This should be a nice addition to the SF skyline. I will need to find renderings, but good news.

1,500-unit housing plan goes forward

Plans for a quartet of 35- to 40-story housing towers near Rincon Hill took a large step forward this week when the San Francisco Board of Supervisors denied an appeal of the projects' environmental studies.

Developer Marty Dalton of Union Property Capital said the approval removes a major hurdle.

"It's a good indication of where the board is," he said. "They want high-density housing."

Union Property Capital has proposed two towers at 300 Spear St. totaling 860 units, and Tishman Speyer is pursuing two towers totaling 725 units at 201 Folsom St. Heller-Manus Architects designed all four buildings.

From here, the towers will go before the Board of Supervisors' land-use committee, which will consider city zoning changes and a general plan amendment necessary to allow highrise housing in the Rincon Hill district.

The San Francisco Planning Department gave its nod to the towers early last summer. But the Rincon Hill Residents Association, represented by land-use attorney Sue Hestor, appealed the environmental impact study, saying the towers as designed are too thick and too close together, and don't include enough affordable units.

"If you're asking for all these zoning changes, 200-foot height limits ... then you should do more in return for the city," Hestor said in an earlier interview.

Voting for the appeal were Supervisors Chris Daly and Aaron Peskin. Supervisor Tom Ammiano was absent.
