    Views from the rail trail side of The Platform which is on South Blvd across from the Lidl development site. I really like the large patio space they created with connection to the rail trail. This should help to draw people further down the rail trail - I feel like currently there isn't much of a reason to continue walking south past New Bern.

    Hopefully this sparks some redevelopment of the sites on South Blvd across from Greystone (the Lamp Place, former Nadeau Furniture store, Citgo gas station). Those places are all closed off to the rail trail and hopefully any new development would connect them. There were plans in early 2020 for the Citgo to be replaced with an Aloft Hotel, but that was disrupted by Covid.

    Looks like KW recently began marketing 3100 & 3108 South Blvd. The sites are currently home to the Lamp Place and Be Happy (previously Nadeau Furniture).  The lots are 1-acre combined. Hopefully whatever eventually gets built connects the new building(s) to the rail trail.

    I haven't noticed any work on the Platform in months. It doesn't look like tenant build-outs have started, although multiple tenants were announced earlier this year. Has anyone heard anything about tenants backing out or when build-outs will start?

  4. Based on the recent permit it looks like Akridge is involved. So I'm guessing this is planned for more apartments given they are the developer of the South & Hollis apartments just down the street.

    Glad to hear those former Patton's buildings are finally being torn down. I think the original plan was for apartments but it may have switched to townhouses or some combination of the two. Not 100% sure. The connected building (formerly South End Jewelry and Loan) on the north side of these buildings traded hands earlier this year. Wonder if that will be part of this project as well.

    There are apartments near to the nursery now so perhaps this is the plan.

    This was family that had similar business and activities at the current Dilworth Gardens shopping area on East Boulevard for years. Note bordering street named Floral Avenue even today.

    I think they had named the project Alexan LoSo. I'm not sure on a groundbreaking date either. I think I recall Al. Neyer also being involved in this project, but a quick google search didn't lead me to anything.

    I think you are referring to the Modera Loso apartment project by Mill Creek.

    Boca Raton-based Mill Creek Residential has started demolition on the former Assistance League of Charlotte building at 3405 S. Tryon St. near Clanton Road to make way for a 351-unit apartment development, the company said. Mill Creek bought the 3-acre parcel for $14.05 million in late July, according to Mecklenburg County property records.

    Called Modera LoSo, the midrise community will include studio, one-, two- and three-bedroom units that average 950 square feet. Units will have features such as stainless-steel appliances, quartz countertops, tile backsplashes, hardwood-inspired floors, upgraded fixtures and cabinet pulls, designer lighting, keyless entry system, spacious bedrooms and large kitchen islands, Mill Creek said in a news release. Community amenities will include a fitness center, multiple clubrooms, resort-style pool, four outdoor courtyards, sky lounge with uptown views and secured parking garage with electric vehicle-charging stations. It will also have private storage, shared coworking areas and private furnished offices.

    Mill Creek declined to provide an investment cost. The first residents are expected to move in by late 2024. The site is about a half-mile walk to the Scaleybark light-rail station.

    I think they moved from that 3601 location to the building at the Clanton light around a couple years ago.
