    I feel like something like this would be successful in this area. I wonder why it didn't work out.

    I don't think they planned on moving. I think something similar to what happened to the stores the floor above happened to these stores too. it's not bad news for park plaza if h&m is becoming a reality. however, they should still relocate a&f and hollister. there's room in the mall elsewhere or there's the promenade or the outlet mall. they could make it work.

    Just left the mall. A&F and Hollister are closed. Plastic is up over the windows. Not sure if they are permanently closed or just remodeling. There is a sign on the doors showing a website where you can find other locations. 

     

    Edit: Hollister actually has a hand written sign saying it was their last day. 

    isn't that the only hollister in the whole metro? i don't think there's one at mccain. hopefully they'll relocate in the mall or move to a new place in LR. it was always crowded when I've ever been at the mall

  5. the candy store at the outlet mall has closed as well. Honestly, if one major store like h&m or polo open up in one of the large unleased spots, then the other smaller spots will probably be filled. Also, the whole area behind the outlet mall should soon be developed which would help the outlet mall as a whole. i really hope that area in the back will not be empty land like it is now.

    There was supposed to be a Movie Tavern going in behind the mall, construction was scheduled to start in 2016 but that is looking unlikely.  I searched as best I could and found nothing other than the original announcements back in January.  I looked on their website through press releases but it mostly seems to be when locations were opening/renovated.  I don't know if anyone else has heard anything recently.

    I know that a Tru by Hilton was supposed to start construction also. Nothing seems to be happening here at all. And it's crazy that there is all that area to develop and nothing is happening but if you go a few minutes away to bryant and benton then there are multiple new commercial projects being built.

    After looking through that link, I was surprised by the rule about houses being built. Sometimes, brick on houses looks good. All this rule is doing is making developments happen right outside the city limits

    Moses Tucker has built several condo elements downtown and they've been slow to sell.  Apartments are quick to lease downtown but developers are cautious because you have to look at those projects from the income approach.  Even though developers can get top rents in the city within the downtown area, those rents are still not comparable to what landlords would see in bigger cities.  So often times the cost of building hi-rise apartment units is not worth it.  They won't generate enough income and the feasibility studies come back negative.  That's just my $0.02 from what I've observed in the market.  

    But instead of building multiple small apartments/condos, why don't they just build one or two larger ones. It seems like it would be cheaper that way because there's not as much property involved.

    This is great. Now the only things missing from benton/bryant that I want are chipotle outback and dairy queen. i feel like a dairy queen is close to being announced though. It would go well at the new on and off ramp being built at Raymar road. i feel like that area will experience growth when the new Bryant Parkway is constructed. And when the on and off ramp opens
