Dundon only said that he would prefer any team be located in Raleigh. He very strongly hinted that he would still back a team in Charlotte if thats what gave North Carolina the best chance of landing one.

I think it is supposed to be red lettering placed directly on the structure.
edit: I could be completely wrong I honestly have no idea.

Believe me, I am not getting my hopes up on the office. As I said before, I think the only way this would make any sense is if they found a massive anchor tenant, whether that be someone new or US Bank drastically increasing the amount of space they were looking for (even then it would still be shocking). As for the residential I was saying that I have never seen it listed at 44 stories specifically. Also was the floor count brought back to 45? I thought that they had reduced it to 42.
I was mostly speculating out of boredom but hopefully we'll be getting a CLT Development food challenge video in a couple years. One can always dream.

Nonetheless, if it really ends up at 48 floors it would more than likely become the third or fourth tallest in the city. Also, 38 floors of office would still be insane in this economy. That would be the most since Duke Energy Center putting it above Duke Plaza and BOAT.
Also have you or @CLTdevelopment heard anything about the residential changing? I don't believe that it has ever been shown at 44 floors. I assumed that the reduction to 42 was largely due to Riverside not wanting the residential tower to be noticeably taller than the office tower but obviously that wouldn't be an issue if the office building has grown.

Metropolitan Partnership just backed out of the 7th and Tryon redevelopment meaning all of this land besides the library will be in limbo for the foreseeable future.

If that is correct then I would assume they have found a very large anchor tenant. That would be a massive increase in floor space for the office building.

Cary is currently bidding out the rights to develop a large chunk of land in their downtown to developers. Developers are including portfolios of their work in their proposals to try and prove why they should be chosen. Cary is leaving all of these proposals open to the public. Within their proposal Lincoln Harris had a slide dedicated to Legacy Union and thats where this rendering was found.

The residential tower in this picture looks to be 39 floors so that would line up with what @49er reported earlier and the height seems to line up as well. Where did you find that?

Thats good to hear. Also I should have elaborated more, I know that TOD-UC is typically 300' with bonus but is technically unlimited if the building is located within 1/4 mile of a mass transit station. Although the city lists the max height as unlimited, there are only so many ways to achieve bonus height which means that there is still a theoretical limit. I just wasn't sure if you are anyone else had a general idea of how far a developer could push that. Do you think said 400'+ building is probably about as high as one could go?

The permit for Sandwich Max has been changed from "revisions needed" to "in progress" does that mean that the final design has been approved by the city and if so can we expect renderings sometime soon?
Never mind, I'm guessing it actually means that Sterling Bay have made revisions and are now awaiting approval of the revised set of plans? Anyone with more experience on Accela know the answer?

Most of those cities are still significantly larger than Charlotte. It is pretty much a list of the 15 largest metros in the US with the exceptions of Austin, Denver, and San Diego who besides Austin are still bigger than Charlotte.
