I'll say!

the 6 pillars and the original CCEDA were the starting play. they made a huge difference in the makeup of Hartford and have I think showed independent developers that there is a market here in Hartford...

(an interesting report I found on the CCEDA http://www.cga.ct.gov/2011/rpt/2011-R-0011.htm)

Now the DECD will get things really moving!!

Rather than 1000 new housing units in CCEDA, the DECD can fund 3000 new apartments!

It also has greater control over the regions planning including Whart, Bloomfield, Windsor, S Windsor, Newington, Wethersfield and of course Hartford.

Sp these 3000 apartments can be in any of these communities, but generally its Hartford centric.

Also this authority will consolidate control of the XL center, the Convention center and Rentschler field. this will help co-ordinate scheduling and allow for larger convention type events to be attracted...

Also they will have authority over the future of the XL center!

They will also have authority on CT state real estate decisions like which office to buy and fill downtown.

The result of this authority quite literally could mean an additional 2000 apartments in Downtown as well as additional apartments in places like Park St or West Hartford Center or East Hartford riverfront.... As well as a new XL Center, and a few empty office buildings filled with state workers.... as the state and the DECD helps co-ordinate the redevelopment of the now empty state buildings into more apartments...

LOVE it!

Yeah, the new regional CRDA should really be able to work with the state DECD and get a whole bunch of projects off the ground. 3,000 housing units for the region is huge. Hopefully they target the vast majority of it Dowtown. I am thrilled that they have authority to deal with the future of the XL center, the Riverfront, and the proposed move of state workers to Downtown office space. They also have new bonding authority so they will be able to get much of this funded without having to go to the legislature. It's really a great development. The fact that they have authority in all of Hartford's surrounding towns is huge as well. Maybe they can help get the AI Tech project off the ground now that it's a housing development and get that residential phase for Front St. off the drawing board. If they get state workers into CT River Plaza, get housing on Front St., Constitution Plaza, and AI Tech, that Riverfront will really start to come to life.
