A: Rowhouses are currently being planned as an extension of the project detailed below. They would be connected to the main projectby a pedestrian bridge.

C: Granby Tower- This building will be 34-stories (31 floors of condos and 3 mechanical), and will rise 485ft into the sky. This number includes a100ft spire on top and is subject to change based on the type of transfer beams they decide to use. The building will be surrounded by 4-story buildings with 300 total condos selling from $250,000 to $2,000,000. Includes parking (wrapped around the building not under it) 17,000-square-feet of retail. Construction to begin January 2006 with the tower completed by summer 2007. A 4,000-square-foot sales pavilion, to be erected on a vacant lot at the intersection of Boush and Charlotte streets near the site of the proposed high rise, will have a decorated prototype home as well as touch screens where visitors can see floor plans and views. A grand opening for the sales pavilion is expected to take place in September. This will be Norfolks tallest building and the second tallest building in the state.

Tanners Landing

Axis Development Co. plans to transform a vacant lot at the foot of the Granby Street Bridge into 27 luxury, waterfront condominiums. Ground will be broken on Tanners Landing in mid-July, and it is scheduled to open next spring.

The parcel has laid dormant for many years. For a little over a month each year, it’s home to a Christmas tree lot.

At least eight units, which range in price from $375,000 to $650,000, have already been sold, said Axis Development’s Tony Collins. The four-story complex will offer two-and three-bedroom condominiums, each with views of the Lafayette River, and featuring nine-foot ceilings, hardwood floors, granite counter tops and ceramic tile bathrooms.

Mixed use development (no name yet)

This $30 million 20-story structure will include 150 luxury apartments. The first floor will have 10,000 square feet of retail space, including a bank and a restaurant. There are also plans for a gynasium facility on the 2nd floor and a 250 space 4 story parking garage.The parking garage will be located on Tulip lane with the tower itself fronting Brambleton. Norfolk Light Rail Project

This project has received initial Federal approval and is expected to start construction at the beginning of 2007 and be completed by 2008. Below is a rundown of the starter line station locations as well as a brief synopsis of the project.

Ridership is expected to be around 10,000 per day. Future expansion of the rail line includes plans to connect with Virginia Beach mass transit and eventually the oceanfront. Development will tend to center around the rail line much as it does in Northern Virginia. This provides the opportunity for even denser urban development in the coming years. Below is a map of the full extent of the starter line.

From insidebiz:

"The 11-story building will have 16 condos and a ground-floor restaurant about 1,600 to 2,000 square feet in size, a rooftop garden and a clubhouse. Residents will enter a lobby from Monticello Avenue. Some of the condos are designed for two floors. The elevator will open on the 10th floor, which is the penthouse."

If the approval process goes as planned this building could be ready in 10-12 months.

1.) The Spectrum at Willoughby Point

A $125 million condominium development that would remake the landscape at the entrance to the Hampton Roads Bridge-Tunnel. The 327 condos, to be built on nearly 15 acres, would replace the Days Inn Hotel and The Pointe Restaurant and include an existing marina at the southwestern tip of Willoughby Spit. Developers say condos would sell for between $300,000 and $1 million.

ODU Innovation Research Park

Ghent South Towers

$70 million project along the Elizabeth River will be Norfolks first medical tower in years. A 24-story complex at its highest point comprised of medical office, residential condominiums, amenities and retail in a building with an innovative design, marking the gateway to Fort Norfolk and Downtown. Plans are for two towers. The office medical tower includes a story each for retail, a conference facility and a health club in addition to 7 stories for medical offices above 6 stories of parking. The residential tower will have 118 units, approximately 200,000 net square feet, and rise 18 stories above parking." (if the extended stay hotel deal goes through then there will only be 20 condos and the rest hotel).

Norfolk Hilton Hotel and Conference Center

This 25 story $43 million hotel and condominum project is scheduled to start construction by the beginning of 2007 and be completed by late 2008. The hotel and condominium will be adjacent to the conference center and parking garage. There will be 50 to 60 condominium units selling for $ 500,000 and up. The hotel will be a full-service Hilton Hotel with 240 to 300 rooms.

Details: "Kotarides Developers is planning an 18- to 20-story apartment tower on what’s now a city parking lot between Brambleton Avenue and York Street near the YMCA. The project was first proposed in 2003 as two seven-story apartment buildings. Now the developer has an agreement with the city to refine the proposal over the next four months and negotiate the sale of the land. There could be as many as 250 apartments, depending on whether the developer can acquire the land that is not owned by the city."

"Roseland Property Company and the partnership of Galiani, Jackson, Galiani are developing an urban apartment community named "201 Twenty One", a five-story building with an enclosed parking garage. The building will have a total of 244 high-end urban apartment homes, surrounding a central courtyard, and pedestrian friendly retail on 21st Street. The apartment homes will be served by numerous elevators and feature an extensive clubhouse and state of the art amenities. The development will occupy the city block bounded by 21st Street, Omuhundro Ave, Llewellyn Ave, and 20th Street. Construction will commence in the second quarter of 2006. The total investment will be in excess of forty million dollars"

Virginia Arts Festival

"The 10,000-square-foot Clay and Jay Barr Education Center would house a rehearsal studio and an office for the festival staff." The project will be built on the site of the Cofer Building on Olney Road. Ground Breaking will occur this summer.
