Wild guess: Kane will buy the block and move the N&O office to his new tower by train station. That would allow removing all the buildings and starting with clean slate.  (( side note: I worked in the building facing Nash Square when in HS, many many years ago. The complex was a maze inside then and do not think would be any better now ))

The deal falling thru may be a blessing in disguise. I always hoped Mr Kane would get this site. Fingers crossed!

Couldn't find a topic about the once proposed hotel where the Baptist Headquarters is on Wilmington Street next to the McDonald's, but I was looking at another topic and saw an "element" hotel is the brand going there? Had never heard of it, but it's by Westin. Here's the link to their locations.

I passed by there yesterday. It looked like they were starting to move one of the old homes on site. Maybe there'll be some major movement on this project in 2017

  3. I don't have a problem with the 10 story version. Things have shifted around a bit. Think of all the projects on the way. I'm more than satisfied.

    The Dillion,Charter Square,301 Hillsbrough,the N&O which will hopefully be Raleigh's new tallest,fingers crossed. Throw in this 10 story(150') we're looking good.

I Just hope we can get another hotel or two started this year.

  4. The north tower is IMO the most important building that will be built DT. For years to come. It's the last piece of City Plaza. Also will do wonders for the "money shot". I hope they come up with something striking. The last I heard it would be mixed use. Office and apartments, maybe condos. About 21-24 stories. Let's hope for 24. Just think if Charter South makes an impression at 11 stories. What 24 stories will look like. They better get this right. This building will be on a lot of post cards lol. Fingers crossed.

Also I heard a new rendering of Charter North is coming soon. Once again fingers crossed.

  5. I'm thinking that sounds like an allusion to a TIF. We all know Kane wanted a TIF parking deck in NH….maybe he's got council on board to provide one as part of his Dillion proposal…one that would also alleviate parking concerns at Union Station. Win-win.

The Kane proposal is 2 up to 20 story buildings. With a parking deck in between. If I'm not mistaken. Maybe the councilman got his thoughts mixed up.

Either way,if they build a deck. I agree it's a win win. If not the parking situation will be pretty bad. Dose anyone know what the current parking plan is? I've heard a number of different things. Nothing solid though.

  6. So between this hotel, Tower 2 under construction, and another apartment building on Dartmouth in between those two starting this Spring...  there will be 3 projects under construction at the North end of North Hills East!

No. Actually 4. Not sure of the name. A retirement community has already started. On the other side of the amphitheater. Lots going on out there. With any luck tower 3 will start some time this year.

  7. Meanwhile the following came to my attention today. I assume the Wake commissioners know about it and will see what they can learn from it to avoid a repeat here. The populations of Pinellas and Wake are nearly the same, although the topographies are much different and perhaps the demographics too.

I hope that's not what happens here! I hopi the fact that Coble and his flunkies were ran out of town. Is a good indicater of things to come. And support of better transit.

  8. The Residence Inn wasn't one of the two I heard about. That one has already been approved. The two I heard about were near the L building. One was across the street from it, and the other was at the Firestone site.

I'm not sure. I thought the Hilton was the one going by the L building on the firestone site. My point is I think it the same project. I could be wrong though. Not a

A lot of clear info out there yet.

  9. I've heard there are 2 more hotels that are in the planning stages that haven't been announced yet.

I have heard that also. A Hilton Garden Inn and a Residence Inn. The Res Inn is ahead of Hilton I think. I have seen renderings of it but no start date. Also approved by city already?
  10. Well Charter Square North would be next on the agenda. Nothing firm yet but presumably it will end up being at least a 20-story tower.

Reynolds & Reynolds have also bought the Greyhound block to the north of the Quorum Center, with the intent to building something there. They tried to bring a 30+ floor building to Raleigh, "The Hillsborough" only to have those plans grounded by the great recession. They might try to take another stab at it (and hey that'd be awesome), but I'd guess it would be a more modest building, perhaps about the same size as the Quorum.

I knew about all that. Was wondering if there was more. So much going on DT now I guess the big shots have their hands full lol. There is an apartment planned call the Lincoln behind the old salvation army building not sure when they plan on moving forward with that.
  11. I disagree.Form based zoning might disallow single story buildings but I don't think it should require anything more than 4 or 5 stories as a minimum. You don't get a 50 story building out of the blue. In fact if one were to be built downtown right now on spec, it would take so long to backfill all that extra space that nothing else would get built for a long time. Alternatively, if you mandate a minimum of 20 stories for new construction then maybe developers will struggle to big enough tenants to fill that much space and we'd even miss out on some firms who might otherwise locate downtown. We aren't running out of land. Quite to the contrary. There is oodles of land downtown that could easily be developed. By the time we finally run out of land that can be easily developed, Charter Square will be 50 years old and outdated, and can be torn down and replaced with something bigger.

Your right I'm not sure why people keep saying we are running out of room DT. They might want to go take a look around before making such comments. I can name ten or so large lots just waisting away as parking lots. Two spots for example. The lot in front of The Duke Center. The lots on Wilmington street north of McDonalds, a few spots over where sir Walter chevy was. Yes I have been here forever. Even when sir Walter was DT lol. Not to mention the lots by the new bar association. I could go on. There is plenty of room DT. Relax people.

  12. I'm not sure how long it has been since you have been in the area. Bad traffic is not an every day thing. At least not as bad as you described. 40 is a lot better than it was. Added another lane a while ago on both sides. 540 is almost never a real problem. Going away from RTP. I take 40 home every one in a while mostly 540 tho. I work on Globe rd and live new bern& new hope rd. I cross Raleigh everyday. I would know. Also I'm a truck driver local. Raleigh's traffic is nowhere near as bad as Charlotte's and Atlanta forget about it. But on the path we are on our time is coming. The good news is republican road block Tony Gurlly is not running for re-election this go round. So maybe someone with a brain and a little vision can get his seat.

  13. Well the good news is I think Coble and his other three road blocks are up for re-election this year. Mayor Mcfarlane say she will actively campaign against anyone of them who tries to block transit moving forward. Let's hope she has the pull that she and I think she dose. Let's also hope private sector pressure along with all the other Mayors of the triangle can move this forward. I think we are in a good place in triangle now.as far as traffic. Not bad at all in comparison to places like Charlotte and Atlanta.Who both planned poorly. Now look at the mess they have.We can do better. If we don't move now at least we know what it will look like in 10-15 years!

  14. I also think the route is perfect for rail. One main route from Garner to Chapel Hill. Almost a straight line. I was just pointing out the problems with the Charlotte rail line. Mr Coble and his crew will be sure to bring up. The problem is not with line under construction. The street car first phase or the line to uncc. But the lines after those are in trouble. I got this info from a Charlotte resident who keeps up with all things transit. He thinks they will have to raise taxes. Let's hope not. If Coble gets wind of that we will here that again. I am a big supporter of transit. And know it's very important to the triangles future. Just not confident in our leaders to lead. And all the old school thinking is just looking for an excuse.
