    I always felt this site would work though.  Right off Truck 17-92 about halfway to downtown Deland down the spur.

    It actually goes several blocks east of here but not quite far enough.  It doesn't seem impossible to get it to the corner of Ohio and Florida but certainly tough.  The biggest obstacle appears to be the church.  Ohio and Florida would put it right between Stetson and downtown.

    I thought the next block east was the transition block.  I think the east side of Eola Drive has a 130' max. height or something similar but the west side does not have the same limit.

    I didn't realize this was so far along but apparently it's pretty serious.  Having this and CSP 2 under construction at the same time would be great.  Thanks.

    Connecting downtown to the airport is #1 on my wish list.  Rail to the convention center would be #2.

    This: https://bit.ly/ViveMPL-ZON is the city page w tons of pdf files in the right column, site plan, landscaping, tree removal, etc. From everything here it looks like it will be massive on that stretch of Eola Drive.

    I walk past this property at least twice a day and I'm very anxious for it to be redeveloped but this looks really bad.  It's just a big parking garage with some units on top.  The driveway locations look good but the building is terrible.  They should at least move the tall part of the building to the west side of the site instead of the east side.  The 520 project looks great along Eola Drive.  Hopefully, the City has them put units on Eola Drive instead of the parking garage.  I wonder if they even met with staff before coming up with this.

They should split the Tampa-Orlando trains and the Orlando-Tampa trains in Auburndale with half of each train going to Miami and the other halves going to Orlando or Tampa.  Northbound trains from Miami should also split and Auburndale with half going to Tampa and half going to Orlando.  This would almost double service without increasing track usage much at all.

But it’s also a drawback when you consider the very limited height restriction for downtown buildings. There is no where for urban development to expand since it can only go up so high vertically.     Also, I think it’s not that people just come here and prefer the suburbs (although many people do). I think there is nothing so attractive happening in downtown that makes people say, “I want to live close to that!”  People choose to live in buckhead Atlanta because that’s where the best shopping in the region is. People live in Midtown Atlanta because of the unparalleled arts and design culture. People choose Brickell because it’s the financial epicenter and jobs are all around (in addition to great entertainment and retail). People live in the District (D.C.) because of the history, architecture, museums and culture. In my opinion downtown has to offer better experiences and environments for people to leave the main attraction of the theme parks. There’s no regional retail destination in downtown, the art scene is rather  mediocre, and the entertainment options don’t compare to I-drive and the theme parks. What is downtown going to bring to make people say “I can’t live to far away from that!”

    Orlando has a huge north-south urban strip to work with.  I think it's very comparable to Atlanta on a smaller scale.  Also, Atlanta has tons of single family just east of Piedmont.

    Agreed! Downtown desperately needs more condos.  A desirable regional shopping/entertainment destination would be great. Kinda like a Brickell city center vibe. Or even a small themed district would be cool too, like a brewery district. I just hope to see something architecturally interesting built it the core. 

     

    I totally agree.  Also, the Brickell project has mostly underground parking even with a high water table.  The water table at the Sentinel site is pretty low and would allow for at least one level of actual below ground parking, I believe.
