  1. Sevens and 899 do not belong in that mix. They will be constructed with materials that will stand the test of time. Rida and Steele House are wood. Sevens and 899 are concrete.

    Secondly, the poster above hit the nail on the head. There is a challenge to provide housing for 30-45 year olds because of the lack of amenities. But the upside is that the younger crowd will live here and may want to continue after they have kids. This will force changes in the market.

    I think there are a lot more 30-40 yr old folks than one might assume.

    Jack-do you have renderings for the new Sevens proposal?

  2. It is very confusing, but I'm fairly certain that the new tower will actually face north with a view of the downtown skyline. A portion of the tower will be positioned in front of the old ORMC building and also replace the existing glass entrance- which awkwardly forces everyone to make a U-turn upon entering/exiting the building.

    This is what you'd see if you were facing south on Kuhl Ave @ the Underwood intersection ('scuse the low tech editing):

    Thanks, that second image definitely helps. I found this video also has a rendering at 1:55 that helps visualize where the new tower is going.

    "The first construction crane will be installed by the end of October at the site of the new tower, which is near Underwood Street and Kuhl Avenue. A second crane is scheduled to be installed in late-November. With the cranes, more construction equipment will visible on the site, and vertical construction of the tower will follow shortly after. Vertical construction has already begun on the new Emergency Department entrance."

    I can't get my bearings...which direction is the near side of the building facing?

  4. Downtownorlando.com has updated the development profile for 2012 Quarter 2.

    A few things to note:

    1) 899 North Orange (the GDC Properties apartment complex in Uptown) has a slightly updated rendering. Groundbreaking Quarter 4 2013

    2) 30 South Orange (vacant lot across from the Plaza) has a significantly updated rendering. Gone is the mediterranean revival elements. Larger windows, balconies, etc. A better look for Orlando. Groundbreaking Quarter 3 2012.

    BortzGroup are the investors in this property -- a Chicago-based entertainment group who specialize in "experimental" concepts.

    3) Ustler's O&C Hotel: Groundbreaking Quarter 4 2012. Still no word on an investor / tenant.

    4) Cambria Suites: Groundbreaking: TBD

    I'm crossing my fingers that the groundbreaking for 899 N Orange was a typo. The completion date is listed as quarter 1 2014. So it would make sense that the groundbreaking might be Q4 2012, right?

  5. There has been some movement on the property. Some bulldozers and other heavy equipment. They've moved some dirt around but there is no clear indication of what they are doing.

  6. Looks like Ustler has his hands full. Aside from working on the Creative Village, Ustler will be developing the Florida Hospital Apartments in the Health Village http://www.orlandosentinel.com/health/os-florida-hospital-housing-20120430,0,295653.story and his website has him linked to the hotel that was just announced earlier this week at Orange and Colonial http://www.ustler.net/properties.

    Would love to see more renderings if anyone has them.

  7. I was browsing over the Appearance Review Board April 2012 agenda when a few things caught my eye. Unfortunately there weren't any pics, only text descriptions of two updated projects requesting approval for construction. The projects are now being called the Skyhouse Orlando apartments and the O+C hotel. I dug up the old MPBs for each address... so keep in mind the pics I've uploaded may not look like anything that is currently being proposed, but it will be interesting to compare the changes once the final plans are released.

    Skyhouse Orlando apartments (formerly Magnolia Circle condos)

    - Request to build a 23 story, 320 unit apartment building with ground floor retail space & free standing parking garage

    - 90 E Livingston Street (accross the street from the courthouse, by the cul de sac parking area on Magnolia)

    - The 2006 MPB agenda for this property was formerly known as "Magnolia Circle". The size appears to have been scaled down compared to the new ARB description

    O+C Hotel ( formerly Orange & Colonial office & retail)

    - Request to build an 8 story, 132 room hotel with 4,000 sq ft of commercial space with integrated parking garage

    - 672 N Orange Ave (Basically they plan to build an L shaped structure surrounding the Mama B's shop fronting both Orange Ave & Colonial Dr)

    - The 2006 MPB agenda for this property was originally for an office & retail building instead of a hotel, but it's worth having a look at the old plans anyway

    What do you guys think??

    Curiously, there is a 23 story, 320 unit apartment building called Skyhouse going up in midtown Atlanta. Novare and Batson-Cook have a joint partnership.

  8. Wasn't sure exactly where to put this so this seemed as good a place as any. Scott Joseph reports Doc's will reopen but no Hilton to happen (instead, co-owner Neil Connolly is working with the plans for the Hilton at CSS).

  9. Kinda like putting Capitol Hill and the Sydney Opera House in a martini shaker and pouring it in to cool looking and elegant martini glass.

    love it.

    the feel of a plaza in that area sounds amazing. pigeons, water effects and sculptures will make this part of orlando a true destination spot and photo opp for tourists. hopefully the city will allow some vendors so you can pick up a dog and coke.

    i was talking to someone the other day that referred to the pelloni's by first name and indicated that they wanted mom and pop stores over larger chains. they did mention a fresh market also, but didn't know for sure.
