    One way to attract visitors is to have shops and restaurants for them to visit. However our city and OneSpartanburg chose to court multi-million dollar corporations over small businesses, which has created the underwhelming downtown we have now. We are a city with a metro population of over 300k and our downtown commercial is essentially two blocks.

    I'm surprised the baseball stadium hasn't come back for final approval yet.  It seemed like there was a lot of urgency at the prelim approval meeting.  Maybe they determined they could go ahead with substantial construction without final approval? (since the items they need for final are relatively minor: cladding details and streetscaping plan)

    Ugh. Hate that 249 will be residential. On a brighter note,  the property next door at 251 E Main will be restored and used as an art studio for a local artist.

    I think giving the area a "name" near Pine  & Main or wherever makes a lot sense.  Didn't someone tag South Daniel Morgan Avenue the moniker "The Grain District"?  Brave MidtownSpartanburg for making this suggestion.  

    The name first appeared on the banner at Fairview on Main. I live nearby and think that some branding/placemaking along that corridor could go a long way. I don’t really care what we call it.

  4. In addition to what has been mentioned: 
     

    1. A plan to reimagine East Main around Converse Heights as Midtown - complete with a road diet, rezoning to allow cafes, beer/wine shop, light retail on that corridor, better walkability. I’m imagining something similar to Devine St. and Shandon neighborhood in Columbia. 
     

    2. action from OneSpartanburg to invest in small business development downtown. This city is too big to have a downtown as empty as ours. 
     

    3. Some new, creative restaurants! 
     

    4. The city takes historic preservation more seriously (one can dream..)

    Townhomes are planned for 214 and 218 Oakland Avenue (NW corner with St. John).  The project will go before the DRB for preliminary approval at their Jan. 2 meeting.  Looks like 214 Oakland is zoned DT-5, while 218 Oakland is DT-4.  Not sure how that may affect the design.  Ideally, I would've liked a small mixed-use building here, but townhomes are still solid infill.  And building on a parking lot is always good!  Will be interested to see how many are planned and what they'll look like.

    Glad to see more residential infill. I think that area has a lot of potential given that it’s an in town neighborhood with some character still intact.  I love the little green building on the corner of Oakland and St. John. I think it would be such a cool spot for a small restaurant or beer/wine shop.. or anything really!

    Another great, historic building gone. Quickly on our way to being a city that looks like every other city with little original character left.

    off topic, but nothing would make me happier to see the Johnson’s (massive) collection of Southern art turned into a real museum of Southern art here in Spartanburg. What a benefit that would be for our city!

    Notice in the paper this morning about the October 3 DRB meeting, and it's not very exciting.  Request for monument sign approval at 544 North Church (Catholic church-owned building south of The Hub), which I hope is denied.  And request for final approval of conversion of 249 East Main (former McMahan Shoes) to residential, which is a bit odd and not ideal for a retail building so close to the core, but is allowed under the Urban Code.  Side note: it looks like there's now an art studio in 247 East Main next door.

    The art studio next door has an apartment in the rear. I like the use of space for the rear, but I agree - not ideal for retail that close to the core where there isn’t much available retail space.

    Saw in the BZA minutes from last month that there's a retail strip planned for the former Wendy's and cell phone repair shop at Henry and Pine.  It would be 9200 SF of retail, with a 3000 SF (75-seat) restaurant/bar.  They went before the BZA to request eliminating a required parking lot tree for one extra parking space (their appeal was rejected, thankfully).  Hopefully it moves forward anyway (the board recommended adding bike racks).

    From what I understand, this development is by Raj Patel, a serial entrepreneur in town. Originally the plan was to open a Keg & Cellar here. Not sure if that’s still on the drawing board, but it would certainly be a great, walkable watering hole for the converse heights crowd!

  10. I’ve always thought a Mast General Store would be a nice East Main anchor downtown - perhaps at 186 E Main St. I know this is across from the Local Hiker but I think Spartanburg could support both. Sort of like the coffee shop dilemma when Starbucks opened downtown.
