I get a kick out of the Diamond Inn & Suites being in that rendering. I hope that place is gone before all of this is finished.

Neat, an update on Activation Capital's attempts to build something on one of the largest remaining vacant (surface parking) lots in the BioTech park.
According to the article, 6 stories, 100k sq ft including wet lab space, could break ground this year, finish in 18-24 months. Hope this gets off the ground asap. That lot needs to be filled
Hopefully we see some tasty renderings eventually
I'm excited to see this parking lot disappear. Unless I'm misunderstanding the article I think it could break ground within a year. Not necessarily this year, which sucks.

Do the Lovings control the huge lot between 16th st and Oliver Hill Way? I want to see that developed so badly.

If any area needed to see some development, here it is. Let’s hope this is just the beginning for what has been void of growth for far too long.
For real. So many pointless parking lots in the Bottom.

@I miss RVA Here are a few photos of the Bakery Lofts I took this weekend. These are taken from the edge of 118 N 18th Street. Only a little bit of activity going on. I'm not 100% sure what they are doing.

Welllllp... THIS is not good! Looks like this tech firm that was moving it's HQ from Austin to RVA (Swansboro/Manchester specifically) isn't doing so and they're not going to lease the property there were planning to go into.
The story is confusing - it says the company is "based in Richmond" with one person. Does that mean the company is also still headquartered in Austin? They were going to hire 155 people once they set up shop in the building at 20th and Semmes.
Either way, this isn't good.

The whole thing has seemed sketchy to me from the start. Vytal doesn't seem to even have a website which is a red flag to me. Their Linkedin says they are based in Richmond, but they only have 1 employee. I'm guessing the other 19 they used to have were contractors.
I've worked in the tech startup world for the last 10 years. It seems incredibly risky to get an office so early. Even before COVID I was very used to working remotely or in coworking spaces for early startups.

@I miss RVA @whw53 Interesting. Thanks for the info. I could see it starting right after Block 8 is finished since it's already fenced off, but I could also see it being on hold until after Fulton Yard A is finished. Fulton Yard A is such a weird sliver of land right behind both of them. I'm curious what business will go there.
Block 8 is also now listed as The Waterford on apartments.com. https://www.apartments.com/the-waterford-richmond-va/1c33vv6/

Do we know when is the second building (next door to the north) is slated to break ground?
On the corner of Nicholson and Main? I didn't realize a second building was already planned there. Is there a rendering? It has a fence around it and they are using it for parking and storage for the current construction.

Going to the Legend website now brings up a campaign to stop the building. I think Legend knows the only thing they really offer is their view. You can drink a lot better beer at Basic City or Benchtop and there are better food options in Manchester now.

Another small project in Church Hill. https://richmondbizsense.com/2022/07/26/boarded-up-church-hill-building-to-be-replaced-with-mixed-use-project/
Jefferson Ave has become such a nice few blocks and will become even better once Kleyman's development is done. I hope the development projects continues up 25th in the future.

I was looking at Kleyman's website and noticed a bunch of renderings I hadn't seen for the apartment building on Government Road. I think I had only seen one rendering in the past. I'm really liking the look of this project.
There is also a rendering for a 31 unit apartment building with a retail space on the website. I didn't recognize it. Could this be the corner lot of Glenwood and Government?

This project is right next to my house and I'm so excited about it. This block is the biggest eyesore in Chimborazo. Having this street be revitalized will do so much for the neighborhood. I do wish it was adding more apartments than it is, but I'll take what I can get. https://richmondbizsense.com/2022/07/18/gym-membership-led-developers-to-their-next-infill-project-in-chimborazo/

I hope so and that may be the case and the more the merrier. I’ve never been to a concert there but have been to the track for races and a camper expo and walked by the amphitheater, though that was probably 7 years ago or more and let me say, there’s absolutely no there there. It’s in what could be said is the absolute worst part of Henrico and perhaps the most unsafe neighborhood next door, there’s no saving that area any time soon, I’d say, bye bye and never look back. I can’t believe I entertained going recently but wanted to see bon iver and was willing to forgo all this to see them and if that’s our bar, it’s pretty low.
I don't disagree with the area being rough. I also don't see myself going to a show at VACU anytime soon, but I do think they can find a market here if they try.

@Hike I think they will both be fine and find their different markets. When I lived in Raleigh we had Red Hat Amphitheater downtown and Koka Amphitheater in Cary. Both similar sizes, but Koka seemed to hit that family market a lot more with their shows and easy parking. I can see the same thing happening here.

I know I'm more of a lurker on this site, but I'll jump in and say what I want to see happen.
I'd really like to see some more activity going on in Rockets Landing. I'm hopping Fulton Yard gets started soon. I have high hopes for the retail space in that building and think it's very much needed.
In my own neighborhood of Church Hill I'm hoping we see some progress on smaller projects. I want Kleyman to start working on the apartment buildings that are on Government Rd, and I hope we see renderings for his other apartment plans on Glenwood Ave. I want to see the infill project on 3101 Marshall St. get started. And finally, I'm hoping we see some more progress on 304 N. 21st Street.

I love the look of this. I was hoping that main retail space could be a gym, but I don't know if that's enough square feet. Shockoe Bottom and Church Hill residents don't have any big basic gyms close by.

I moved to Richmond from Raleigh during the pandemic. When my job become permanently remote I couldn't wait to get out of Raleigh. While Raleigh might be getting big buildings and have better job options, it's totally void of any personality. Outside of a few blocks downtown you have to drive everywhere and they are not building in a way that's going to fix that. While Richmond might be a lot smaller it actually feels bigger because we are so much more urban. When friends from Raleigh have come to visit me they are shocked by how big Richmond feels compared to Raleigh.

Another POD has been filed across the street from that site by Kleyman. Media has not picked up on that - it will be a smaller multifamily project. 38 units if i remember correctly ...let me find the post here.
Oh nice! That's very exciting. I didn't know about that one. Thank you for all of the info.
I'm hoping that someone will eventually build up this block between Glenwood and M street. I feel like it has the most potential.

I hope so. Kleyman's got his hand full at the moment - at least 3 POD's pending under his outfit that we know of. Apartment building on Bainbridge and 2 projects along Government Road. I think we will see these break ground first. That tract is going to take some study - I'd love to see the entire site developed and a street grid connected thru it but not sure if feasible - the now demo-ed apartments that sat on the site previously only occupied a small portion adjoining Marshall.
Thanks for the response. I'm familiar with the plan on the corner Government and Glennwood. I'm hoping they start on that soon. Is that 2 projects or is there another project on Government I'm not familiar with?

Hey Everyone, I just came across this forum and was wondering if anyone had more details on this project? Do you think we will see plans for it anytime soon? https://richmondbizsense.com/2021/08/19/developer-kleyman-buys-5-acre-tract-on-edge-of-church-hill-for-2-5m/
I'm really excited about it. I live close by and I feel like there is so much waisted space in that area. I want to see more density and retail near my home. I'm hoping it looks better than the Glenwood Ridge apartments. I'd also like to see Marshall St or Clay St connect to Glennwood Ave, but I realize that might be difficult.

Retail in Richmond
in Richmond

There was a thread on Nextdoor a few days ago and some people in The Fan are very upset. I don't recommend for anyone to get on Nextdoor to see it, unless you get a kick out of drama.
Edit - I also want to add that I'm excited about this store. It was sorta needed.
