by the way, did anybody else notice that the lugnuts fireworks stopped aprubtly when a firetruck started honking. they didn't have a finale for the lugnuts fireworks last night.

Yeah, I can see where they are coming from, but I think that they should have tried to get them to build in downtown. Correct me if i'm wrong, but i thought they were giving incentives to developing in the northern tier. how about giving those same incentives to developing in the dda? the expanding interest in the northern tier will hurt the cbd of east lansing. every new business that pops up over there gives just another reason for people to not need to visit the cbd. as east lansing is shifting and looking for more residential in their downtown, they may also want to have office space so people could live within walking distance to work, besides MSU employees.

You know, it really is terrible that east lansing is letting the northern teir sprawl so much. i'm all for development, and i like to see that there is medium density being placed up that way, but this is not an excuse. the residential, OK, that could stay, as that is part of what happens when cities grow in the US, they grow outwards until there is no more space to grow. But the offices should have been at least persuaded to build in downtown east lansing. take a look at the northern teirs office parks and imagine if they would have been put in the cbd of east lansing. The Independent Bank headquarters could be a mid to high rise, considering it wouldn't have as large a footprint. the 5/3 bank could be a mid to high rise for the same reason. the msufcu could be a mid to high rise, also in a more reasonable location considering their audience.
downtown east lansing could have plenty more people during 9-5 if they would have persuaded the offices to come downtown.

What do you guys think about narrowing major roads to deter population loss?
I have been thinking of this lately, and I think that having congested traffic is good for the city. With Okemos widening Okemos Rd, they just made the commute take less time for people working in Okemos and living outside of Okemos, and vice versa. If Michigan Ave was widened in Lansing, it would take less time to get to downtown if you were coming from the suburbs, thus making it more affordable to not live in the city. Congestion also increases the use of public transportation, an obvious good environmental plus. The negative is that retail could be hurt and businesses may favor locating in a place where their staff and clients could get to faster. With a regional effort to at least not widen any roads, I think it could work. Even for people living out in the suburbs who have to drive to get to the store, narrowing the roads would eventually bring more neighborhood businesses to their community, which is more pedestrian friendly.

They were moved there and relocated when the city started condemning property. I think they are owned by the city now. They did this about 15 years ago.

From what I last heard, a couple 8-story towers had been proposed and approved by the City of East Lansing.

I'm kind of disappointed with the Corr Retail Center. The development could defintely have more than one floor. A similar strip center was just built down the road at Coolidge and Saginaw/Grand River. I know there is high traffic counts, but it seems like the developments in that corridor are all low-density, and built like poorly planned sprawl.

But in a way, the two sides dont have to be fair at the same time. If the city concedes too much for a decade, then hopefully the next decade, the developers have to concede to get what they want due to the supply/demand.

I hope so, he is also going with somebody from Michigan State University. That ties in what he has been talking about building a stronger relationship with MSU and Lansing.

Do you guys know if East Lansing still plans on expanding the median down Michigan Ave towards Hagadorn? I know that they wanted to do it before, but were met with opposition from business owners who would suffer without the left turn lane.

In the first picture, the building with the green windows and stairwell on the right is the Education College. They will be adding on to this building and the addition will be able to support more floors in the future.

Good news, the state has $318 million budget SURPLUS!!! Yes that's a surplus. This is good news for a possible State police Headquarters, which has been delayed due to budget problems since 2001.
yeah, where'd you hear that? state senators are taking a pay cut to try to reduce the deficit.

An article in the State Journal today (saturday) mentioned that Capstone Development has decided to withdraw its plans for a condominium development behind Tom's Party Store on Grand River in Meridian Township.
The community would take the place of a trailer park, and the units would sell between $195,000 and $225,000. The reason for the pullout is market demand, as said by the developers.
