Total rumor, but I know they have been in town looking for 8-10 months. Nobu Hotel. Would be an interesting fit.
I agree that BroadWest will be a IHG flag.
I also hear there is another 4-5 diamond flag under contract somewhere on KVB. Maybe 6th and KVB?

This would be a HUGE mistake. If more than 50% of a condo building is rental/commercial/retail/etc it becomes non-conforming from a financing perspective and extremely unattractive to buyers. For real world proof, you have to look no further than 505 CST which is non confirming and has lost all, but one preferred lender. They even lost Bank of the Ozarks who originally financed the construction loan. I only show 32 closed condos in the building and Tony G's living trust is 2 of those. Plus, rumor has it the Four Seasons and another 5 Diamond hotel on KVB will be selling ownership condos above the hotels that have hotel services included and it's going to be VERY hard to compete against those.

I had a client attempt to purchase this for $5M. We were going to renovate and add on 4 stories. It was a very cool boutique hotel user who was going to decorate in modern sixties decor. I was told not to bother sending in a written offer...

Ace Hotel (Utopia & Embers site) will be late April/early May 2016. Switched contractor, caused some delay.

And the Barge Wagoner Cannon tower announced last week (isn't that due to start in a matter of weeks?). Geesh, the MCC is the gift that keeps on giving.
It's my understanding that the Marriott Tri is approx 9% over budget at the moment and having trouble bringing the numbers down shovel in the ground.
Side note: Ace Hotel on Printer's Alley should officially start in April.

I am in agreement for the fringe areas. I am currently selling off the bottom 50% of my portfolio and putting that cash towards 6-12 month projects in A+ areas.

Condos would be great as there are none being built in downtown/gulch at the moment. I know they take a lot more money/work/financing than apartments but there is very little for sale in the core at the moment, we could definitely use it.
Don't forget the City Lights project is going to be 70-75 condos on Rutledge Hill.
