My certainty was related to elements of the project which I had confidence in that others sincerely and strongly doubted (primarily financing related). The environment encountered here has altered the decision process rather significantly.

Let me put it this way....Duane will build a project....it just may not be here...and that's a tragedy in my opinion.

Getting back to the subject....... that anybody in their right mind will pay 35 million for 17 acres that overlook Padnos Scrap across a bunker sided river is, and will remain, far fetched.

For all we know Grand Rapids Development could have been corralling many small business all this time and a year or so in advance before the explosive announcement.

Its nearing all or nothing for GRD. I expect to see the full hand, not just a card.

When the project gets built in another mid-sized city on prime downtown riverfront land, you guys can finally believe what I've said all along. It's not inexperience or lack of financing that will prevent this project from getting built in GR. It's GR that will prevent it.

Or do you mean it's GR's fault because they won't give Foust the land, and then let him pay in incriments as he gets it re-zoned, and sells it to others?

Why didn't your boy foust just say, i have x, y, and z, lined up. Rather than trying to sell us on more mixed infill, and a marina?

I thought the Faust proposal was the only one of the three that would have paid the entire $35Million upfront? So where do you get increments? I remember the New York group wanted to pay the City in increments? Did I miss something?

Faust has been said to have the cash in hand. I don't doubt that as he has an investor in place (Mr. Tom Chung(sp?)) once he obtains options on all properties and is awarded the city property. IIRC

Then again, it doesn't matter, because GRDADOF3 prevented it from coming to GR, as they were ready to break ground.
