build 4 more light rail lines hitting 485, increase capacity by a good amount vs. what the blue line currently handles and then.... I could be a little more anti-car.

That prob will never happen and it’s a lot of capital the city doesn’t have and it’s really not needed IMO. I could see adding another line E-W LRT and then maybe some other form of the gold line out to Graham St or one out to midtown/east blvd and extension to plaza midwood. I may be jaded but I spend a lot more time on my bike or running than I do in my truck. I find the city to be very navigable and I can get to most places (that I want to go or have to go) without having to use any form of mass transit. There really are not enough bike lanes or greenways to be used as adequate forms of transport but I make it work everyday. I’d also challenge that I can probably make it from my house to downtown faster on my bike than using any transit. I live off archdale.

Timely as I just got my car tax bill in the mail over the weekend.   IDK what you mean by 40% more??

I am assuming the Special Districts that are itemized here are because I live Uptown.

Those should be significant higher if to discourage anything as they are inconsequential to the total bill as it currently stands

I just used the DMV tax estimator to estimate a $25000 vehicle appraisal. you can use it at https://edmv.ncdot.gov/TaxEstimator

  3. Belk is no longer Belk. It is an out of town VC firm who probably overpaid for the brand alone. Belk has already closed a flagship in Atlanta, and isn't opening large urban stores anymore.

Duke will not be an owner operator. They plan a renter financed building. Basically build their own HQ then sell to a purchaser and rent the building back from them. This typically leads to more conservative, more universal floor plans. I'm gonna love a 660' building, but this isn't going to be the WF, BofA era of flagship buildings. I personally think Duke would be more cost conscious than most Fortune 200 company HQs. Hopefully they bring more Raleigh based employees and add on to the 39 floors. Kind of surprising to have a net DECREASE in floor space, but that is the era we are entering with more remote workers.

A Duke internal document about the announcement of the tower says there are no plans to move employees from Raleigh to Charlotte and that they are committed to maintaining a strong regional HQ presence in the state capital.
