Hanover and Goochland prioritize single family homes over the multifamily that Henrico seems to be putting up right now as they run out of space. Goochalnd would be the direct benefactor of the Short Pump spillover due to immediate proximity. But many adjacent parts of Goochland are already occupied by larger home developments on larger lots. Take Kinloch for example. They seem to value quality over quantity in my opinion. Hanover also limits the number of housing units in certain areas by limiting the lot sizes to deter overcrowding in those designated areas.

Hanover only wants warehouses everywhere apparently. The county planners there have no idea what they’re doing clearly. Take Winding Brook for example; throw it and see what sticks. No rhyme or reason for anything in the Ashland area. It’s actually quite impressive if you think about it!

This can easily be a more temporary solution until the time is right to further develop the property. Let’s hope so!

The project on North Hamilton and I-195 is finally moving forward again. The parking deck has been up for a while now, with no real progress in recent months. But I noticed the other day that the first floor is currently being framed. I think it was the International Mission Board Project.

A friend from work who lives near the location has told me that it’s the largest building he’s ever seen. Lol. He has said that it looks like it goes on forever. I would not expect any disturbance on the project due to a few residents. Hanover residents fight every single little thing. It’s rather annoying. With that being said, I can try to swing by this weekend and take some pictures.

I can definitely see Wegmans building their new store here in this upcoming development, especially with Wegmans building their local distribution center in Hanover.

PLUS - a creative architectural team could REALLY design a sweet looking urban "neighborhood" on this property - a version of Libby Mill with more height/density and a smaller footprint. Design & bake in a "street" or two into the overall property between buildings and - wow - they could really have something here.
Every time I go to Libbie Mill , I’m amazed on how well the developer did with the building designs. They’re truly well done and should age very well.

Agreed! Drove through yesterday and thought the same. Also noticed precast going up on the opposite side of 195 as well recently. Any idea what project that may be?

Winding Brook in Ashland was supposed to get a surf park as well but it fell through year’s ago. Good news is that they’re building a Hobby Lobby there though.

Looks like a mini T crane is there from the opposite side of Broad. The Nuckols road apartment building is also coming up pretty quickly. Looks pretty robust , especially with it’s close proximity to the street itself.

It may have been a little passed The Current. But definitely on the opposite side of Hull. I wasn’t expecting to see it , so it caught me off guard at first. Great things are happening.

My daughter and I drove downtown a little bit yesterday and I noticed a massive hole across from The Current. I scrolled through a few pages of post’s but wasn’t successful on finding the project. Anyone know what is coming up across from there?

Clarity
Hanover officials will probably strike it down in favor of a warehouse. Mechanicsville isn’t as bad, but the Ashland area of zoning is such a mess. Ride through Winding Brook some time and admire it in all it’s glory!
