallguy, what is it you don't understand about a hybrid center? I haven't seen one person say these retailers are going adjacent to Costco or Rooms to Go. In addition, is it really so difficult to believe that some of them would go near the top grossing theater in SC? Aren't theaters frequently found as lifestyle center anchors? Perhaps you'd like to explain how Greenridge, which has Lowe's Home Improvement as its major anchor and a series of "power center" junior anchors, ended up luring Chang's, Ann Taylor Loft, Chico's, White House/Black Market, Harold's, etc. Kind of pokes a hole in your theory, doesn't it? I will concede that the majority of those you mentioned above will not end up at Magnolia Park, but then again, they won't be coming to Greenville anytime soon either. However, based on the scuttlebutt I've heard, g-man appears to be a lot closer to the truth than you do.
  8. The bulk of the project most certainly is about 2 years out. Costco is THE very first store opening up there. And I don't want to argue with you about the press release, but no, it's not accurate if you're looking to see a large number of tenant names released.
  9. ^ I don't think that is accurate, the project is still almost 2 years out, so I would be shocked if they start releasing tenant names that early.
  10. Folks, it is ON! And anyone familiar with the developer's past work knows there will be nothing cheesy about this project. It's going to be something Greenville and the upstate are proud of and deserve. I've heard new construction will begin in the 1st Q, starting on the "power" side of the center, and moving toward the "lifestyle" side in front of Regal in phases.
  11. I don't want to name any specific retailers or restaurants I've heard tossed around, b/c a friend of a friend is working on the project and I can't risk getting him in hot water. I'll say this though, if you look at many of the restaurants you typically see in quality lifestyle centers, you'll get a very good idea of who I'm talking about. Many of these restaurants, if they do come, will be opening their first units in the state. I've also heard about a couple of potential South Carolina firsts in the junior anchor box lineup too. It sounds like the developers have a tremendous vision, and it's obviously a great piece of real estate, it's just never come close to reaching its full potential to date. Keep your fingers crossed - I know I will!
  12. I don't have any pics, as I doubt they'll release those until the office deal is completely done, but who knows. Not sure about the most recent site plan either, but it was certainly being shown to a lot of retailers and brokers at the show. It doesn't appear to be updated on the Shopping Center Group's website though. Besides, it will probably be tweaked a lot in the coming months, depending on the retail lineup, the amount of residential the developers decide on, etc. I'll certainly post it if I can get a copy.
  13. I saw a rendering of the proposed office building while at the Southeast Convention today. Folks, it looked freaking bad ass. Saw a revised site plan too, and it is far superior to the most recent version I've seen posted on this thread. And based on some of the chatter I've heard, this project is gaining a significant amount of momentum on the retail side. For those of you not enamored with seeing Costco or Rooms to Go on the site plan, I'd suggest keeping in mind that this is going to be a retail hybrid mixed use project, so don't just focus on the "power side" of the center. Regal alone, being the top grossing theater in the state, will generate interest from higher end shops tenants and restaurants. Let's just say I really hope some of the retailer rumors I heard come to fruition...
