  1. Not sure if this has been posted yet. Saw this submitted on VB citizen access as a site plan. States a  new 112 room town place suites hotel at Pembroke office park. Based on the address. Looks like it's just South of the New Hyatt, I wonder if they are going to demolish that office building.

    Construction has not started on either the HeadWaters Resort & Casino or its temporary casino, and there is still no construction equipment on the site. According to Jay Smith, spokesman for the casino, the Pamunkey Indian Tribe hopes to reach an agreement with the city on the land sale within the next few weeks, and start construction soon afterwards.

    When construction starts, the temporary casino will be could be operating within 6 months. The permanent casino and hotel will take 18-24 months to complete.

    The Tribe has not released updated information about the temporary casino since the location was changed last year from inside the baseball stadium to the parking lot of the casino.

I can't speak for other development red tape but as someone who works in stormwater, the regulations that have changed are definitely for the better it just makes makes development alot more expensive. There's a rule since that Mathew that developments can't increase the hydraulic grade line at all. This site is definitely in an area that would require extensive stormwater improvements to not increase the level, can be done just takes alot of cash.

    Zeppelin is on point here. These apartments are across the river in a area that is not walkable. While it would be great to add a less suburban look here. It just does not make sense for the area.

  6. These are from the side and back side of the building, I took them on March 15th so it's outdated, but it pretty much looks the same. 

    It really was done poorly to face a major road with the service side. I get they need that type of area but I've seen much better designs than this. They could have brought the building closer to the road in the front, moved the bmp and left room for shops in the back with an alley in between. So much land over there, really no excuse.

    Dominion Blvd bridge in Chesapeake was part of the future I-87 plans. There are plans to upgrade that portion South as well but there really isn't alot to do, NC has the majority of the construction.

    Also, it's not so much the traffic from DC or Richmond, it's the traffic coming through the Eastern Shore from destinations such as NY, Philly, and Boston that will use this route more by avoiding the heavily congested I-95 corridor.

    Are there any other metros our size that are also cul-de-sacs, not off a major interstate?

    Not our size, but my brother lives in the Charleston, SC metro and the growth in that area has been astonishing over the past 15 years. They have been able to attract alot of business.

  10. They have a small town mindset when it comes to Norfolk and it's infuriating. If they are concerned about future competition maybe they shouldn't of put the equivalent of a high end food court in one of Norfolk's prime pieces of real estate in the first place. I'm still upset over the fact that they basically put the exact same thing that was there before. If they continue to attempt to block the casino I'm never visiting that place again.

  11. Maybe the same thing as a metro government, but why not something like the European Union where municipalities can join together if they want and pay into certain things that would boost the entire region such as regional transportation and infrastructure.

    The Hampton Roads Executive Airport is adjacent to the Great Dismal Swamp.  If an airplane taking off to toward the south had mechanical problems, it would have to make an emergency landing in the swamp.  It would take forever to get rescue crews to the crash site.

    Only some of the material is trucked away. Craney island will eventually be filled in. As of right now it is expected to be at capacity in 2028 at height of 47'.  It could be extended another 15 years to 2043 if they strengthen the Western dike, however that would mean that the height of the Craney Island would increase, which neighboring groups and municipalities have been historically opposed to. The current plan for dredged material after Craney Island reaches capacity is to dump it 17 miles offshore. However, it is likely they will find a new site. 

    I believe that eventually something will become of this area, I don't see how they can they can justify raising the height to the point that it becomes useless space. This is absolutely the best location for a regional airport and I hope that it is at least considered.
