Circling back on this again - does anyone have updates on the status of Hunter's Auto Wrecker? It's shown "under contract" for almost a full year now but haven't heard anything in the news.

I drove by Hunter’s Auto Wrecker yard last week in Optimist Park and saw on the for sale sign that it was under contract.
Is there any news on this? I know it’s been on the market for a while, so I wasn’t sure if the “under contract” is still accurate.

Put your finger on Trade & Tryon and draw a 1 - 1.5 mile circle out from that center.
That takes you to Optimist Hall, Wesley Heights, Atherton Mill, and Presbyterian Medical Center in all four directions.
This entire circle will continue becoming more expensive as it matures into a dense, multimodal urban environment.
Parking uptown already costs $20 so there really shouldn't be an expectation of free parking elsewhere.
If you want to drive everywhere, go live in the suburbs. Otherwise, live near where you work, eat, and play.

Reminds me of similar places I went to in Boston and Atlanta years ago. It feels like there's no purpose to go there.

I'm curious what you would have preferred to have done with this mill? There are financial realities here and whatever is done needs to be able to sustain itself. A food hall that we can walk around in and enjoy is infinitely better than what's been done with everything else, namely apartment buildings.
Alpha Mill (Optimist Park), Louise Mill (Belmont), Highland Park Mill #3 (NoDa), Mecklenburg Cotton Mill (NoDa) are all apartments. Johnston Mill (NoDa) is under construction to be made into apartments.
The Chadbourn Mill (Optimist Park) was turned into an office building. The property is still being developed and looks like a mix of office, retail, and apartments.
Every time I drive by Optimist Hall I'm so thankful it didn't go the route of the other mills in the area.

Google maps (and similar) is for public consumption. Some companies use it for routing/delivery, etc. but Charlotte/Mecklenburg PSAP should be using in-house data that's not editable by the public at large.
The person with the city said that the county's GIS data was wrong. I assume Google Maps has a live connection from city/county governments around the country into their GIS data, so whenever a street name change occurs they get it instantly.

Funny story. After I read your comment I was shocked because I loved Seigle. In a town with seemingly no Jewish presence I always liked to see Seigle, a common Jewish surname.
I confirmed that Google changed the name. So I called the city and got a hold of the person responsible for street name changes. Turns out Pulte named one of their internal streets Brooklyn and it got messed up in their system.
BIG snafu. Potentially confusing to emergency services to say the least. They’re fixing it!

Drove by Optimist Hall and saw around back that they were painting the brick a tan/sand color...
Is that the way everything is going to look? The early renderings showed the building as a whitish color. And the latest renderings on their website show unpainted brick.
Not sure what this stucco color is. I don't like it.

Hmm I wonder why the rebranding. Too much baggage tied to D.A. Tompkins?
Tompkins was outspoken against public education, child labor legislation, and wage/hour regulation. But I would imagine that's par for the course for any southern industrialist of the time.

Cars aren't ideal for urban settings, but everybody in Charlotte has one so we have to put them somewhere. Aesthetically, I would rather have cars hidden within garages than to have a car lot behind or in front of the townhomes.
I'm not a developer but I would imagine these choices also have to do with the constraints of the site and trying to maximize the value of the property. The 1110 N Alexander site is long and narrow, so the only way to get 4 townhomes in there is to go vertical. Having an attached garage is a nice amenity that likely pushes up the sales price.

Two updates in the neighborhood:
- 1121 N Myers - This house next to the Peridoe townhomes put a FSBO sign up (see attached). 4 rental units inside that are being renovated, but owner is also willing to sell. I think he mentioned in the $600k range.
- 1110 N Alexander - Right behind that house is this little-known townhome project: https://www.1110nalexander.com/. They just broke ground and are putting in the slab now.

Who wants to wager whether a new buyer will reno the structures (like the buildings at Harrill/Belmont), or razed for more townhomes?
Are these the townhomes being built next to the train tracks? I'm baffled at how this is going to be constructed in a way so that the homeowners don't feel or hear loud rumblings, vibrations, or train whistles constantly.
Trains use those tracks literally every day, multiple times a day. And they often blow their whistle because there's a train crossing at Davidson and also one at Louise. This townhome project is directly in between those crossings, so I wouldn't be surprised if the trains blow their whistle right next to them.
I think it's manipulative and even unethical for a developer to build townhomes right there. I'm sure the developers pat themselves on the back saying "the buyer knows what they're getting" but I can guarantee you right now someone will buy one of those townhomes not realizing the heavy train volume (and vibrations, and whistles) along those tracks.

Well, it finally seems to be happening: the first piece of Hunter's Auto Wrecker to be rezoned/developed: https://www.charlottenc.gov/Growth-and-Development/Planning-and-Development/Rezoning/2024/2024-026
21 townhomes at the corner of N. Davidson and E. 15th.
This is only 0.3 acres, a small piece of Hunter's property. Curious to see what will happen to the rest of it.
