  1. Was down there the other day checking on a project at MUSC.  Turned out nicely.  What is the other steel structure rising behind it?

  2. Is this project fully built out?  It does not seem to get a lot of press, but one of my favorite multi family projects in SC.  

    It is at full build out, as the third phase just wrapped up after a 10 year construction schedule.

  3. Agree.....this area could easily support another Hilton type project.  Downtown as a whole could support more, hotel projects.
    Interesting read from CBRE’s Columbia office market assessment.  If you read that and the other ones from SC cities, the impression would be that Cola is flooded with vacant office space and not growing while other markets can’t put up enough space.  I don’t see Cola building a 30 story office tower, no city in SC really needs that, but I can see a 10 ish story class A tower being built, maybe combined with a hotel or apartment building.  The market is overdue for something like this.

    I’d be happy with more office though it seems the city has a problem attracting jobs. The first base building isn’t full yet and neither is the space Oglethorpe vacated before moving.

  4. I was in the Vista on Friday and noticed a few things:
    1. The dictrict’s energy is high.  The area was packed with people of all ages walking in and out of the shops and restaurants. I think there are roughly 60 restaurants in the district and based on the crowds, more need to open.  Motor Supply was just noted as one of the best in the south.
    2. Hotels, the area needs more hotels.  With proximity to the CLA, convention center, Carolina Alumni Center, the State museum and other venues, it would not be unreasonable to see a major hotel of 250+ rooms working in this area.  
    3. Would like to see more residential development closer to Assembly.
    4. Around rush hour, Gervais is busy.  However, it is not busy like a Tryon St in Charlotte where you need to watch for traffic from all angles.  It seems orderly and respects pedestrian traffic.
    5. Property values seems to be increasing rapidly.  8 years ago, I pulled some numbers on for sale buildings in the district.  If I would have bought one, I would easily have beaten the S&P during that time frame.

    I think the district could definitely use more hotels that are high end. Also most definitely residents, year round residents and not just school year.

Toured the new football ops building at Carolina, it is simply sensational.  The pics in various media outlets do not fairly depict how impressive this building really is.  Combined with the largest indoor facility and outdoor practice fields, this football center is a model for the Panthers and other universities.  
    But, I am sure we will be talking in 5 years about an addition to the facility.
    should help recruiting and get Carolina back to an upper level SEC team.
    On a similar football note, check out the video on the Gamecocks twitter feed where Muschamp awarded a scholarship to the walk on kicker.  It was outstanding and a very classy move by Muschamp.

    I can only hope the team will get back to winning so we can beat Clemson.

Is there a list of USC projects anywhere?  The ones that I know of are renovation of the old law building, continuation of 650 Lincoln, and the pending huge renovation where Bates West and Bates House sit.  In the future, I think the Carolina Coliseum will be renovated and the state is finally starting to find the new medical school campus at Bull St.
    Athletically, they just finished the Football ops building (which combined with the indoor facility should be a good basis for what the Panthers will build....one of the best in the country), smaller renovations to the tennis facility, the indoor track, and some work at CLA.  Williams Brice will start to see a lot of work as they renovate the area left open when the ops building was completed.  Some of the renderings show the newer style of premium seats.  Carolina can certainly sell more sky boxes and will have more, but I am more interested in the terrace seating and how that will evolve.  

    Not that I’m aware of besides in older news articles. The only new build projects I’m aware of that are planned are the two you’ve named.

  7. What is the latest on the older building at Lady and Sumter?  I thought this was being converted into apartments, but since I am not in Cola each day, I am not 100% sure. It is a terrific building that looks better without the metal covering the top.
    i am glad that Cola has been renovating existing structures.  



    There were resubmitted plans a few months ago and hopefully will get underway this year.

  8. I thought the city itself was on the hook to build the garages at Bull Street? 
     


    I think they’re still on the hook for the two independent parking garages. Unless this really is the way they’re going to get by the parking garage ordeal.

  9. The 12 story building would have been good for future density in the area, but I honestly don't mind the scale given how low the buildings it are. I think they expanded the footprint to include more land, meaning they aren't heavily sacrificing the number of units.

    Yeah they grabbed an extra .38 acres and reduced the amount beds by 200-300 if I remember correctly.

    the original was 1,000,000x better. real letdown.

    Yes this 6 story version is the final product compared to the old 12 story version.

    So yeah we can knock this up as another columbia failure since we've lost 3 12-15 story buildings in 2 years.

  11. looks like mr Tomlin bought that land next to McDonalds on Huger St. I'm excited to see what he has planned. that same land was suppose to have an apartment complex there but it fell through years ago. i hope it's something to compliment Kline City center soon to be built.

    That's not the apartment site. That's the lot in front of canal side that the 4 story storage facility was supposed to go on.

  12. I thought all of the construction equipment was pulled off site two months ago??? Target and Apple...I highly doubt it.


    Yes the equipment was packed up but they were going through some permitting processes and other things of that nature since they cleared the land. Before I left for college I know a new peace equipment was bought on site.

  13. Sits at edge of seat after years or waiting for announcements....Dominoes, McDonalds, and and Cookout coming soon to bull street XD. This development is a joke, and the amount of corruption with richland county makes me skeptical that officials might have pocketed tax payers money from this. "ahead of schedule" though!!   


    Don't you live in Charlotte? But I'm sure you didn't expect a movie theatre liked the one announced to come.

    Preservation of that building has not been a real issue since this project has been proposed but they will move the building. The only reason this has a chance of not being approved is because things staff have recommended has not been done. And they will have to comeback next month and it will be approved.

  15. Park7 Group construction is still getting reviewed about the design same with the The High rise next to the library.

     

    Kline is on its final review with the city before construction starts.

     

    Bull Street he didn't give me any info other the that everything is still on schedule.

    And the top two are exactly what I said. Glad we could prove the skeptic wrong.

  16. 1. Park 7 got design approval and started construction. 1 month after starting, they up and left. Took all their equipment and haven't seen anyone on site since. Just a hole there now. 

    2. Kline themselves stated they would start construction in June 2016, this has not happened because they havent sold a single sq ft of retail or office space. 

    3. Bull street, while may be doing utility relocation, is behind the mayors own projections. Even though it's a 20 year build-out, Ben said they would release names in Jan, then June and now infinity is anyone's guess.  

    Colliers projects no new office construction in the next 12-24 months in their Q1 report. Same could be said for retail and residential. The market has essentially flat-lined in Columbia.  

    I'm pretty sure I have more insider information than you and I'm biting my lip on some other things coming to Columbia. But I'll let you keep your skepticism.

  17. Overall i think it's becoming very clear that things are looking more murkier for Columbia. Park 7 ceased construction on their mid-rise, no construction on kline city center, and bull street coming to a halt. 

    You have to be the biggest skeptic and unknowing person I know. Park 7 is waiting for certain permits and approval from boards and some design changes. Also the market was just flooded with student housing so they are definitely waiting to see how this set of student housing does. Kline city center is also going through some permitting and waiting for some tenants along with design changes. Bull street is doing underground infrastructure and will more than likely wait til after baseball season to start construction on above ground infrastructure and Hughes is waiting for the parking garages.

    You seem to look at it as you see it visually and not know what's going on behind the scenes. I don't think you know what goes into building buildings and projects. There's more than just getting approval from a board putting equipment on site and putting up a building. These developers have experience and know what they're doing. It's Columbia projects take longer than in other cities. Look how long it took for Nashville to get 505 CST to start. The new World Trade Center wasn't built in a day and the tower 2 still hasn't started construction.
