    That Canes is nice and well managed. The Chipotle next to it is absolute garbage.

A judge has ruled the company has the right to least it through 2040 - which would preclude the property owner from being able to redevelop their property for 16 years.

    This whole story is exceptionally annoying to me. A clear case of the tail wagging the dog, and it's frustrating to think that the potential of another outstanding mixed-use or residential development happening in Scott's might get pushed off for another decade and a half. Landlords break leases ALL THE TIME! I've been in situations previously where a landlord was selling an apartment building such that it could be flipped for condos. The landlord told me they were not renewing my lease when it expired. Did I challenge it? NO!! What did I do? I moved.

    The company leasing the lot just wants a payout and they will probably get one. Don't see the developer sitting on a lot they specifically bought to build on for 16 years. They will settle on some payout amount and the development will move forward.

    Also, have you been through the CLT airport? It has one of the worst layouts ever to transit between terminals. It’s completely overcrowded for its size and there is carpet on the floor. CARPET! Have you ever frantically dragged a roller bag across CARPET in an airport rushing to your connecting flight?! 🤣

    is Charlotte bigger? Yes. Is it better? Meh. Every time I’ve been there to visit or pass through, it doesn’t leave me with a great impression. It can be dressed up with gleaming, tall office buildings and new stadiums, but it’s still not starting from much. I’m sure that’s perfectly fine for a lot of folks, but I am not envious of Charlotte having more population and economic activity when the place in general is just MEH.

    Charlotte is terrible. All plastic and new, very generic. And IMO the actual downtown city isn't really even much bigger than Richmond.  They have 4 very tall towers and an NFL stadium. Take those away and it's the same size as Richmond with far far less character.  The reason the population is so big is the suburban sprawl, which again is all strip malls an cul-de-sacs. No thanks.

    And yeah the airport is the worst I've ever been to. I actively avoid any flight that connects thru CLT.

    Manchester has been nothing but heartbreak lately.   The Plant Zero site has been demolished for like a year now.  A ground cover was planted in the fall and the fence is covered in a lovely climbing weed (it’s purple blooms at least proving some interest). The old Sampson Paint site has been cleared for a few months too. There is real construction fencing (banner advertising various partners, sidewalks closed off with barricades in the streets creating a walkway etc) but there hasn’t been any activity in 2-3 months.  
     


     

    Sometimes I wonder (hope) that the city only has so much bandwidth for large projects, even if it's not the same GC, the subs and equipment rentals need to be available. So as we see one large project (like Soda Flats, or Novel at Scotts) finish up, some of these others can finally start.

    Maybe just wishful thinking since it's different subs starting a project vs the subs working to finish a project.

    Not necessarily. Once closing on the purchase the owner may put them up for liability reasons, don't want people going into the structure and getting injured. There have been plenty of sites that get fenced off and proceed to sit there for years (see the VUU site).

    83 pages. Not sure I caught all of it, but mostly looks like targeting the riverfront area by Tredegar (not actually on Brown's Island) by making a bit nicer/more formal park area. Some concessions once you cross onto to Browns' Island from that area, then improving/formalizing the opposite end under the bridge (since concert stages will no longer be there). Beyond that just some more trees and spiffing up the area.

    What am I missing?

    FWIW, Balilles worked in the Richmond planning department, was on city council, and started out as an advisor to Stoney’s first mayoral administration. So I don’t think what he’s presenting is some subjective, emotional opinion piece for or against keeping a sports team in Richmond. 

    That being said, he is being critical of all of the changes against all of the publicized statements up until now. The financing. The execution schedule. Even the winning development team has significantly changed from what was selected out of the RFP process.

    I just come back to thinking about all that time and money completely wasted on the grossly flawed Navy Hill plan the first go-around. We’d already have a new baseball stadium AND city center’s redevelopment would’ve long been underway by this point. 

    I don't have any problem with the city playing developer, per se. Plenty of cities seem to be fine at executing projects. Richmond is just terrible at it. If that's in the planning and admin, or the lack of political support, I'm not sure. But that's my only problem, they FAIL, almost every single time. At this point I wish they'd stop just because I don't want to get my hopes up or hear the arguing from NIMBYs, and look at the nice mock ups that will never come to fruition.

    EDIT: Speaking of the former Dove Court, what happened to the homes that was supposed to be built just to the west of there, where the old school or whatever was? Did that project get stalled or something?

    Everyone loves the Fan. No idea why they don't just build row houses in traditional city blocks and make it an actual neighborhood in an actual city. If people want big lots move to the suburbs. That goes for every larger SFH home development in the city, not just low income housing.

    It's a big mud pit. There is some excavating equipment there but doesn't look like anything is going on.

    Part of Mosby is basically getting surrounded by nice newer development. At least Mosby South (central and North not so much) so I wonder if they move on that. Gilpin is a problem that needs solving but it's also huge. Biggest and oldest housing project in the country outside of NYC .

    On a side note I recently rode my bike through the newer homes they built in the former Dove court. Disappointing while obviously newer and nicer, the vibe of the development was still very much "public housing." And I'm not talking people there, purely the design. Cheap suburban feel w no landscaping. They all had little driveways but no garages, and the trash cans on them, just trashcans visible everywhere. I get low income housing is not going to have a garage but why build a driveway? There was plenty of street parking. And design the area with alleys so trash cans or off street parking can go behind and out of view. Little very solvable things just made it look like super cheap. Hope they do better for whatever comes next.

What's interesting is that Brook Road has a much narrower median - but I believe the avenue is also narrower than Chamberlayne - and there's a lot more room for the city to convert the median on Chamberlayne to BRT lanes than there is on Brook.

    GRTC definitely runs on Chamberlayne. Pretty sure there are some routes on Brook as well.  Even where they could have dedicated lanes on Chamberlayne they will likely be curb running as the "median" for a big section is a gap in the Brook rd flyover.

    3.) What's the zoning along the potential corridor? Do these funds come with any kind of strings attached, such as the city must rezone/up-zone to TOD-1 all along the corridor?

    Thrilled that the funds have been awarded. Three-quarters-of-a mil ain't nothing to sneeze at, folks. I'd just like to know more specifics.

    @RVABizSenseMike - has your office heard anything or gotten a feel for specifics regarding this grant?

    I'm wondering how they make the lanes work. They will either not have dedicated lanes, or Chamberlayne is about to look way more urban getting rid of the nice wide tree lined median.

    The south end of Chamberlayne is 3 lanes wide, workable there, but once you get north of Lombardy they will have to share lanes.

    Glad condos seem to be taking off in this area. As I've said before we need ownership opportunities not just apts. Also doubtful but would be nice if as part of this they built a cut-through road there.

    Well, unless they start demo in the next 4 days they have missed this Q1 deadline. Can't say I'm surprised.

It definitely fits into my "this might slip under most folks' radar screens..." mantra. At present, there are only 14 Consentino City locations in North America, of which nine are located in the U.S. So once again, good ol' RVA is being added to a rather exclusive short list of cities that have a location for an international company. With outlets slated to open in Honolulu and Dallas, the Richmond location would be just the 12th Consentino City outlet in the U.S. Pretty darn impressive IMNSHO.

    i can't help but hope this will seed the ground for the company to open a Consentino Center in Richmond down the road. There are currently 40 such locations in the U.S., including our old standbys such at the two Carolina Cities, Austin, Atlanta, Nashville, Washington, D.C., Philly, Boston, Chicago, SoCal, multiple Florida locations, Pittsburgh and others. Heck - even Boise, ID and Rochester, NY have locations!

    Mind you - I think it's more impressive that RVA is joining the smaller, more exclusive list of Consentino City locations - but how cool would it be to grab one of their other outlets as well!

    Love news like this. In my mind - yet another HUGE and I do mean HUGE WIN for RVA! And that they're setting up shop in the city proper (and not just going to Short Pump or Midlothian) is even better!

    Agree it is great to see some high end retail coming in rather than just apts apts apts.
