  1. Aren't they paying .50 a square foot? How much higher can they go?

    It's not the square footage assessment, that's fixed till at least the end of the year. It's what they haven't included within the budget line items for capital expense (if not required to be included) that owners will ante up for.

  2. I wonder if that has anything to do with why the floor in that location isn't yet paved. As in ...bare earth.

    I heard through a reliable annonymous source that the management company has boofed the approved budget for the association. I guess owners are going to have to start saving their nickels to pay a special assessment at the end of the year. It figures, they get some Georgia crackers down here to run things and they don't know Florida condo law.

  3. I keep reading ads on craigslist of people saying that they just want their money back (deposit), and selling for purchase price. What is that all about? Is there something wrong with this building or is it just because of the bad market?

    The issue now has become "will I loose money if I close on my unit?" Especially if someone paid a price other than what the "investor preffered" price was at the time of their contract signing. As the market softens, the chance of making any money on these units either through rental or resale is declining too. People are realizing that all the units to be used in the rental program are filled; many of them were counting on renting their units out, but they are stuck paying the mortgage or living in them until they can get on the rental list which won't be for a long time I'm afraid. This biometric access deal has got some great features if you want to restrict access to the building.

  4. Lucky guy! I had 82 items on my punch list! Make sure you check your front door and terrace door for gaps. Mine had almost an inch each on the bottom.

    Is this considered a one bedroom since it has the partition?

  6. I did my walk through last Friday. Many problems with my unit. The granit counters in the kitchen were chipped. Due to changes by the city, they had to install sprinkler heads right next to the floor to ceiling windows in the living room and you are not allowed to install curtains because they will block the sprinkler heads. Many doors are not installed properly with huge gaps on the bottom of the front door and terrace door. Also, there is writing on the concrete ceiling which is in the concrete and they are saying they will not not do anything about it. I did not pay almost $400K to have graffiti on my ceilings.

    That inspires confidence. Let's hope your unit is the exception and not the rule. Pretty lame putting sprinkler heads right in front of the windows, but it figures. Just when I was hoping to put in some fancy electric shades :shades: , this complicates things.

  7. So, stopped in to the Solaire sales office yesterday. I was told a letter was being sent later this week to purchasers informing them of the start of closings (on 2/1/07). I'd like to lock a rate and get this unit closed!! Anybody else getting excited about their unit?

  8. article states that the first residential tenants will be moving in in January. I havnt heard a thing from the developer regarding the closing on my unit. Has anyone heard from them? Would be nice to have some time to line up financing.

    I called the Solaire sales office today and inquired. Then told me that a closing schedule should be coming out in the next month. She also said that they didn't know in which order (i.e, bottom to top, top to bottom) the closings would occur. She did say that they were "on schedule" whatever that may suggest.

  9. Since we are talking about remodel and sway away from the topic, anybody ever done reface cabinet? Is it really cheap and best solution?

    and where would one find concrete counter top in Orlando?

    Sears, Lowes and Home Dump all do refacing if you want to go that route. Depending on what you have now, it may not be work refacing but just have them rolled with a good quality primer like Kilz. Then put an enamel top coat on them. It is labor intensive and you need to know how to paint and remove cabinet doors etc.

    As far as the concrete countertop is concerned, their is a book on the markt by some Korean person who gives detailed instructions on how to get this installed. Major weight on the cabinets so you want to be sure they are well supported before even thinking about this install. I would think one of the synthetic laminates or silestone counters would be more cost-effective.

  10. This is extremely wise advice. I would suggest that ANY condo buyer do the same. Of course, the trade off is that you must add the install time to move in time, but in the long run, what's a couple of weeks.

    We did this with Eola South and made out like bandits! :yahoo:

    BTW -- I would suggest (and I've had many houses/condos over the past few years) LOWES for the flooring and EXPO for the window stuff. They just get it right and have awesome selections. Don't get me started on my furniture choices! :rofl:

    "Window stuff" in a condo? Unless your thinking of blinds, curtains...I don't know. I have ordered from Lowes 6 times now the same windows and they still can't seem to get it right. That Altamone store is the pits. I am getting the motorized curtains anyway, and I doubt that they can handle the install since they are so lame at ordering outside windows. Of course, outside contractors do the installs anyways. Any recommendations for the motorized blinds? Thanks!

    That Regions Building Plaza, which once looked a bit a bit out of place when Downtown Orlando was more sparse, now looks like genius planning. With high-rise office buildings now forming a wall around it and more eateries filling up the surrounding ground floor retail (especially the new Marketplace at SunTrust), it seems like this plaza could turn into a major lunchtime hangout spot for the white collars.

    On a different note, I recieved the email from the Solaire Sales Center wherein they were trying to upsell the wood flooring. It's nice that they are offering to roll it into the closing price, but I think the wood I was looking at was about 2 1/2 times the price they paid for it

  12. The theater hasn't even been priced yet.

    Friggin. I called the sales office a couple of weeks ago and they told me January for the residential closings. I expect they will push that ahead if possible, to February. They have till the middle of March technically, but they won't to go that far.

  13. Thats a weird question. There is a 4 cluster elevator shaft off center (about 16 feet) in the left portion of the tower. Basically, if you were looking down on the tower and split it into four parts the shaft is in the second quarter :blink: . BTW why would somebody want to know that?

    I want to know because of the proximity to my unit which is on the end.

  14. Since they seem to be working 24/7 on this project, anyone have any new completion date for the residential part?

    Anyone know where the elevators are located in the condominium homes tower?
