I didn't realize how quickly buildings were going up at the Northwood Ravin site behind South & Hollis apartments and Goldie's. These pics are from last week.

I haven't noticed any work on the Platform in months. It doesn't look like tenant build-outs have started, although multiple tenants were announced earlier this year. Has anyone heard anything about tenants backing out or when build-outs will start?

Does anyone know what Land & Pope are planning for their three undeveloped parcels (#1, 2, and 10 on their map here: https://www.popeandland.com/property/city-park/)? They filed a site plan amendment earlier this year (record RZP-2023-012).

Happy to know and report if you did not know (as I did not) that a missing link of the Rail Trail around the Platform is open and usable and around the LYNX facility there. The Platform looks awesome and looks like they will have a few parking spaces in front of the LYNX facility. Never seen this Goldies before but a local told me what it is and will be. A much needed live music venue. I do believe this 2 or 3 block area around the Platform will be a new center of activity for LoSo and Southend. Photos today. The new Lidl is getting closer to completion. 1st photo is new business? (and how long does this little building and the lamp shop last? ) I thought someone told me of a hotel planned there.
Platform brochure, I do believe most if not all of the space is leased. If someone knows all the tenants respond.
These are the notes I had about the tenant lineup at the Platform. I believe I originally got this info from Jason Thomas' Instagram, but apologies if I am miscrediting anyone.
Parliament Hospitality (group behind Para) is taking two spaces - Pizzeria on the ground floor and a restaurant/private dining venue on the rooftop
Seaboard Brewing - Original location in Matthews. Expected to have full food menu
Change Please - Coffee shop that donates profits to help fight homelessness
Sun's Kitchen - Authentic chinese restaurant with current location in Wesley Heights area
The Halal Guys - American Halal (will be first NC location)

I saw today that the old Franco Auto building at 3801 South Blvd (corner of South & Whitton, right across the street from the Scaleybark light rail stop) has mostly been demolished. First time I noticed that but not sure exactly when it happened. Anyone know if there are plans for the site? Looks like that parcel is part of the land in that area owned by Crosland/Northwood Ravin, but I didn't think this parcel was part of the plans previously announced.

Does Spectrum still plan to add a hotel atop the parking garage? If so, does anyone know the timeline for that or if a brand/flag has been announced?

Based on the recent permit it looks like Akridge is involved. So I'm guessing this is planned for more apartments given they are the developer of the South & Hollis apartments just down the street.
Some pictures from the area today:
1 & 2: Demo of the former Patton's buildings
3 & 4: Lidl construction progress
5 & 6: 3305 South Blvd (former dry cleaners & Sea Arcade) - Looks like it is prepped for demo. Planned for Alexan LoSo apartments
7, 8, & 9: South & Hollis apartments construction progress (I like that they put up a Christmas tree on corner of 2nd floor)

Glad to hear those former Patton's buildings are finally being torn down. I think the original plan was for apartments but it may have switched to townhouses or some combination of the two. Not 100% sure. The connected building (formerly South End Jewelry and Loan) on the north side of these buildings traded hands earlier this year. Wonder if that will be part of this project as well.

The Roundtree Plantation plant and nursery property between Scholtz and Roundtree off Old Pineville has been sold and the nursery and plant business will move to an outer Charlotte location for next year. Several properties involved for acreage:

There are apartments near to the nursery now so perhaps this is the plan.
This was family that had similar business and activities at the current Dilworth Gardens shopping area on East Boulevard for years. Note bordering street named Floral Avenue even today.
This is part of Carolina Capital's land acquisitions in the area. Looks like they are expecting to go with multifamily once the current leasebacks end. https://www.carolinacapitalre.com/portfolio-item/woodlawn-station-loso-lower-south-end/
They also did some land acquisitions/leasebacks just north of Woodlawn along Exmore St & Nations Crossing. They have multifamily and office planned for those sites. https://www.carolinacapitalre.com/portfolio-item/cc-exmore/

Views from the rail trail side of The Platform which is on South Blvd across from the Lidl development site. I really like the large patio space they created with connection to the rail trail. This should help to draw people further down the rail trail - I feel like currently there isn't much of a reason to continue walking south past New Bern.
Hopefully this sparks some redevelopment of the sites on South Blvd across from Greystone (the Lamp Place, former Nadeau Furniture store, Citgo gas station). Those places are all closed off to the rail trail and hopefully any new development would connect them. There were plans in early 2020 for the Citgo to be replaced with an Aloft Hotel, but that was disrupted by Covid.

What’s being built at 231 Foster Ave? Down from the New Bern Station
113-unit apartment building. Sounds like they are planning for it to have ground floor retail. I haven't heard or seen much info other than this: https://jmcope.com/projects/foster-avenue-apartments/

Trammel Crow completed the purchase of that building at the corner about 3 weeks ago, so definitely seems to still be moving forward, though I don't know when they plan to break ground.
I think they had named the project Alexan LoSo. I'm not sure on a groundbreaking date either. I think I recall Al. Neyer also being involved in this project, but a quick google search didn't lead me to anything.

Also - What’s being built on S. Tryon St just before Clanton Rd? Also appears to be a Multi-Family Project.
I think you are referring to the Modera Loso apartment project by Mill Creek.
Boca Raton-based Mill Creek Residential has started demolition on the former Assistance League of Charlotte building at 3405 S. Tryon St. near Clanton Road to make way for a 351-unit apartment development, the company said. Mill Creek bought the 3-acre parcel for $14.05 million in late July, according to Mecklenburg County property records.
Called Modera LoSo, the midrise community will include studio, one-, two- and three-bedroom units that average 950 square feet. Units will have features such as stainless-steel appliances, quartz countertops, tile backsplashes, hardwood-inspired floors, upgraded fixtures and cabinet pulls, designer lighting, keyless entry system, spacious bedrooms and large kitchen islands, Mill Creek said in a news release. Community amenities will include a fitness center, multiple clubrooms, resort-style pool, four outdoor courtyards, sky lounge with uptown views and secured parking garage with electric vehicle-charging stations. It will also have private storage, shared coworking areas and private furnished offices.Mill Creek declined to provide an investment cost. The first residents are expected to move in by late 2024. The site is about a half-mile walk to the Scaleybark light-rail station.

I was facing East away from Harris Teeter. The entire block is fenced all the way to the retention pond. Townhomes would make sense. Thanks
This site provides some info on Marsh's Sedgefield redevelopment plans - https://www.sedgefieldredevelopment.com/sedgefield-redevelopment/. Sounds like you are referring to parcel D.

Satto Tire is one block North at Clanton light. Satto is my occasional tire repair shop.
(edit: unless Satto tire was here a few years ago)
I think they moved from that 3601 location to the building at the Clanton light around a couple years ago.

Not sure if this has been posted already but was told the renovated building at 3601 South (corner of South & Hollis - formerly the Satto Tire building) is being upfitted for a bar/restaurant/music venue. Expect a late 2022 timeframe. Should be a nice addition to that area along with Bar LoSo opening in one of the 3609 units.

Anyone know if Lidl is finally going to move forward with work at their South Blvd site? There was a survey crew on site when I walked by this morning and yesterday. Also looks like some new permits were issued on 5/11. With all the apartments going up nearby that area probably could use another grocery store in addition to the HT and Publix further up South Blvd.

Scaleybark Station Area Projects

Looks like KW recently began marketing 3100 & 3108 South Blvd. The sites are currently home to the Lamp Place and Be Happy (previously Nadeau Furniture). The lots are 1-acre combined. Hopefully whatever eventually gets built connects the new building(s) to the rail trail.
