Fingers crossed it looks good and big-city-ish. Hope they’re some thoughtful big-city components that improves the spectator experience as well! Great post!
It's the same design firm that did Truist Field in Charlotte, which is a fantastic facility. Have caught several games there and always admired what a great ball park it is. Fingers crossed we get something top notch!

The irony of this car magnet being named Scott's Walk is off the charts. So much road rage coming to these streets.

Eight stories next to AA is going to feel towering.
The amount of investment pouring into SA, DD, VCU athletics village and Sauer phase two is staggering. This is a large continuous area, and will feel completely different by the end of the decade. The transformation here is truly impressive, especially by RVA standards.

Noticed Capital Square re-filed the ZCLR and requested it be expedited. They also attached the current concept.
Is that a surface lot, or a parking deck?

It would be interesting for someone to do some reporting on planned development sites that are idle, particularly the blighted ones. Like the one at Broad and Sheppard, or the one at the old Buzz and Ned’s property. Covered in graffiti, overgrown grass, building not secured. Would be good to not only get updates but maybe call them out for how they are maintaining the properties.
Agreed. That stretch of the Boulevard looks terrible. Will make such a difference if we can get these projects going.

The next public meeting for the Quality Inn Redevelopment has been scheduled. Details below pulled from Nextdoor.
Quality Inn Redevelopment Meeting Tuesday, May 16, 6:00 to 8:00 PM
Linwood Holton Elementary School 1600 W. Laburnum Avenue, Richmond 23227
The possible future re-development of the Quality Inn property on Arthur Ashe Boulevard will have direct effects on Sherwood Park, Laburnum Park and Rosedale. At the first meeting of the Northside Coalition of Neighborhood Associations with the developers, neighbors expressed concerns about:
• Location of single entrance and exit
• Surrounding traffic patterns
• Lack of green space
• Lack of designated affordable housing units
• Exterior architecture incompatible with the nearby neighborhoodsNeighborhood participants also were disappointed that plans did not include first floor amenities for the public, such as a coffee shop or retail space in order for the developer to utilize 5 over 1 frame construction, a more economical construction model. This is a complex project, due to the surrounding traffic patterns, the yet-to-be designed Fall Line Trail Northside segment, and limited land. The second meeting open to the public will include representatives from Trinsic Builders Group and members from City Council, city Traffic, Planning and Equitable Mobility agencies and Sports Backers, plus the Northside Coalition.
Curious if anyone attending this meeting or saw any media coverage?
As I understand the developers were going to show first renderings to the community and discuss an updated timeline. Hope it's still moving forward.

Man, after reading all of that it does sound pretty messy, at least what I can understand from it. I’m definitely looking at it from a laymen’s perspective as well.
This is purely an emotional take but man do I hope when 2026 or 2027 comes around I’m still able to take my family to a squirrels game. I’m so sick of common city experiences (like going to a sporting event) getting exported to the counties or even worse us as a metro losing them entirely.
I used to think there is no way this doesn't get done. Now I feel like it will take a miracle.

Not sure how legit this site is, but it indicates construction will start on the VCU athletics village in Feb 2024. It also specifies this bid is just for "Phase 1", and I've read elsewhere the full build out will take 4-7 years. So we're looking at the end of the decade for completion.
I guess it does say demo will begin in May. Also thought the tennis facility would be phase 1.

End of week good news (inspired by the ‘cheers’ in the City Center thread). Heard there was a meeting this week where Sauer Center announced phase 2 which will include 2 million sf of new mixed use development at a much denser level than phase 1. Groundbreaking next year. 5-10 year planned buildout.
What is the address for phase 2?
-
Anyone know status of the proposed Level 2 apartment development? It was supposed to break ground last August but I think there was a permitting snag with the city.
At 7 stories, it plus Novel will create the start of a true canyon feel along the Boulevard.

I don't see any demo permits.
It will be interesting to see if the old Pet dairy facility gets included in whatever the ABC redevelopment is. Thalhimer purchased it in 2018. It is located right next to the old ABC HQ.
I really hope so.
The facility clearly isn't a fit for the future of this neighborhood, and is primed for lucrative redevelopment considering what is being built around it.

Does anyone know if demo permits need to be filed to take down the old ABC facility? I was hoping we would see construction fences go up around the property this month.

1 hour ago, I miss RVA said:Wow! That would be a pretty aggressive/ambitious construction schedule, no?
I've mentioned before but the Charlotte Knights broke ground on their new stadium in Sept 2012 and it opened 18 months later in March 2014, just in time for the season.
So it's possible, but not sure how much more site work would be needed for the Squirrels stadium though.

It is an unfortunate waste of money, but I'm glad there is more pressure being applied to the city and developers to get their sh*t together and get moving. It's a $3.5MM reminder they have little margin for self-inflicted delays and setbacks they are known for.
As long as the stadium breaks ground by Sept/Oct it can still be ready for opening pitch 2025.

Dumpy Greyhound station up for sale. This is great news.
Huge, really starting to feel legit momentum growing for this part of town. Fingers crossed for a high quality development here... still bitter about Scott's Walk.

Seems a no-brainer to redevelop the Diamond Inn & Suites into a new hotel geared toward visiting teams.
The athletics village also seems large and nice enough to host other non-collegiate tournaments, which could draw additional patronage to a new hotel.

I'm looking at you Diamond Inn & Suites
The vibe of this area is really gonna change in 2024... Athletics Village and new stadium builds should be in full swing plus new mid-rises in progress up and down both Authur Ashe and Hermitage.
Now if someone would just purchase the Greyhound Station!

Driving past this morning, pretty sure I saw a crew doing survey work on the new ball park.

Will anything else need to go before the city council for approval; designs, contracts, etc, or are they effectively done with the process from here on out?
-
Just need dirt turned by September 2023. Charlotte Knights built their stadium in 18 months. So can we.

I wouldn't read too much into this article.
It's not surprising Jones and Trammell are using their bully pulpit to beotch and moan about not getting their projects. It's good optics for them.
Until something of significant occurs, not meaningless posturing, I'm not going to be concerned.

Can anyone explain why the developers can't sell/lease the office/residential/commercial space they create to make their profit?
Not sure I understand why they also need to be paid with tax revenue. I'm not against the idea per se, I just don't get it.- 3

9 hours ago, I miss RVA said:In other words - NIMBY Time... and, sadly, we know there'll be plenty of folks who will be itching to crack open a couple of six packs of NIMBY on this project.
This project will be an acid test for the competency of city government. If it bricks this layup, whiffs this softball, shanks this tee-shot of a redevelopment, the ramifications will be lasting and severe.
I agree there will be NIMBY critics, but this makes too much sense for their objections to kill it off, or even scale it back much. There is nothing controversial here like the baggage of a casino or the back-room dealings of Navy Hill. It's drawn bids from 15 developers!
I'm not expecting to be blown away by the final product, but there are zero excuses not to deliver.

Diamond Area / Hermitage Rd Corridor / Ownby District
in Richmond

This is a big domino to fall. There are now more than 1,500 units either under construction or announced on this stretch of the Boulevard.
Let's also recognize the standard being set by the Ace, Novel and now this project. The property values are such that new residential developments are tall and dense. Scott's Walk snuck in at the last minute but it seems surface parking will no longer make economic sense here.
The foundation for a truly urban Diamond District is getting stronger.
