I think that it’s local successful people.  I suspect that very few jobs with relocations pay enough to buy a $2.5m house.

Maybe.  There could be quite a bit of leveraging equity from recent home value increases in Myers Park over the last 3 years.  But at the 3-4M many of those homes will be paid for with cash.  Leads me to believe its people moving from higher cost of living areas taking advantage of their purchasing power.  The banks pour a lot of money into local pockets through bonuses, but I just dont see that making up the largest share of demand for these houses being built in the South Charlotte wedge.

What strikes me most about SouthPark isn’t as much the commercial development, but the massive development of very luxurious mini-mansions in the area around Sharon Lane, etc.   To see modest 2,500 Sq foot 1980s homes replaced with 5,000-6,500 Sq foot stone estates shows how much that Charlotte has changed and continues to change.

The old 2000 Forest Dr versus the new 2000 Forest Dr.

Who is buying these mansions going up around SP? There are so many, and in Foxcroft too.  Is it local bankers whose kids are getting older and they are moving up from 3br/2ba Myers Park homes? Or are these out of town relocations from companies like USAA, etc. with expanding footprints? The recent explosion of money in this town is bewildering and impressive.

Sure just in a more urban format that fits in with its surroundings. The current CVS is the complete opposite.

I use to walk there all the time from my home off Nassau.  Probably hit up that CVS 2-3 times a week when lived in PM.  It would be nice for it to eventually be incorporated into a development that nicely supplements the Crosland development.

Charlotte Metro Credit Union is building a new location on Central next to White Rabbit/Central Coffee. They are planning to relocate the employees from the main building at the beginning of Central/Kings, which means the strip of land they own from Central all the way to White Rabbit (besides the law office), and the two parcels of land on Sunnyside, will probably be sold to develop office buildings, restaurants, condos, apts, in the future.

I think they plan to complete the new location by Q4 22, and Choate Construction has already taken over where the wheel chair store used to be, should be interesting.

The lower strip of land on Central is what I'm referring to, the X is the only piece of land they don't own.

Will they hold the new development as an asset, or sell the entire block (assuming they purchase the Roberts and Richmond parcel) and let a developer do their thing?

I see lots of conversation and details about the new development going on at the Central and Pecan area, but no real clear details of the smaller strip mall where Ritas was. Does anyone know what's going on there? I would hate to lose any more businesses!

Edit...this is across the side street from HT...not across Central...

We could shut down I-485 once a year and do a giant race around the city with helicopter coverage as a nod to NASCAR, haha, but I would prefer Charlotte to be mostly remembered for its role in the Revolution, the nation’s first gold rush, the site of the first U.S. Branch Mint, and a shining beacon of the New South.

Ive always thought Charlotte should get a Formula 1 race to take place on 485. Shut it down and hold the race.

On the Agenda today it was announce there will be a 10k on 277. Cool stuff.
