  1. The state should just pull-out. Build the 15 million dollar garage closer to already existing entertainment district,where it is needed... Take that 20 million and use it to improve that area. Hold off on this project until the timing is better, make it a temporary park, farmers market, something until the conditions warrant... I don't want a state funded dollar store...

  2. With the income of Hartford county and surrounding area's there really is not much in the way of luxury shopping options. Westfarms has small amount of stores, but really most people in this area have to go to NYC or Boston to get luxury clothing. Downtown Hartford could fill this need. And don't tell me the Hartford area couldn't support a Tiffany, Armani exchange. Burberry, or Versace store. These stores need to be added downtown. People need a reason to go downtown and shop. A family from Farmington wont travel downtown to go to a brookstone store or Gap. While these may be good for the conventions or few downtown residents, people from the burbs need a reason to travel downtown and shop! Come on!!!!!!

    Exactly what I was thinking... Too bad the Tiffany's is opening up at West Farms. Would have loved to see that at either Hartford 21 or Front street...

  3. That will just create a large supply of retail square footage without a corresponding increase in demand, i.e. no increase in shopper. Once upon a time Hartford had a lot of retail shops. They went away went residents moved out and malls opened. Hartford's problem is not lack of retail store front, it is lack of shopper.

    Not quite true, Hartford hasn't lost that much population (especially downtown), probably around 10 to 12 thousand since 1980. Once Sage Allen and G. Fox closed the rest of the retail went with them (first to West Hartford then Manchester and beyond). Now every suburb competes with its neighbor. Hartford needs to be unique to attract shoppers again, maybe trendy, or more upscale. There are plenty of people the work in Hartford to support more retail. It has nothing to do with population, Glastonbury with a population of a little over 30K has retail Hartford dreams of. Granted the income is much higher, most of them probably work in Hartford. I think it's giving people a reason to venture out of their buildings, but retailers don't want to be the first to venture into a new area, especially one that has struggled in the past, they much rather open up somewhere safe, and I can't really blame them... Hartford used to be the shopping mecca, hopefully with mass transit being developed and projects like the science center, convention center front street and a new arena Hartford has the tools to compete again...

  4. Taxes will always go up anyway. This is one acceptable way for the state to spend mine.

    They can do it without taxes going up. Get some private financing (Larry G., Travlers, The Hartford, UTC, Aetna), some state funding, Hartford has to put in some cash, have an arena surcharge on all tickets, naming rights. With the right mix it wouldn't be that tough to swallow.

    People will look at Hartford and say there are other issues the money would be better spent; mass transit, schools, police. Well those areas are improving and there is money behind those initiatives. The police department has hired new officers, there is a new public safety compound being built, there is the New Britain Busway and New Haven-Springfield Commuter rail both fully funded and getting closer to construction. Schools are being built and renovated. The new superintendent is making sweeping changes. We'll have a new national park, an entertainment district next to the newly opened science center. An arena kinda completes the deal. If Hartford can get that you won't recognize it ten years from now.

  5. HAHAHAHA. I love how the developer continues to put a spin on a doomed project. I'm not saying the building should be leveled, but it stands to reason if there were demand for the space, there would be no issues getting it renovated and leased. Demand would allow the developer to raise their lease rates to cover the renovations instead of scraping to get financing for a project that has rather minimal demand for it's space once completed.

    It's demand for the commercial space.... I checked into the residential and there is nothing available...

    Maybe they should just hire their leasing company.. That goes for Northland as well...

  8. I agree. Do it right the first time. If the shops at Somerset Square (http://theshopsatsomersetsquare.com/) are any indication of the quality of construction HBN promises, combined with the portfolios on Stearn's and Ishmaeil Leyva's websites, it looks like the end result will be hailed much more as "long overdue" than "anti-climactic."

    I also sent a similar note to Stearn's website. If I hear anything back, I'll post it. :thumbsup:

    Nitkins properties don't really intrigue me, he didn't develop Somerset Square, merely purchased it (Although it is a Robert A. M. Stern design). I still hold out hope though...

  9. I think UConn should sell Dempsey. If there's a market out there for the Farmington Valley, let a private company tap it. UConn could build a medical school downtown (north of I84 is perfect) and then it would be close enough to St. Francis and Hartford Hospital to form partnerships with them to educate their students. This public/private partnership could be tremendously beneficial to all parties involved, including the city and region.

    But I predict that UConn eventually will get it's hospital built in Farmington b/c the Farmington delegation in the legislature will thwart any effort to build in Hartford by appealing to the rest of the legislature, which is comprised of representatives from, gasp, the suburbs. How can we end sprawl when our elected officials all represent sprawl?

    St. Francis and Hartford will never allow a new hospital in Hartford, you think they are complaining now... They are the primary reason the hospital and med school are not in Hartford right now, they initially blocked that and would do it again. The state needs a top rate public med school and hospital, and to keep it in Farmington makes sense to me. I really doubt an additional 128 beds would damage Hartford or St. Francis. It would still be half the size of Hartford Hospital and 2/3rds that of St Francis. Maybe Hartford Hospital and St. Francis should improve there standing to attract more patients. I don't care how far a drive it is but I'm going to select the best hospital not the closest whether that be in Farmington or Hartford..

  10. frankly, i am surprised that on a site that promotes urbanism that people can get so excited for such sprawling development. while i am more excited about mohegan's developments than foxwoods, they are still both very sprawling and a drain on the nearby cities.

    i am, personally, very excited that the casino got voted down in RI. it would have been terrible for the state, especially providence.

    I didn't know Alstorm had a business in CT. I guess they don't make railcars there. Is it just an office? I'd love to see flights to Toyko (for the people in the Honda warehouse) from Bradley. I'd love to see more jobs around the airport. CSO could help move frieght.

    ALSTOM's Power operations in the US are headquartered in Windsor, they also have a large R&D Facility there. I believe they are one of the towns largest employers.
