Does anyone know if there been any nuggets on potential retail tenants? Is this set up to fit one big tenant, or multiple smaller tenants, or is that still up in the air?

While that's all fine and good, it needs to be said that this parking garage is effing ugly and is in one of the most active areas of the city so we all have to look at it for the next hundred years. You'll notice that nobody is really complaining about the parking garage right across the street at the Greystar development because they did a good job hiding it. When you look at this building though, you see parking garage first and building second. The design bothers me more than the parking itself.
The retail can still save this thing. Remember how much we all griped about the parking garage at Atherton Mill (which is still very ugly) but the retail filled in nicely and now I hardly notice it anymore.

Side note, has anyone seen what the Tyber Creek development is going to look like?

Is the groundfloor just concrete and brick? Its hard to even tell what is going on in this rendering, but if so thats pretty disappointing. They should plant some fast-growing trees to block that out from the greenway regardless.
While the groundfloor stinks, I think residential in this spot is a big win for overall density and greenway utilization. If I was in the market for an apartment I would like to live in this area. I'd be significantly more bummed out by the rendering if it was office.

Drove by and it looked like the office portion of the Commonwealth development has gone vertical. Looked like steel construction to me, so maybe this one will go up pretty quickly. Anyone have any photos?
Also just want to reiterate that this development looks fantastic and really feels like it is going to transform the area. I'm really really excited for this to be fully built out.

Aesthetically, this building is a downgrade from the run-down parking lot it replaced. The retail better be good because this thing looks like someone accidentally dropped an office building on top of a giant air conditioner.

Does anyone in Charlotte have a lower approval rating than Tepper right now? I have to say, I was kind of excited when he bought the team and I heard about all of the investments he was going to make (new HQ, new stadium, new social district, etc), but man it has all turned into a giant pile of crap in record time. I really do wonder if all of this is going to effect his ability to secure funding for a stadium in Charlotte. I would have scoffed about that a year ago, but he has really conjured up some vitriol from the fanbase.

The comp likely has more to do with what DFA replaced. Common Market, Black Sheep, some older brick buildings, and a lot that housed food truck Fridays. That lot used to be a big part of Southend before Southend was what it is today, which is why DFA was controversial when it went up.
The strip being talked about here houses some very popular businesses in Plaza Midwood (Legion, Okra, Undercurrent) and is a nice pedestrian friendly area that the community enjoys. To lose it would be to lose a big chunk of Plaza Midwood's identity (or whats left of it).

So is this actually going up brick-by-brick? I guess I had assumed that this was the same faux brick facade that they used on the Honeywell building, but that pic with the individual bricks missing would indicate otherwise.

@CLT Development what do you know about the property you have on that map along Summit between Tryon and Winnifred? Is that whole block set to be redeveloped, or is it just the half of the building along Winona where the ABC store is?

Do these developers actually think construction costs are going to go down, or is it more of waiting for the lending environment to improve? Or something else? Could they be waiting on some of these big GCs to wrap up projects and have available labor?
The reason I ask is because I work in a related industry and the analysis we have done would indicate that construction costs have leveled somewhat post-pandemic and this is probably just what it’s going to cost from now on. I could see waiting on interest rates to improve or maybe to see if the demand is still there after some of these other projects are delivered.

Suffolk Punch has absolute nailed this, I can't believe other large places haven't copied it. Check IDs when you are seated, start your own tab on your phone and run beers and food out whenever you order them. I swear everything comes out in under 5 minutes and you can get a beer faster than walking up to the bar in a lot of breweries.
This has been seamless for me at Resident Culture Southend as well. A good fit for most brewery situations IMO since you have a much higher chance of people coming/going showing up staggered as opposed to all at once, and people drinking beers at different paces.

You fellow old-timers should check out Pilot. It has become one of my favorites. Very chill staff and clientele and the beer has been consistently very very good. The outdoor area isn't very good and the parking can be tough but the beer itself has me coming back.
Some of my top spots lately have been Legion (PM), Vaulted Oak, Pilot, Resident Culture (PM), Divine Barrel, and as always Birdsong. It seems that I don't like to travel far for a beer lol.

I guess I meant about as bad of an external distraction as you could have. Obviously the things Charlotte drivers are doing behind the wheel are more dangerous but the city or DOT can't fix that quite as easily.

I don't like it because I drive on Independence all the time and its already a horribly unsafe corridor. Every little distraction makes it worse and giant illuminated billboards are about as bad of a distraction as you could have. That building is directly in front of an intersection where you have cars merging on and off of a highway with no on/off ramp. Nothing about Independence should be allowed and yet it seems like its getting worse.

Brookhill is about the same size as the ENTIRE Gold District. I'm okay with maintaining an affordable area in Southend but are there development plans here that will bring some density to the area? With sensitivity towards lower-income residents, it is hard not to look at Brookhill and Southside as insanely inefficient uses of very valuable real estate.

I wish the trend of painting buildings black and white would die out already. It looks sharp when the paint is fresh, but I've noticed black paint does not hold up well in the hot Carolina sun and needs to be re-done frequently and white paint obviously needs frequent washing. Packard Place should have been a good lesson for developers.
