  2. Thats not the complete story. My understanding is that the city bought the land for $9.2m and sold it to pappas for $5.2m but he has to build a parking deck for light rail use when its all built out which I assume he is still on the hook for (plus the original plan also said he had to build the 80 affordable housing units). So now they are getting the parking deck and 2.3 acres instead. So they are getting something for for the $4.0m. Obviously one side of this transaction fared better but they had to give some sort of incentive to just find someone that gave them the hope of affordable housing.

  3. Heard that a pediatricians office is leasing  the small stand alone building behind capital towers II (the sister building to where legion is going on the other side). This space was obviously built for retail but they seem to be having a hard time filling all their retail space with retail tenants.

    4) Same here. I'm just saying one of the highlights of going is actually going to a place within LA where one CAN walk around.

    The special district taxes are only a few hundred bucks, but its still there and as Spartan said it funds Center City Partners. All real estate owners are charged the tax, not just residential owners.

    People joke about this but I have heard that around 2007 LH was pitching a potential HQ relocation for a fortune 500 company to southpark. The pitch included plans for a tower that looks very similar to these plans. I dont have renderings to share but they do exist.

    ObligatoryBeerReview: Anybody had Turtles on Pterodactyls this year?  It's Mexicali Stout aged in bourbon barrels with extra cacao nibs and cinnamon, I believe.  They also jacked up the ABV more this year.  I was a teeny bit disappointed in that the bourbon was overpowered by the chocolate and cinnamon.  For me.  I don't know.  Need more research.

    Absolutely not. Without knowing specifics of CoStar's deal at portman's building (which they obviously didnt sign) I would have guessed low $30s psf is what they had agreed to. The $50 to $60 range he mentioned in the article is 100% false. 

    615 S College is currently asking mid $30s psf.

    Breweries, unlike bars or tasting rooms, need to be located in industrial type buildings due to the manufacturing element of their business. Brewing takes up space.  Added to this, Breweries, unlike traditional manufacturing, are best located near some residential due to the need for patron traffic.  

    The above combination, without prejudice, boxes breweries into specific neighborhoods.  These neighborhoods in Charlotte tend to be African-American.  By comparison, in San Diego many breweries are located in Mira Mesa, which has a high Asian-American community.  San Diego is about 10 years ahead and breweries have migrated to other parts of the city like North Park...which are mostly populated by Millennials or 'Hipsters' but this only happened after the overall economics of the beer community evolved.  

    I also think the beer community is both welcoming and snobby at the same time.  

    To many, drinking craft beer is much more than drinking at a bar.  Those who don't share the same sentiment are exiled to an extent. I am talking about the person who demands a bud light or cheap draft at a craft bar.  The reaction you get would be similar to going to a jazz club asking for the house band to play a cover song or going to a sushi bar and asking for fried fish dinner.    But if you try to embrace the 'beer culture' and approach drinking craft beer from a perspective of enjoying something crafted by skilled artists who take pride in what they do...then the experience you will find is blind to any socioeconomic background.

    In addition, the people who have enough disposable income to be able to spend $5+ on a single beer are extremely unlikely to be poor. So even if they are residents of the neighborhood where a brewery is located, poor people simply can't afford to go. You can get bud light for $0.50 a can or even craft brews for $1.50 at the grocery store.

    People of color are more likely to be poor so there are less of them at breweries just like there are less people of color at any upscale place where cheaper alternatives exist.
