Something I made, numbered 1-27...I hope you can read the numbers.

The colors break down like this:

Red = Residential

Turquoise = Planned land for unknown type development.

Light Purple = Entertainment/Non-office/hotel/residential development

Blue = Hotel/Office development

Yellow = Recently built

Green = Park

1 and 2: Proposed area west of the Gateway includes residential, mixed-use development and possibly a new Major League Soccer stadium. No renderings, developers or set time have been released by the city. All that is known is that Mayor Anderson would like to add at least 20,000 residents to this area. Possible development types seem to work around apartments, rowhouses, mixed-use live/work buildings and entertainment.

3: Owned by the Salt Lake Tribune, the newspaper may look into selling the land or developing the block into a large entertainment district. Little is known at the time whether this is just a dream, or something the Tribune is really pushing for.

4: Site owned by Earl Holding. Main site Salt Lake City would like to build their 20,000 seat soccer stadium. Planned development around the stadium would also follow. As of right now, Real Salt Lake [MLS] is looking over locations in Salt Lake City, as well as one location in Murray. If the stadium is not developed by the city at this location, Holding has indicated he would like to build entertainment/mixed use development on this site.

5: This was the original site the city wanted to build the Major League Soccer Stadium. The lot once housed the Newhouse Hotel, but has pretty much been a vacant parking lot for decades. Unknown development here.

6: Westgate Lofts, a former warehouse being converted into lofts. Construction is already underway.

7: Hamilton Partners Tower is a 22 story proposed tower by Hamilton Partners, a developer that relocated to Salt Lake City from Chicago in early 2000. Construction is set for Spring or summer of 2005.

8-9: Proposed arts and theatre block. Not much is known about this, except that the city would like to redevelop either the 8 or 9 block into an arts and entertainment district. It looks like #8 is the probable choice, with the possible refurbishing of the Utah Threatre, Arrow Press Square and the fact Capitol Theatre also sits on this site. Construction, or development plans are unknown.

10: The Downtown Malls. The LDS Church is still planning on revamping their two downtown malls. Little is known about the construction start date, or what the plans call for. What we do know is that Taubman will develop the malls. Upscale retail is a possibility. Look for the malls to be enclosed. There is also a possiblity that the Key Bank Tower is demolished.

11: Residential high-rise #1, part of mall redevelopment. Little is known about this high-rise, if it even exists. The original mall plans had two residential high-rises, but it's unclear if those plans have changed. Recent articles have stated the LDS Church plans on developing at least 900 residential units within the two blocks of their shopping malls.

12: Residential high-rise #2, part of mall redevelopment. Recent articles have stated this will be the site of the new Nordstroms, which if the case won't be where the residential high-rise is located. It is unknown if the LDS Church has decided to go with one residential high-rise, or if they'll relocate the plans for this high-rise.

13: Zions Bank Tower, originally Gateway East Tower. The facade of the tower will be rededeveloped into a modern style to best fit its neighbor to the west, the Gateway Tower West. Construction is set for April 2005.

14: Salt Palace Expansion. The Salt Palace Convention Center is undergoing a large expansion to the west of the original building. Construction has already started.

15: Originally was going to house Salt Lake's BYU Center, that's now been moved to the Triad Center. Owned by the LDS Church, this parking lot has been left undeveloped for many years. Originally was going to house three 25 story residential towers back during the 1980s. It's unknown if the LDS Church has any plans on developing this area.

16: Triad Center, BYU Salt Lake Campus. Residential and educational. Building already in use, possible upgrades, but unknown if there will be any additional development.

17: Gateway Tower development. An eight-story commerical mid-rise is planned for this area. Construction is set for this year.

18: Parc Condos, which opened last year.

19: Social Hall site. Buildings were demolished back in 2002 to make way for construction of a 600 foot office tower. However plans failed and the lot was converted into a parking lot. City actively shopping the area, and possibly there could be some development plans in the next year or so.

20: Questar Residential, 200 units planned, unknown after that.

21: The Metro Condominiums, an 8 story, 120 Condominium Residences. Construction is set to start soon.

22: Library Condos. Opened up last year.

23: Small mid-rise condo building underconstruction. Should finish by summer of 2005.

24: Emigration Court Apartments, Phase I, is underconstruction. The 7 story development is a 208-unit mixed income multifamily housing project. Phase I possibly means there will be a phase II, however nothing is known on that.

25: 400 South redevelopment. Mayor Rocky Anderson has pushed to redevelop 400 South using the light rail line that connects downtown to the University of Utah. Mayor Anderson's plan would build condos as well as other mixed-use type development. Since he released his plan back in the early 00s, nothing has happened.

26: Rio Grande Plaza. Located next to the Rio Grande Depot, this mixed-use development will house a hotel, as well as ground level retail. Construction has already started.

27: Possible redevelopment of Marriott. News broke last year that there was a possibility of upgrading the Marriott Hotel to 1,000 rooms. Since that story, nothing has been released and Marriott has sold the hotel to another company. It's unknown whether this is still planned.

28: U.S. Federal Courthouse construction. Little is known about the starting date, or what the final design of this project will be. Sites are still being looked at and there is a chance the building could be shelved indefinitely. Plans call for a basic courthouse with a 200 foot or less glass tower.

29: Pioneer Park/Big D construction of the Fuller Building. Mayor Rocky Anderson would like to revamp Pioneer Park and rid it of drugs and prostitution. Little to no work has been done, but the city still plans on adding a musuem, dog track and a cafe. Big D has recently refurbished the Fuller Building for their headquarters.

30: Salt Lake City Intermodal Hub, The facility encompasses the design of a 35,000 sq.ft. terminal for Amtrak, Utah Transit Authority (bus and LRT), Greyhound and taxi passengers. The facility will include the retrofitting and seismic upgrade of an existing warehouse facility. The terminal building is also being submitted for LEED Certification.

Also, IBI Group was commissioned to produce a Station Area Plan for the lands surrounding the facility. This study establishes a context for the Intermodal Hub, and explores the role that it will play as a catalyst for future development in the immediate area. Construction has already started.

31: Utah State Capitol retrofitting. Construction has started and should be expected for a while.

32: Japan Town. Once a thriving community for the Salt Lake City Japanese population, the area was uprooted when the Salt Palace Arena was built back in 1969. Japan citizens and city officials are working to re-build the neighborhood. Right now the block is home to the Salt Lake City Buddhist Temple and the Japanese church of Christ.

Great job, thanks for taking the time to do and post this. Salt Lake is indeed a booming place. Its also good to see that downtown doesn't have an interstate running through it or cutting it off from some of the inner city hoods.

BTW, No. 25 looks like it could be something very interesting. Can't wait to see what is eventually built there.

I will be traveling to SLC soon (for the first time) to consult on a potential new condominium project. This will come in handy.

Do you think there is a strong market for luxury high-rise in downtown Salt Lake? Who would the buyers be? What are the things/neighborhoods/buildings to see? Any other recommendations?

I think SLC can house a good number of luxury high-rises, at least for a city its size.

As for neighborhoods & buildings, I'd say check out the downtown area for buildings and some good neighborhoods are: SugarHouse (around 2100 South and 1100 East); the Avenues (which is just located north-east of downtown Salt Lake City); and the Capitol Hill neighborhood...which surrounds the capitol building.
