Can anyone confirm that the entire Quarterside (the Quad, Ledge, and Row) project has been converted to apartments? Mr. Furman's sale staff is not doing a very good job of informing their former clients of the new events. It is quite a shock when the information is learned through an outside source (news article).
-
I would not be surprised if they bought back the 4 condos that closed and turned the Quad into apartments as well...
Are you an owner at the Quad?
-
There are alot of personnel changes in Centrocityworks...to many to keep up with. It's is becoming a big concern when trying to communicate with people who disappear and do not send any type of notification of change.
-
Just trying to figure out what is going on with the project. Had the final walkthru but haven't heard when closings are going to be on the Quad. Anyone hearing what is going on with the Row? Also, what is going to happen to the empty lot next to the Quad. Any feedback will be appreciated. Anyone hearing how many units are still under contract?
With your last walk through, it was the perfect opportunity to receive an answer to all your inquiries. The only info available to me was the inspections/holidays delaying the closings and the closings taking place this month. That you are not closing in January there may be another hold up of some kind. You need to get some ground answers. About the Row, it was a proposal on part of the investor. Centrocityworks had no plans to sell the building to this individual.
The lot next to it....Furman put a bid in. Now this was the response a month ago.
I am curious about whats happening with the folks at the Ledge.

I now have a closing date. And Centro is now currently almost positive they will not be selling the Row as a whole package. In other words, the Row is still individual condos for sale.
Continue to wait for a response...did check Centrocityworks website and the Row is no longer listed. Are you certain of the Row's future?
-
I bought into the Quad. This is a surprise to me. I do have a closing date. Why don't you? Did send message to Centro on these concerns and have not received a reply.

Seems like The Row is under construction. Has all it's units been sold out too?

Couple years ago the original Renwick developers were planning low income apartments for the land next to it. That was the info the Renwick RE agent gave us. Anyone know if that will still happen?
You stated a "COUPLE OF YEARS AGO"...past tense. Do you trust what all "RE agents" say? The big example the Renwick to the Enclave! Earth to Graydog!
-
In UrbanCharlotte photos, the first two are the Enclave. Everyone sounds bitter with the scenario of the Renwick to the Enclave. This is called Capitalism. A permissable license to sell the "American Dream" at any cost. It's a dramatic change from the American Dream 40 years ago.
Maybe the Enclave builders know something ya all don't know about that area to justify their prices. If people are willing to pay these then something grandeur will be coming to fruition soon!

UrbanCharlotte,
Thanks for the pixs . You said three buildings. Is the Row being built also? Which is which in your photos?

For those speculative individuals guessing on Donald Trump's massive endeavors with the probability of a Charlotte, I just arrived from Honolulu, Hawaii and he's building on Waikiki.
Cheers!

Uptown Folks,
Any updates on the First Ward Furman projects? What's the Quarterside looking like lately?
-
Thank you krazeeboi. My opinion is that (a) TRUMP is known for ultra luxury residential and high end hotels, as well as high end retail. Charlotte is in need of ALL THREE. Don't be confused with what you see in the mix now and what is coming out the ground currently as far as condos. They are units aimed at the fat, affordable part of the market, not the TRUMP market. Wachovia is bringing 2500 $1MM dollar a year + traders to Charlotte. They aren't going to want mid-level product. The hotel comment is common sense. (b) TRUMP, although not a Class A office developer, would be silly not to take advantage of the 4% vacancy rate in the Center City. Wachovia will bring on square footage, yes, but it is only going to increase the available space by 25% and there are no other spec buildings planned that I know of. This cannot support the current demand.
TRUMP historically increases property values in markets they penetrate by 37%. Buy all that you can if you feel there is any chance of them coming.
Thank you for your vote of confidence. My parents property is a miniscule percent of my testimony!

If he does decide to build in Charlotte I highly doubt it will be Trump International - I mean look at the cities that have those towers: NY, Chicago, Toronto, and New Orleans. Charlotte really isn't anywhere near the status of any of those cities. I would imagine Boston, Miami, Dallas, San Diego, Seattle, etc. would all be considered before Charlotte.
Mr. Trump has built 2 towers, 1 partially finished, and another one in the planning in North Miami Beach (Sunnyisles), Florida. The real estate prices of anything within a 10 mile radius has skyrocketed. If he decides to build in the Uptown area of Charlotte expect a considerable hike in prices of the entire area! If the rumor is true, heads up for those who would like a piece of the pie.

Hey Folks,
Anyone know how's the Quad and the Ledge coming around?
-
Reid's is both a great gourmet grocery and a great grocery in general. When they shop the competition, and they do, the results are usually within a few dollars of the big stores. Reid's usually wins. You are not going to be able to find twenty kinds of mayo but you certainly will be able to buy what you need. If they don't have what you want they will get it. Also, they have a great wine selection and you can open a house account.
Reid's is a great gourment store, however, they have sort of a monopoly going on. They need some superb competion not mediocre ones. That's what this country is all about! Fresh Foods market is an example of a classic contemporary gourmet with some pizzazz! First Ward, specially where Quarterside is being built, needs some jazzing! The area is somewhat blah and besides Reids is not within walking distance when it's one of those cold bone chilling days!
-
I wish they had thought up a different name than the "Ledge". I guess Furman was trying to be "edgy", he failed. The name just sounds dumb
Hey, it's 2006....terminology......it's not colonial antiquities! And by selling over 90% of only one project in several days, Furman is definitely not a failure!
-
I think he plans to add a nail salon and a local bail bondsman...
Are you stating the residents are criminals? It's not a nail salon it's called A SPA!
-
What kind of retail has moved into the Furman buildings? IE..gourmet, restaurants, specialty, etc? Does Furman have certain clientele in mind to fill those shopping areas? That is, wouldn't it make sense if the businesses were geared for the practical needs of the residents in that particular building and those adjacent to them....such as a gourmet grocery store or a Starbucks! First Ward is in desperate need of these. The government area is just around the corner of Quarterside!
Has anyone spoken to future residents or retailer tenents and asked what they would like to see in retailers for convenience sake?
-
I hope people become aware of this, seems like they don't mind ruining their reputation. This could however be great news for blvd centro. It could give them incentive to pre sell the row now also. If I were at the Renwick, I'd be certainly looking at all the projects at quarterside now.
The few remaining units, those reserved or set aside by Centro Blvd, are up for sale at a high price. The Row will doubtfully be no more economical from those of the previously priced Renwick.
The difference between the sales pitch of the Renwick and of Centro is the Renwick was given to Remax agents to sale. Quarterside has David Furman's professionals. No agents are allowed. For proof, David Furman's niece was the sales agent for the Ledge.
-
Renwick developer is in the process of terminating all of the existing purchase agreements and will look to re-offer all of the units at higher prices. Apparantly all of the remaining units have been "off" the market for a few months. Probably need to resolve all of this before looking to sell to new individuals.
Out of curiosity, what happens to those customers who have negotiated and closed on mortgage loans, taking advantage of the the craze of low rates, on these units?
-
Arigatou for both of the responses above. It's good to hear of the incentives. BC's block of three buildings seems like it will be a nice micro 'neighborhood' in itself. My friend is looking forward to the day it's completed.
-
The Ledge wasn't far from sold out fairly quick. When I reserved my unit there wasn't too much left. From what I was told the quad will be built first.
Joshuacc,
Thanks for your information. According to my source, BC was supposed to begin construction on the Quad during the Summer. It is amazing that the Quad and the Ledge would sell at those prices and the speed with a Firehouse Station at the corner. Will this be your primary residence?
-
The Quad site isn't visible in those photos. It is going at the corner of Myers and 6th, diagonally across from the firehouse.
I appreciate the reminder. Many months ago, the question of the Firehouse was asked and several members of this forum replied with the noise problem around the town area. Although the diagonal landmark may be an influence on the future residences, the Quad was sold out within days versus the Ledge. And my friend has described where the Quad would be built within the block. The question was if any type of construction has begun on the Quad?

Did you get your deposit back? Should I even mention the interest?
Centrocityworks hasn't bothered to send any notice on the conversion to rentals? I am totally disappointed since I believed they were highly reputable.
