I'm sorry but you are, just because you have millions in capital doesn't mean a project is going to happen unless you are planning to develop all cash and no one is doing that on anything of scale.  Development is not a charity, every dollar regardless of its source is expecting a return.  All sources of funds, not just debt, have gotten more expensive.  

But the interest rates are not the only hurdles to clear.

I don’t think I like the School District asking to be removed from the downtown design overlay. I wonder what they have in mind for this request. Hopefully, the City does not approve this request.

Prisma is proposing a new $137 million hospital right between Easley and Powdersville along Highway 153. Opening would be March 2027 if approved:
