The bones of the zoning regulations in Raleigh were designed by a very anti-growth city council in the early to mid 2010s. Not only story limits but also height limits that made it difficult to get max entitlement. No only did most of downtown zoned to only about 4 to 12 stories but made it an ordeal to get rezoned. A pro-density city council was voted into power in 2019 and loosen some of the regulations however the current city council is 50/50 pro-density/anti-density.
If you think RVA is an outliner--well, as far as I'm aware downtown Richmond is getting a new office tower over 430 feet. There hasn't been a tower taller than 23 stories or 350 feet built in downtown Raleigh in over 5 years. Apparently there's 4 towers over 30 stories approved in downtown but not a single one has started construction or given a timeline.

The mayor has been quite clear that if the MLB wants to come to Nashville, they will have to self-fund it with a rich ownership team to build the stadium with their own funds. The Stars just this week announced a partnership with Mortenson Companies to access to 5 possible stadium sites in the Metro area. These sites are not in just Davidson County but also in Williamson and Rutherford. They could get backing from one of the other outlying counties with plenty of money to spend. If I had money to bet, my money would be on Willaimson that is the closest to the downtown area with the richest county in the state and one of the richest in the nation.
It would not be the first time an MLB team would be based outside the city they are supposed to be in. I do not think they will go on the East Bank as they can't afford the land there. Besides the land on the EB is pretty much planned for at this point unless they go to the scrap yard site which is still owned by Carl Ichan, and he will not let it go for pennies on the dollar and lots of remediation has to be done and the soil is contaminated. The land by TSU will be free but a crappy location. Lots of infrastructure work to be done for a stadium. The roads are not suited for that kind of traffic to get in and out of that location.
North Carolina suffers from not being very prominent in popular culture. Nashville doesn't have this issue. The average Americans doesn't see the difference in size and economy of Nashville vs a big metro like Houston. Also, investors are hoping to make a Las Vegas of the East.

UNC System is no longer headquartered in Chapel Hills and Orange County hasn't kept up with growth like the rest of the counties in the Triangle. Given that the lead for this project lives in Cary I would say RTP, Cary, or West Raleigh.

Being the first major project on this corridor and also 20 stories it seems really out of place at the moment. However, I'm sure that will change once Lake Wheeler Road redesign project is completed and other projects start to rise.

Another international route being announced on Monday, according to Ishrion Aviation today. Though it could also mean that BA is taking over the London route.
"Another week, another new (international) airline and route for Raleigh/Durham. RDU's air service developments over the past years have been exceptional, and the next big one is this coming Monday"

The City of Raleigh city council lacks them yes. This rezoning is not likely to pass this city council that largely only cares about a few wealth home owners versus the overall well-being of the 500,000 citizens of Raleigh. There's even one city council member that votes no to basically every single rezoning case involving large projects, regardless. If it passes it would be a surprise.

For sure it's because of the office element. This project is all residential and funding secure a couple years back while John Kane is old school and wants an office element at Downtown South. Sitting on empty office towers is not ideal.

Dundon now has the partnership with Wake County and the Centennial Authority to build out a sports-oriented entertainment district around PNC Arena a la "The Battery Atlanta". If Dundon wants a MLB team, the #1 location would be next to his other team and the large sports gambling facility he's hoping to build.

From the Raleigh perspective Charlotte has light rail and Raleigh doesn't--and apparently that is the only means of transportation that matters.

Rated for 110 mph rail line from Raleigh Union Station to Wake Forest will be completely grade separated with 12 railroad crossing closed. Double and even triple tracking to accommodate some freight traffic. North Raleigh might get their own train station as Spring Forest Rd. Several roads in downtown Raleigh will be permanently closed but with pedestrian overpasses to compensate. Raleigh Union Station will get a second northernly facing train platform. NCDOT will try to see if they can use some of the funds to eliminate two major at-grade rail crossing in Cary.
Overall, $1.3 billion is not really a lot of money these days and is ultimately just enough to make improvements to a small section of the Raleigh-to-Richmond line.
Given that the previous NCDOT "Piedmont Improvement Program" almost all went to improve rail between Charlotte and Greensboro. It's nice to see some love going to the other end of the Piedmont.

Another filing for a new 20-story tower in downtown Raleigh. 200 West Morgan Street, 279 apartments. Same block as the Campbell University Law School. Doesn't seem terrible unique in design but does add density and housing.

North Hills/Midtown is turning into a high density corridor west to east. I nearly forgot there's several towers under construction at the moment.
Below image is 1000 Social a 12-story office tower that is part of a $2 billion development project that will include several towers and behind that is a 17-story tower under construction that will be the first phase of the North Hills Innovation District. Basically North Hills is expanding east now.

South Raleigh at the moment. 5 cranes, left to right: Mira Apartments crane, 20-story 320 W. South Street apartment crane, Rockaway apartments crane, and the two on the far right are the two cranes for the two Weld 20-story apartment towers.
Crane 6 should be up soon, that one will be for the West End II apartment complex across the tracks from the Raleigh Union Station.

The design of this hotel is subject to change, it's just an initial render of what the developer can do.
One city council member did express the need for height and build material quality so those comments will influence the design the hotel when that process gets started.
Given that the Raleigh Convention Center expansion timeline has been accelerated this hotel needs to be built ASAP.

550-room Omni Hotel and Resort has been proposed on Fayetteville Street. The process to negotiate with the developer has started.
Update: "Omni Hotels and Resorts plans to build a 550-room hotel featuring a rooftop pool, spa, and meeting space. It will be built on a parking lot across from the Martin Marietta Center for the Performing Arts. The 27-story hotel will be about as tall as the Truist tower. Raleigh city council selected the developer to build a new luxury hotel downtown to allow for bigger conventions."

Omni Hotel & Resort will be the hotel brand for the 500 room hotel project for the Raleigh Convention Center. Will likely be in the 25 to 30 story range though to be honest anything is better than an empty parking lot.

City of Raleigh has selected a developer to design and build a 500-room hotel on Fayetteville Street in front of the performance art center. The city will start the negotiation process soon. A budget will be authorized tomorrow.

This is correct. The route will have more business class seats as the one servicing Minneapolis. You'll also have to consider that Raleigh/Durham has one of the largest Indian communities on the East Coast and demand for routes with connections to India are in great demand.

The Minneapolis flight will use the 787

Nashville has one of the smallest 100 mile radius populations in the South. The only major cities with smaller populations are Jacksonville (3.2), New Orleans (~3) and Memphis (2.6).

Nashville fares better here but it’s still not great compared to its potential expansion competitors, though it can take solace in being just behind Houston and ahead of Miami (note: half of Miami and Houston’s radius population is fish)Topographically speaking, Nashville metro is severely limited in 'room' to grow compared to Charlotte or Raleigh regions. However, Nashville is the most likely to attract a random billionaire to fund any MLB ambitions. Greed will ultimately win in sports.
