After the real estate deal fell apart this project looked dead but maybe not. The just passed federal budget included $15 million in funding for the dental school.  I guess the question now is will the dental school locate in the East Village or someplace else.

I was told that they were looking at another site outside of LR, but in Central Arkansas.  Maybe Maumelle or NLR.

Seems like a lot of waiting could be had. There isn’t a stop further north on Madison, near Front? Maybe it could reverse easily there.

No, no stop further (West) on Madison, closer to Main St (Trolley line doesn't go to Front).  Between  2nd and Main, the two tracks merge to one, and the middle lane on Madison.  It could easily just stop there and reverse, but any passengers getting on/off the trolley would have to cross a lane of traffic, and there'd be no disability access, so that would not work.

My brother-in-law worked with a crew that did some work there and that is how I was able to see the inside.

I went to Branson last year there are three entertainment attractions that I visited that would be ideal for the warehouse. The Wonder Works, Fritz Adventure, and the Mirror Maize provide some fun family friendly amusement. That warehouse is MASSIVE.

I would like to see a 12 lane bowling alley built, with stadium seats surrounding three sides of lanes, so that Memphis can host PBA bowling tournaments.

Do you mean the MCA? I am having a moment and I don’t remember the MSC acronyms.

If you’re talking about the MCA, I wish that I could take credit for this idea, but another one of my in-laws is heavy in the performing arts and she believe the Commercial Appeal building is an excellent location for weekly live performance shows. She often talks about the jobs that would be created if that type of entertainment was incorporated into the Memphis entertainment offerings.

I don't have any doubt that the city and county will FIND  the money for a soccer stadium.  Watch them do it.  I think the property behind  Wiseacre is ideal too.

FYI MSC is the acronym for Mid- South Coliseum

    Yup, Mid-South Coliseum.

I’ve seen some videos online of some places in NYC & Tokyo that are giant playgrounds for adults. You can pay by the hour or have a membership. They have basically every game inside - baggo, giant beer pong, frisbee, bocce ball, darts, archery, trampolines, flag football, basketball, bowling, and many others. They also have food and adult beverages.

There’s one in St Louis too called the Armory https://www.armorystl.com/

My personal opinion is this district development should include several lower rise buildings, in the range of just a couple of stories, up to 5 or 6 stories. With possibly a couple of mid-rises in the range of 8-12 stories or so, maximum.

Density would be key--with each building adjacent to the other. Include parking in a garage and eliminate any large surface parking lots.

Walkability, vibrancy and the ability to draw in shops, restaurants, bars, residents, offices and a diverse set of uses will be what makes this district a success.

I think over-shooting to try to develop towers in the 20-40 story range is not a realistic development for Memphis, in this district.  Go lower rise to mid rise, density-focused, and the cost will be lower, and the success factor will increase, I think.

I agree. If you try to go too big, there’s not enough funding and nothing happens.

I actually had a chance to look around the office building and the warehouse and converting the warehouse into a self storage would be a disservice to it and the surrounding area.  There is so much protentional in that property and with its location, it would be an ideal destination and anchor.

I wish the DMC and the MMDC take ownership of it and then issue a RFP, because it's has the potential to be another Crosstown Concourse, Pyramid, Metal Museum, type development.

Don’t get me wrong, I would totally like to see it as something better. I just don’t see a market for it as something else right now. Since you’ve gotten to tour it, what do you think it could be?

If someone was going to pour some money into something for transformation, I’d rather see the MSC be brought back to life.

Maybe, maybe not.  It's going to require a lot more than $15 million to make it happen.  Last I heard, they hadn't even paid the architect that drew the plans shown above.

    https://www.memphisflyer.com/memphis-rock-n-soul-museum-moving-to-former-hard-rock-cafe-on-beale-street

The Memphis Rock ’n’ Soul Museum and the Memphis Music Hall of Fame have purchased the former Hard Rock Cafe at 126 Beale Street for $5 million. It will be the new home of the Memphis Rock ’n’ Soul Museum. And much more.

Priscilla Presley, a strong supporter of the Memphis Rock ’n’ Soul Museum as well as the Memphis Music Hall of Fame and Beale Street, will host a press conference and then christen the building at 2 p.m. March 28th.

That’s when Doyle says they will tell the full story “about the impact that we look forward to making for students and musicians, and working with Beale Street.”

I think this is good for Beale Street. I must admit that my curiosity has increased as to what Jason Wexler and the Grizzlies have planned in the redesign of the area around FedEx Forum.

That's great.  Will be right next to the Memphis Music Hall of Fame, and will be more visible than over at the FEF.  I wonder what the Grizzlies/FEF will do with the space they vacate.

    I agree with you.

I'll partially disagree.  I agree that storage facility isn't the best use for the area.  However, its an empty warehouse with no other realistic prospects that has sat empty for many years.  It's not the nice pre-WWII warehouse that is brick and can be converted to residential.  There's not a lot it can be used for, and storage would be the easiest.  I definitely don't want it storage for a long-term use.  Tearing it down to build a storage facility, or building a storage facility on an empty lot would be a definite no to me, but they aren't really changing anything except the inside.  So, I'm ok with it, if it can change to something for a better use when someone is willing to do that.

My original idea for the area was to keep the office portion, tear down the warehouse and build a Top Golf.  The next best use would be a soccer stadium.  Maybe the office portion could be incorporated into the stadium design.

Another Big project dead... man the pandemic messed it up for the big projects planned downtown.

I have a feeling St. Jude might buy the land to build out. I really don't want that. We need something similar to what he proposed for the downtown area. Large Hotels, Residential, and retail.

    https://dailymemphian.com/subscriber/section/businessreal-estate/article/42665/memphis-real-estate-intrator-selling-downtown-pinch-district-properties

I agree, I think it should be developed for multi-use.  Not surprising that this isn't coming to fruition, it was very ambitious.  I hope his other plans work out such as the Dream Hotel, and the residential infill on Front & South Main.  I really don't think the Pinch needs something on such a grand scale as Intrator was planning.  5-6 story midlevel development would be just fine.  I wonder if the Memphis born/Miami based architect guy still plans on going forward with the one hotel project and that really tall building that he proposed in the Pinch.

It will be interesting to see how the light rail cars and trolleys intersect at Madison and Main. Hopefully more density will happen near the Cleveland/Madison intersection.

The first trolley stop on Madison is almost 3 blocks from Main, just past the Visible Music College.  There is a stop at Main & Madison, but on the  Main St Line for the side for North bound trolleys.  There's another stop on the South bound side close to the Court St intersection.  With the way the lines cross over and locations o f the stops, I figure the Madison Line car will have to turn left onto Main St, onto the South bound track, cross over to the North bound track side, reverse direction to get to the Main/Madison stop, pickup/drop off passengers, then reverse direction back again to get back to the switchover point, change direction again to switch back to the South bound track, and turn right onto Madison.  While the switching tracks, reversing direction is going on, any Main Street Trollies going by will have to stop and wait for this to complete.

On another note, why is there no CSA for Northwest Arkansas?

I don't believe NWA is part of a CSA.  CSA combine two separate Metropolitan areas or a metropolitan area with a micropolitan area.  Fayetteville doesn't have a micropolitan area nearby to combine with.

I wonder if that's just for easier access to each floor? I can't imagine they're stripping the entire facade (based on renderings, which of course aren't always accurate).

Yeah, that could be it. Just making a wider opening to get construction materials into each floor.  One of the previous renderings that redesigned it with a glass façade would have required doing that to the entire building.

A follow-up on this. BCBST made its plans to relocate its Memphis operations official this week.

Blue Cross Blue Shield moving into the Commonwealth Building in Downtown Memphis

They're also exploring options for its property along Danny Thomas between Jefferson and Adams avenues, which they are vacating in this move.

One article said their going from 69,000 sqft to 12,000 sqft.  There's now two empty office buildings next to each other on Danny Thomas.  I wonder if these could be an option for MLGW.

COVID aside, the river cruise industry in general had been largely affected by the record low levels of the mighty Mississippi River over the last couple of years due to drought. It's unfortunate, but hopefully someone buys the ships and put them to new use.

That, and Viking has entered the market.  With probably much nicer amenities.  I'm sure that has cut into their bottom line too.

  15. American Queen Voyages is shutting down.  They are filing for bankruptcy and looking for a buyer.  I don't remember how many passengers they bring to Memphis, but it will be a hit as its not insignificant.   Hopefully a new operator gets them back up and running.

The NBA has upped its requirements for cities to be able to host All-Star Weekend; essentially putting small markets like Memphis, OKC, and a few others out of reach.

Currently, we meet none of those three requirements.

    1. The Peabody is the only 5-star hotel we have downtown, although there are a couple of projects - including revised plans for a Grand Hyatt - in the pipeline. However, the need for more large-scale hotels remain.

    2. The Renasant Convention Center only has 118,000 square feet of exhibition space, which is way too small under the new rules.

    3. Memphis currently has no international flights (despite efforts to lure one, which is ongoing). The only exception being the occasional seasonal flights to Mexico.

Point 1 is doable, but point 2 would require a substantial expansion of the Renasant Convention Center or building an entirely new one altogether (And no, we should not be building a dome. That is not feasible for a market our size and without an NFL team).

Goodness! That's a lot of international flights.  Last year All-Star weekend was in Salt Lake City that has 12 international flights.  Indianapolis (where it was just at) only has 3.   With these requirements, Memphis has no chance of hosting.  Honestly, half the teams in the league may not meet these requirements.  So is it flights per day, or destinations?  I don't know what the importance is in having a bunch of flights to Cancun and Montego Bay to be able to host an All-Star game.

  17. Was this article written by AI?  I found it comical.

"The AutoZone Skybridge transforms the Memphis skyline"

"a symbol of the modernization gripping Downtown Memphis"

    "architectural marvel"

"Residents and urban planners alike are engaged in a spirited discussion about the bridge's potential effects on urban density and street activity, questioning whether it may lead to a less vibrant streetscape by diverting foot traffic away from the sidewalks below."

"This boom extends to the realm of retail and hospitality, highlighted by the expansion of Boshi Botanicals, the arrival of a new Lakeshore Learning location"

Seems like a lot of extreme exaggerations.
