Shopping centers farther west have overshadowed it in recent years, but Breckenridge Village was once one of the hotter destinations for shopping and entertainment in west Little Rock. A new LLC led in part by Hank Kelley and Jim Keet aims to revitalize the property with a multimillion-dollar overhaul, per an announcement that's been making the rounds in local media today — including this appearance on AY magazine's website.

This sounds like a great revitalization! I hope the current restaurants and stores in the center will be able to stay in their locations.

  2. Downtown Benton has seen quite a lot of new restaurants open in the last few years. The owners of Valhalla are planning to open a charcuterie/wine Lounge soon in the building next to Valhalla. Also, Rock n Roll sushi is opening a location in downtown Benton. A chain called “I heart Mac and cheese” is opening near TJ Max, and Crumbl cookie is coming to the strip mall by Slims Chicken. Marcos Pizza and Wing Stop are both opening soon in a strip center on Hwy 5 in Bryant. The widening of Hwy 5 through Bryant needs to finish soon, because traffic has gotten much worse in that area too.

These are huge losses for Park Plaza.  I don't think it recovers.  Retail is too fragmented in Little Rock.  In most markets this size, stores like Banana Republic, Pottery Barn, Apple, etc. are in a single center.  My guess is that some of them under perform.    My hope is that over time The Promenade picks up some of the stores that left the market. Something is off when Fort Smith and Fayetteville have an Abercrombie & Fitch and Little Rock doesn't.  With these recent announcements Metro LR will not have BR, Gap, Express, Abercrombie & Fitch, Hollister, etc.  I had hoped Park Plaza/Midtown would be the dominant retail corridor in the market but I feel like The Promenade is establishing itself as the best hope for higher end, national brands. LUSH Cosmetics is opening a store there so that's a good pick up for the region.  Time will tell.

There is still Express, Gap, and Banana Republic stores at the outlet mall, so these stores will not be gone from the market fully. But I agree that there are too many competing large scale shopping centers in the metro area.

  4. A few new things going on in Benton/Bryant areas. A Newks is being built near the Tacos 4 Life off of Alcoa Road.  Burlington is putting a store in the former Best Buy.  10 Fitness is near completion in Bryant, but across the street from it the Hardee’s has closed. Also, there are plans to open a Lost Pizza location on Hwy 5 in Benton, which would be new to Central Arkansas!

Interesting.  Little Rock will have Urban Air, Altitude, and Third Realm.  Didn't think our market was big enough for three similar businesses but we shall see.  Savers space doesn't seem very big to me!

Benton is also getting an Urban Air in the old J.c. penney building. That’s a lot of trampoline parks..

  6.  I’m not sure on specific stores. But out of the 71 storefronts, 12 of them are vacant. Some of the vacant spaces are fairly large too. Adding in brands like Sperry, Adidas, Eddie Bauer, or Charlotte Russe would be beneficial to the center. Also, have any plans been announced for some of the cleared land around the movie tavern and dave and busters?

Population estimates released this spring show Northwest Arkansas (Fayetteville-Springdale-Rogers metro) continues to grow at a brisk pace ... the area grew 2.3% with a population of 537,463.  The area is netting 34 people per day, eclipsing 1,000 people per month migrating to NWA for a total of 12,287 people added to the population.  The area is the 14th fastest growing metro in the US, up from 20th in 2016.

    Around the state ...

    • Jonesboro metro area grew 1.1% adding 1,480 people which is positive considering the emphasis on agriculture and food production in the NEA region
    • Little Rock-North Little Rock-Conway metro grew 0.67% adding 4,883 people.  Pulaski County only added 279 people so growth is in surrounding counties
    • Forth Smith metro area grew 0.38% adding 1,054 people which is encouraging as manufacturing jobs slowly come back to the River Valley area

And just for fun - the largest increase for any metropolitan area was Dallas-Fort Worth-Arlington metro adding 146,000 people ... wow!

Where did this information come from? I was wanting to see the Central Arkansas population specifics?
