  1. I agree. The only explanation for Bordeaux staying affordable is racism. Plain and simple. Its Crieve Hall type housing stock, closer to town, with better views.

     

    But even still - my point is - that if a cheap new construction in an area with arguably the highest crime rate in town sells for 192k at 1100 ft, then there is a serious shortage of housing meeting the demand of current buyers. This stuff can't just happen overnight. It takes time to develop, to purchase and remodel, etc. A supply crunch will dramatically increase prices. If we don't get more inventory online by this summer in the 100-250k range its going to really hurt first time buyers that want to get in the city.

    This is spot on. There is a massive lack of housing inventory in Nashville. I've been referring to it as "reverse shadow inventory" (for lack of a better term) for the last two years. It's no exaggeration to say half the active homes in the MLS have a contract on them.

  2. Downtown meters are supposed to be fed on Saturdays, but I know plenty of people who work at TPAC events who park on the street and do NOT pay (I've never been so brave as to risk the ticket). They insist that the meters are NEVER checked on Saturdays--heck, I'm not sure meters are EVER checked. I always see lots of meters flashing as expired and almost never a ticket. Street parking meant as short term for quick business does not really seem to be working in the current setup.

    My girlfriend and I just moved into the Cumberland a few month ago and there's a metro parking cop that checks every single meter on Capitol Blvd and 6th Ave at 8AM on the dot. I speak from experience. Haha

    Some new news from our friend Getahn....

     

    Emery is partnering with OliverMcMillan out of San Diego.

     

    Some notes from the article:

     

    -Price tag expected to be in the $400 million range

    -OliverMcMillan apparently known to attract upscale retail tenants

    -The plan has been redesigned/tweaked

    -Work could start next summer

    -Apartments have been added to the plans

     

     

    The numbers are pretty staggering. 

    -215,000 sq ft of retail, entertainment, and dining space

    -350 apartments (I don't know if this would be all one tower, or in several pieces)

    -300,000 sq ft office tower (up to 18 stories...I'm thinking roughly the same scale as Eakin's building)

    -60,000 sq ft of "creative offices" above the retail space

    -140,000 sq ft conference center

    -40,000 sq ft National Museum of African American Music (anyone else think that's a bit small for something like that?)

    -2,500 parking spaces

     

    This may not have a whole lot of height, but it would have a huge amount of activity. 1.9 million square feet is in the neighborhood of the Music City Center.

    I won't lie, this far exceeds anything I expected. 

  4. The ridiculous dichotomy that exists between Athletics and Academics at UT has always confused me. I've never seen two parties so seemingly opposed to the other's success. Not only is it unhealthy for the university, it causes people (probably not very intelligent people but people the same) to resent the university for "preventing their team from being successful." Obviously, priority should rest on the academic side of things, but when you have a potential cash cow like UT's football program, why not take advantage? Both should be top notch and both could be. 

     

    Now that I'm off my soap box, didn't see anything in this thread about the Cumberland Rehab! Admittedly didn't read much through this. Go Vols!
