  1. Plumbing permits have been submitted for Walk-On's Sports Bistreaux (Louisiana-style restaurant & bar co-owned by Drew Brees) at 16103 Chenal Parkway in what I presume to be the former Mellow Mushroom space. Chains seem to have varying degrees of success here, but I've actually heard pretty decent things about the other locations. I'm glad that spot is being filled so quickly and I think it'll be nice for that area of WLR to have a good sports bar to finally replace The Tavern.

  2. Wasn’t sure where to post this exactly, but AMP is reporting a $350m development in NLR to include, among other things, a “tech-driven golf & culinary entertainment venue.”

    https://www.armoneyandpolitics.com/altis-capital-development-nlr/

No location is given, but I saw some comments about it being along the riverfront east of I-30. If I’m keeping track correctly, this is now the THIRD topgolf/topgolf-like venue announced for LR. Is it just a race at this point? I don’t see all three materializing.

Just discovered that Madewell is closed, which is unfortunate…I think it was considered quite a “get” when it opened, as it’s only in larger markets. I think it’s part of the Anthropologie chain, which of course has a location at the Promenade. I guess it’s a COVID casualty.

Too bad it didn’t make it, along with J Crew, since some new stores are opening (Urban Outfitters, Sephora, etc.).

Madewell is actually owned by J. Crew, both of which closed a lot of stores during bankruptcy. Still unfortunate, but makes a bit more sense given the overall struggles of the company. Anthropologie is owned by the same parent as Urban Outfitters, so their addition to the center surely indicates some level of success at the Anthropologie location.

Hopefully we don’t see anymore COVID casualties… I wonder if the pizza place (Pies & Pints, I believe) is still planned for the old Tavern spot?

So I was driving by the site the other day, and noticed these two HUGE poles being erected sort of randomly in the middle of the site.  I'm nervous, because they look like BILLBOARD poles, but surely not?!  I can't imagine zoning would allow it, and in fact, I thought there was a moratorium on these types of signs in the city (if anyone is old enough, they may actually remember 20 years ago when the city had a plan to not only outlaw billboards, but to REMOVE existing ones within the city, and there were even funds set aside as "repayment" to current sign vendors...alas, that fell through).  They seem too big to be light poles.

Any ideas what these could be?

So I drive past here to get to work and noticed the same thing. They’re massive, ugly, and will be even worse if they turn out to be billboards, which is something that hadn’t crossed my mind but now I’m afraid you might be right. My first thought was 5G or some sort of other utility poles? But I honestly have no clue...

That is actually for a local business called "Cheesecake on point!".  You can see on the following Facebook post and comments that they started working on a space in that address.

No idea why would they submit it as Cheesecake Factory.

Ah, that makes much more sense. I was thinking something didn’t look quite right. What a tease haha.

Generally, most public transportation systems operate as a loss. It’s a public service, like a library or other government services...they’re heavily subsidized. So sure, technically you’re right. But either way, my point is that if we’re going to have one, make it as relevant and practical as possible.

Yeah that makes sense, and I definitely agree. I guess I was just surprised at how big the deficit actually was, especially in a city like Portland. And with how quick some are to scrutinize the ways in which public money is appropriated, I was just curious how people generally felt about the rail in LR and what the reaction would be if the city were to invest in expanding it. Being downtown, I know I would love to have more practical uses for it.

I had an opportunity to submit a question to the "big 3" leaders in a public forum last year (Mayor Patrick Hays, Judge Buddy Villines, and Mayor Jim Daily) about River Rail.  I asked them specifically if they regretted originally casting the system in a touristy "street car" fashion, rather than a more serious mode of transportation form factor (like OKC's new system), particularly in light of the fact that the system has pervasively taken criticism as being a gimmick for tourists rather than a viable transportation option; in fact, I postulated that it's hurt the system's chances of expansion, which it desperately needs.  They sort of evaded my questions about the criticism, and defended the decision as being largely based on cost.  Apparently the "historic cars" were significantly less expensive than the more modern options, which I found surprising.  I was disappointed they weren't more candid about the lack of traction and that they weren't more forthcoming about how the system has, in my opinion, underperformed.

While I love the rail cars from a purely aesthetic perspective, do we really think an expansive rail system is necessary and/or sustainable in LR? I’m truly asking, because I really don’t know. I recently graduated from the University of Oregon, where I learned that their recently developed (relatively) MAX streetcar operates at a massive loss. I know profitability isn’t the only driving force, but is there a need here?

I walked up to the Gearhead's location and looked in the window, all the merch is gone for sure but there is still stuff inside that clearly belongs to the company. I wonder if they are using this time to do a remodel on the store or something.

I think Gearhead is remodeling and/or expanding. I remember when they closed the Park Plaza location, they sent out an email saying that they would be making the Promenade store “bigger and better.”

Also, Sephora has applied for a plumbing permit at the Promenade. It says space G-109, which I think may be the center spot where White House Black Market was.

That's a good question, and something I wondered as well, but I didn't see any indication of any other change in service (even reviewing the forums on airliners dot net).

One thing I noticed when looking for more info on LIT's website is that it doesn't appear United is serving Denver any longer?   That's a shock, and news to me.  I thought both Frontier and United served Denver, and that SWA was a 3rd entrant.  Curious.

It looks like the list on LIT’s website (assuming we are looking at the same thing) reflects temporary route suspensions due to the pandemic. There’s a note below the map saying, “Due to COVID-19, many routes and frequencies are not currently available. Please check with your airline for updates as the reduced list below is subject to change.” So hopefully no permanent losses because of all this...

  10. Gearhead sent out an email announcing they are closing their store at Park Plaza as well. Also mentioned that they will be renovating and expanding the Promenade location, although I’m not sure how. Isn't the building that they’re in full? Hopefully more closures aren’t on the way out there too.

The center just never seems to have the momentum to get close to full occupancy. Driving through there the other day for the first time in a while, I saw the following spaces empty or soon-to-be:

    The Tavern

    Del Frisco's

    Charming Charlie's

    The photo place

    Paul's Shoes

    Just Dogs

    Pei Wei

That's a lot of empty space to fill, especially when you add in the completely undeveloped areas.

I definitely agree that the center has suffered a lot of losses recently, but FWIW the Just Dogs store is definitely still there. I was dragged to pet photos with Santa the other day and there was a line out the door. Unless someone knows about a future closing..

Also to note, the jewelry store in the middle of the center (Kenneth Edwards I think) is closing.

Update: And upon review, the dogs store is indeed closing, which is unfortunate. They were one of the original tenants if I remember correctly.

According to this article discussing the newly declared West Village, a new restaurant called Mehfil Indo-Pak Cuisine is slated for the former Dixie Cafe space.  It also hints at the potential for new life at the old Whole Foods, which moved three years ago,  mentioning that the owners were recently given approval for expansion of the building.  While declining to reveal any specifics, they do claim it would be a "welcome addition to the property and the neighborhood."

Cool info, but the areas are separated by 200 miles and share virtually no common market. I don’t get the logic in a zero-sum game (i.e. only one or the other).

I don't think it necessarily had anything to do with possible market competition between the two. Apparently the company has been really focused on growing its national footprint with what she explained was a new, scaled-back concept for smaller markets. They obviously liked the idea of expanding into Arkansas with it but didn't want to focus on multiple locations in the state for right now as they are pursuing a more widespread reach.
