I found this document on the city website. Does anyone know if this is an outdated plan? It would be amazing if it was truly built.

there is an article on Arkansas Business about undeveloped land being sold in Saline County. I'm not able to read the whole article because you must be subscribed to read it. Does anyone know what land this is talking about?

The county estimates are confirmed further through today's release of city estimates. Benton County cities are growing just as quickly as last year, while Washington County has slowed down:
Estimates of city Population as of July 1, 2016:
Fayetteville – 83,826 added 996
Springdale – 78,557 added 698Rogers – 65,021, added 1,862
Bentonville – 47,093, added 2,594where did you find these numbers? I'm wanting to see the central arkansas numbers

The new on/off ramps at Bryant Parkway are about to begin construction and it should take around 125 days to complete them. According to the Mayor fo bryant, this should spur new economic growth for the city

The Outlets of LR website has H&M listed on the directory. Not sure if it's open yet or not
H&M website doesn't have that location on their website. You'd think the mall would announce if a store as big as H&M was going to open.

So I just read the DemGaz article, and it says that the closest A&F store is in Central Mall in Fort Smith? Okay, seriously...there must be something up and they're relocating, because I cannot even imagine that a Fort Smith location in a metro 1/4 the size would remain a viable outlet yet Little Rock is not? Either way, even if they move, this isn't good news for Park Plaza...it certainly undermines the credibility or confidence of other major retailers like Banana Republic, etc.
I don't think they planned on moving. I think something similar to what happened to the stores the floor above happened to these stores too. it's not bad news for park plaza if h&m is becoming a reality. however, they should still relocate a&f and hollister. there's room in the mall elsewhere or there's the promenade or the outlet mall. they could make it work.

Just left the mall. A&F and Hollister are closed. Plastic is up over the windows. Not sure if they are permanently closed or just remodeling. There is a sign on the doors showing a website where you can find other locations.
Edit: Hollister actually has a hand written sign saying it was their last day.
isn't that the only hollister in the whole metro? i don't think there's one at mccain. hopefully they'll relocate in the mall or move to a new place in LR. it was always crowded when I've ever been at the mall

the candy store at the outlet mall has closed as well. Honestly, if one major store like h&m or polo open up in one of the large unleased spots, then the other smaller spots will probably be filled. Also, the whole area behind the outlet mall should soon be developed which would help the outlet mall as a whole. i really hope that area in the back will not be empty land like it is now.

GNC is opening up in the outlet mall. same old same old

The Davids Burgers has started construction in Bryant. Also, the Shoppes of Benton are moving along quick. and Tacos 4 Life has walls going up. Other than that, there isn't much else going on commercial wise.

this article is very insiteful. it leaves out multiple residential developments in bryant though
-
This is probably a big stretch but I think it would be smart to build an interstate through west little rock. Like go north from bryant up to Conway or Morrilton. That would make those areas have more development and would cut traffic in downtown
-
On that list of the stores that were planned all of the new to market ones did not take place. H&M would've been a good pickup. I think they could have a smaller scale store in the back left corner. Or adidas and reebok could go in on that one too.
-
I was at the outlet mall and was surprised to see that there were still multiple open store fronts. The back left corner is a big store and is not occupied. You'd expect something to be there by now

Bryant has a new escape room business. It's in the strip mall where home plate diner is off prickly. I think there might be two escape room companies in that one area now. Escape quest and then arkansas escape

There was supposed to be a Movie Tavern going in behind the mall, construction was scheduled to start in 2016 but that is looking unlikely. I searched as best I could and found nothing other than the original announcements back in January. I looked on their website through press releases but it mostly seems to be when locations were opening/renovated. I don't know if anyone else has heard anything recently.
I know that a Tru by Hilton was supposed to start construction also. Nothing seems to be happening here at all. And it's crazy that there is all that area to develop and nothing is happening but if you go a few minutes away to bryant and benton then there are multiple new commercial projects being built.
-
I'm starting to get skeptic about this area. The whole area beside and behind the mall is empty. It's not even sold. I really hope something happens to help this area

Looks to be a 3 building development at the intersection of the north I-30 service road and the ramp leading from Reynolds Rd southbound (vacant lot between the roofing supply company and the Reynolds ramp). Looks to be a fast food restaurant along the service road to start with future development of a 18,000 sqft retail building and a 4,000 sqft medical office building. Starts on page 68 of the following link:
http://cityofbryant.com/AgendaCenter/ViewFile/Agenda/11142016-475
After looking through that link, I was surprised by the rule about houses being built. Sometimes, brick on houses looks good. All this rule is doing is making developments happen right outside the city limits
-
Looking at development review for Bryant, I noticed that there is a Reynolds centre being discussed. Does anyone have any idea what this means

Moses Tucker has built several condo elements downtown and they've been slow to sell. Apartments are quick to lease downtown but developers are cautious because you have to look at those projects from the income approach. Even though developers can get top rents in the city within the downtown area, those rents are still not comparable to what landlords would see in bigger cities. So often times the cost of building hi-rise apartment units is not worth it. They won't generate enough income and the feasibility studies come back negative. That's just my $0.02 from what I've observed in the market.
But instead of building multiple small apartments/condos, why don't they just build one or two larger ones. It seems like it would be cheaper that way because there's not as much property involved.
-
I don't know much about this area but why aren't any of the apartment projects being built to a higher height? Also, has anything else been said about the downtown holiday inn or aloft

Tacos4Life appears to be opening a stand alone store on Alcoa next to the new Slim Chickens and Kroger Marketplace.
This is great. Now the only things missing from benton/bryant that I want are chipotle outback and dairy queen. i feel like a dairy queen is close to being announced though. It would go well at the new on and off ramp being built at Raymar road. i feel like that area will experience growth when the new Bryant Parkway is constructed. And when the on and off ramp opens

Cabelas has been bought out by Bass Pro Shops. Will the Cabelas here just become a Bass Pro or what?
-
A lot of things are going on in bryant. a new dollar general, an early education center, a chinese take out place, 2 liquor stores, a farmers bank, and david's burgers. Also, many rumors are going around of a tacos for life in the area by where the new david's burgers is planned
Growth in Benton/Bryant

I feel like something like this would be successful in this area. I wonder why it didn't work out.
