  1. You guys are amazing. This seems to be a very nice project, appropriate and high quality. Its success will have nothing to do with Blue Back or anything else. It will rise or fall on its own merit.

    I could give guys a free car and you would complain about the price of gas. Sheesh.

    how can you comment on the quality when there hasn't been anything built yet? looking at how there is a lot of retail in the suburbs, i see front street having difficulty attracting anybody. If people were lining up to come to hartford, there would be tenants in the H21 retail space. nobody from west hartford is going to drive into hartford on a saturday to shop the 4 stores that will probably be open at front street when they can go to westfarms or bbs.

  2. HAHAHAHA. I love how the developer continues to put a spin on a doomed project. I'm not saying the building should be leveled, but it stands to reason if there were demand for the space, there would be no issues getting it renovated and leased. Demand would allow the developer to raise their lease rates to cover the renovations instead of scraping to get financing for a project that has rather minimal demand for it's space once completed.

  3. Too funny!!! OK... so when is this really going to happen? Unbelievable how Blue Back Square in West Hartford went from a concept to a reality in a few years... We've been hearing about Adriaen's Landing for how long now?? The city needs this BAD!

    adriens landing has been proposed for over 10 years. the fact the city couldn't get something done there for 10+ years is laughable and indicative of the attractiveness of the city itself. yea, something will get built there, give any empty lot enough time and something will get built. give h21 enough time and something will move into the vacant retail spots. they can't attract a grocer, so they are going to build there own and hire a management staff. looks like the state funded another real winner there....

    I've heard this song and dance before, front street/adriens landing plans to be unveiled! believing that front street will be sucessful, or even get of the ground, is akin to a kid thinking his dad really is comming home after leaving for a pack of ciggarettes 6 months ago. brooks brothers will not draw people downtown. maybe they will get shoppers durring lunch, but thats about it.

  5. That's the way I feel. I just have no idea why it's been so difficult to get this project moving.

    I think the lack of momentum is an alarm to how little appeal the project has in the private sector. We are comming off one of the biggest real estate booms in 20 years, and yet most of the development in hartford had to be heavily subsidized. There just isn't the desire, by private developers, to invest in Hartford - even with the pot sweetend by large subsidies and tax abatements.

  6. Lack of progress on this lot is the least of my concern. It can stay that way for as long as it wants, as long as no parking is allowed on it.

    I'd rather we start filling in the holes in buildings that already exist and making sure no historic building ever gets torn down in Hartford again! Priorities are important. It's like having 5 kids who you can't properly raise or support and then going off trying to have another, not that this would happen in this city... :huh:

  7. I agree. I like Hartford Bradley International Airport. I mentioned this on the Courant's website. The name puts "Hartford" on the map but keeps the old name in play (especially for the locals). This arrangement works well for airports like Boston Logan and Washington Dulles. It's also the least-expensive and least-confusing to implement.

    how would it be the least expensive? all material would need to be recreated with the new name no matter how divverent. new street signs and marketing material. Airlines would need to change the name on their materials either way. The least expensive would be to leave the name as it is.

  8. West Hartford is an affluent community with an already bustling center. It is a very easy sell. What Larry G. is doing downtown is many times harder. One would have to be a complete idiot not to see the difference.

    exactly! retailers go where the money is. they want to be in developments in west hartford center like blueback, evergreen walk in south windsor and the commons in canton. they don't want to be in poor cities like hartford with the hope people in the suburbs will drive 10 minnutes past the more convienent stores with the free parking to shop in hartford. what is there notable for retail in all of hartford? tuesday's/smt/fiona stone?

    there are reasons to be optimistic about the city, but there are also points of concern. the 'chicken or egg' with retail is the same argument hartford has used for the lack of retail for years. well now the state laid the egg with the subsidized residential development, will the city ever hatch the chicken?

  9. A year is a long time. The Bliss Market is a big tenant, and I'm happy about that, but the YMCA is just a relocation, and a poor one. The new Y lacks a pool, basketball courts, and racquetball courts.

    Spiritus is another downtown relocation.

    My concern is the empty storefronts, and the empty stores Sullivan is leasing on Pratt.

    I'm also concerned why Northland can't get some of the old Civic Center tenants back; B Dalton bookstore, GNC, TJ Maxx, etc. These stores did well and were kicked out for construction. There should be no reason for them not coming back.

    doesn't blueback square have a laundry list of tennants already? a year after opening, h21 only has 2 - the Y and Bliss.

  10. I don'tthink it's a failure at all. Maybe I'm just optimistic, but I think Northland is being really picky with tenants.

    are they THAT picky as to leave themselves largely void of retail a year after completion? Could it be they are asking to much rent or, worse yet, there just isn't demand for the space?

  11. If Nitkin has received ANY PUBLIC $$$ yet (Has he?), he is required to make public his plans. Where does Giggles Blumenthal stand on all this?

    hahahah, thats a good one. weren't the owners of the main/pratt lot required to build there when they tossed out the farmers market? wasn't marty kenny supposed to start immediate construction/renovation on the vacant building next to trumbull on the park in exchange for the sweatheart deal he got for that building? so why would we hold nitkin to any different standard?

There is an abundance of undeveloped land in hartford that many would think would be desireable, there are 2 surface parking lots on Bushnell Park that could easily be developed, but for whatever reasons are not. the city should not take the hotel by ED, especially if the current owner is paying taxes. hartford needs nothing less than another non revenue producing property.

  13. still only 2 tennants in the retail and commercial space, the Y and bliss. sage allen already has a citibank. trumbull on the park has quiznos and a bbq resturant moving in, but still 2 vacant store fronts. 55 on the park has ground space for lease. way to many empty storefronts for downtown.

I saw the signage, it says PARKING $7/daily 140/monthly....j/k, however, we were sold a bill of goods on the front street plan. get ready for a low rent development that won't have anything near the firepower needed to draw people out of the suburbs and away from the malls and west hartford center. if the state is willing to let that be the case then don't bother, just pave it over. if this development is not an attractive alternative, who will support the businesses, the residents of hartford? probably not as your average hartford resident is poor. you would need to put in a saks, burberry, louis vitton - stores not already in the hartford area - to draw in the suburbanites. convention attendees would also be attracted to these stores. you plop 'abe's fashions' or 'above us' and you will attract almost zero suburban people and zero money from the conventioners. any conventional stores - macy's/lord and taylor - will not be shopped (why drive into hartford and pay for parking when i live in avon and westfarms is closer?) and convention attendee business would be low at best. unless something great is built, within 10 years of being completed, if completed, most of the store fronts will be vacant and the city will be looking to redevelop the area again.

  15. this development has turned into a JOKE. what is really a low risk, high reward project, nitkin has held the state and city hostage on-taking them for all of the subsidies and he will reap 1000% of the rewards. this site is across from a new, national class, convention center. alot of expense accounts comming in, and he is investing little out of pocket. how dare he talk about hartford's comeback - if he believed in it it would be his money not ours - in this project. he is a BUM B-U-M BUM BUM!!!!
