Maybe I'm missing something, but the surroundings don't look like 8th and Edgehill.
That was my first thought. I'm trying to figure out what direction that would be.

Well that’s a shame for the city and nearby residents. I really wish the city would do more to push these developers to provide more value to the neighborhoods.

The new group involved said there will be no retail in their project and I have found no mention of affordable anywhere either. It looks as if everything including what Elmington is doing now is going to be market rate. I may be wrong about that.
Surely that can’t be right? Wasn’t their approvals contingent upon making at least the same number of units as already existed market rate?
Also, I wonder what happens with buildings still left on Hillside closer to Wedgewood...
What a disappointment from a local developer.

Elmington has sold one of the parcels in the Reservoir project to Raleigh based SLI Capital for 9.1 million with plans to sell another parcel.
SLI Capital acquired the 2.5- acre property from Nashville-based Elmington Capital Group. SLI will team with Atlanta-based Regent Partners LLC on developing the site at 1201 Hillside Ave. Bryan Kane, SLI's managing partner, said the company also plans to purchase in early 2021 Elmington’s property at 809 Edgehill Ave., located across Hillside from the just-acquired site (seen in the upper left of the above image).
The two sites are each planned for one building. Combined, they will have a collective 445 apartment residents. The units will be rented at market rate, Kane said.

The two parcels in the upper center left in teal are the parcels involved. From the development map.
So much for the mixed use they promised.... :|

Here is the next phase that is up for approval on Development Tracker.
A request for final plat approval to create two lots on property located at 809 Edgehill Avenue, at the southeast corner of Edgehill Avenue and Hillside Avenue, zoned SP (6.93 acres), requested by Kimley Horn, applicant; Park at Hillside, LLC, owner.
Really hoping there's some ground level retail in the next phase. These things are monstrous, so I hope they're adding more to the community than just lots of people.

Ridgeview Apts. will be numerous 4 story buildings with 324 units on 16.5 acres at 1445 Eagleview Blvd. east of hickory Hollow Mall area. HRP Residential is the developer, Humphreys and partners are architects, and Hardaway Construction is the contractor.
This screen shot from Smeagolsfree's excellent development map shows the site highlighted in red at the center of the frame:
I thought they were limiting the apartments being built in Antioch. I guess that changed?

Wow, these are monstrous and WAY closer to the street on Hillside than I expected. Do we know how many of these units in the first phase are going to be subsidized vs. market rate?

There is no retail planned for Phase I other than the child care center, right?

Agreed. And the service is really terrible. Get them to go! The wings are delicious.

Envision Edgehill (32.8 acres) appears to be moving forward with some modifications. MDHA says it will include 81,000 sq. ft. of commercial and non-residential development, about half of what was proposed before. The number of residential units remains at 1,400.
MDHA will go before the Metro Planning Commission on Thursday, April 9, to request the rezoning.
No official groundbreaking date has been set.
A key goal, MDHA notes, is to ensure there is a one-for-one replacement of the 380 existing federally subsidized units at Edgehill Apartments, while adding new workforce and market-rate rental apartments.
The updated Edgehill Apartments could include four- to six-story mixed-use buildings, three- to four-story structures with stacked flats and two- to three-story townhomes. Retail, a community center and green space are envisioned.
Barge Design Solutions and Tuck-Hinton Architects are overseeing engineering and design, respectively.

I noticed last time I was in town demo had started on this project! Any updates on its progress? I live out of state but have a home nearby so curious if it's progressing!

Elmington has yet to release any renderings. There was a diagram of how buildings would be positioned that is available on the thread dedicated to this project.
Thanks! I've seen that, but I'm a little surprised there is no rendering for what will eventually result in 1,200 residences! Let's hope it's not ugly ha.

Did I miss it, or did Elmington never actually release renderings of the new apartments they're building here at the Park at Hillside project?

I'm not sure what's replacing it, but I hope the facade is updated so that it matches Orange Theory — right now the contrast between the two is very jarring.
It will be interesting to see how the old CVS strip center does. I know Chase is opening a location there, but of course there will be lots of other bays to fill. And the other strip center planned for the stretch from the (now closed) Little Caesar's to (also now closed) Bolton's will also need tenants. I guess the market can support it?
Looks like the Captain D's lot will be occupied by a Fifth Third Bank: https://www.berryhilltn.org/DocumentCenter/View/358/2307-8th-Ave-S---Alt-Plan-Application
I had heard this was going to be a Starbucks and now am very sad to hear it's another bank. ha

The 28 townhome development by Red Seal Homes at 630 Hamilton Ave. in WeHo is about to get underway. The working moniker is Hamilton Avenue Townhomes. Bell Construction is the contractor. Some nondescript low-level manufacturing buildings/warehouses on the site will be razed.
This will be located just to the south of the large Swayze Properties mixed-use development that is being planned by Hysmith-Fowler.

I looked at one of the new construction tall and skinnies on Southside Ct. a few years ago, and per the agent, the Rochelle Center has some donor that will not allow them to sell that parcel--maybe it was gifted? I've always wondered why it hasn't already been sold and redeveloped. That agent could also have been blowing smoke since the rooftop deck view will suck if/when that happens.
