    None taken. Just figured I could provide a little insight as to what’s going on around here. I try to keep up as well as I can, but most of these you guys actually keep up with pretty well. The apartments of Carothers Crossing West look to be coming along very nicely and it appears that they’re starting the retail portions of that project now. 
     

    The Mack Hatcher extension from Hillsboro Rd to Highway 96 west is almost complete too. I’ll keep a lookout as I’m driving around.

    they are clearing land next to Carothers crossing west that I believe is going to be “The Huffines Project.”

    Agreed. I don’t know if it’s the same company, but there’s a hotel being built in Cool Springs on Bakers Bridge that has a similar design to this one and is looking soooo much better

    Sorry, as I know this was asked previously, but I missed the answer; do we know if they’re planning to build this out completely now or are they just building the garage?

The cost of go over a certain floor count and height increases cost by a lot not to mention insurance on the property. We have had lots of developer's that are high on Nashville but sill play the conservative card. 

    Again look at all of the available land not necessarily in the core but within a quarter to a half mile of the core and there are acres upon acres of buildable locations. If a developer has the option of building 50 stories on a property in the core that is going to cost him twice as much to build on as a property a half mile away where it is only half the height because he has a bigger space, then where do you think he will build.

    The only thing that may give us a tall building over 700 feet will be a resisdential building, but we have had several of those proposed and those seem to be very difficult to get out of the ground.

    The other thing that hurts is all of these multi acre projects that are proposed. The more of those you have the less likely you are to have one building that is going to stand out because of all the competition.

    I remember doing a count of available buildable land within a mile of the core a couple of years ago and I was way over 500 acres of parcels and land. Remember the east bank!!! Lots of land and the DT code was extended to River North meaning up to 30 stories and that is 110 acres in itself.

    The last point is the only places you can have unlimited height are the CBD and a few places in SoBro if that. You have to get the Planning dept to change the code and there are very few buildable locations in the CBD. The bonus height program IMO is a joke and there is no need to make a developer jump through all of those extra hoops. If it had not been for Metro Planning we would probably already have had a new tallest, but that has never been a priority for Planning or the Metro Council to have a new talllest for the City of Nashville. Frankly I dont think they care.

    Up until recently the Planning Dept head wanted everything stair stepped from the river or you would not have see the 4 Seasons built at that location. They had to pull teeth to get the Encore built and I think they had to cut floors from it.

    Thanks for the insight. I agree that there is plenty of open space to build a big boy one day. It’s also not so bad that if we do start getting them, all the other infill is practically done. I’m just impatient is all. Nashville still looks great either way.

Tear that down and build there. The land on Long Lane would need substantial work to level the ground, probably some massive retaining walls (yuck), then added sound retention for the neighborhood (hopefully). I am by no means ignorant to the fact that the area will look different in 10 years but currently Long Lane is not setup for commercial developments like this. 

     

    Also, and I have no knowledge of this but from what I have read Cool Springs already had an ice rink but it had tons of financial problems and closed. Is this true?

    Yeah there was a rink that closed a few years ago and I’m not sure why. Maybe it was financial, but it seemed like there was always some tournaments going on there.

    Warhorse will present their proposal to the city's planning commission and the Board of Mayors and Aldermen joint work session on Aug. 27 for further input. They also expressed interest in another neighborhood meeting following that work session.

    “This is not a done deal,” Eric Gamble pf Warhorse said near the end of the meeting. "We are hearing your comments. We are taking notes, we are hearing your concerns. We don't have the answers to everyone's concerns tonight because this is not all planned out. This is not a done deal."

    A vote on the amendment of Envision Franklin that would pave way for the new sports facility is tentatively scheduled for Sept. 24.

    To be fair, most of the residences in that area are rather new, as well. Was plenty of opposition for Ladd Park and Berry Farms I would imagine. 
     

    i actually play hockey occasionally, and yes, it’s extremely annoying to have to go all the way to Bellevue or Antioch to play. I say build it. The areas not going to look the same in 10 years, regardless.

    It’s crazy. I moved to Franklin in 2007 and attended Page Middle School and it reminded me of the town I moved from (Greenbrier in Robertson County). Now the growth is exploding out there and the College Grove/Rudderville/Peytonsville area is turning into Brentwood. Just completely blows my mind.

    Franklin, if planned out differently, could have been like another Buckhead with large towers and whatnot.  But on the other side... when you drive on 65S from Brentwood and approach Cool Springs, notice that you can still see the rolling hills.  Cool Springs is in a bowl of sorts and the hills are pretty.  Without restrictions, we may not get to see that beauty.  

    I completely understand that sentiment. I don’t know, tall buildings just excite me. Trust me when I say that I know the rolling hills are beautiful.

    Welcome @FranklinTn! I think we'll agree on that; however, those folks have protected the downtown square very well (and Carter House). The result of those efforts have paid big dividends for the city, making it a jewel in the Nashville area

    i can respect the preservation of the downtown area. The height limit in Cool Springs and Berry Farms is what agitates me.
