  1. New monthly and YTD numbers out today for XNA.  It looks like it will definitely be another record year.

    Northwest Arkansas Regional Airport (XNA) in Highfill, the second-largest airport in the state, totaled 263,484 in January-May, up 4.79% from 251,427 in the year-ago period. May enplanements totaled 61,847, up 1.4% from 60,977 enplanements in May 2016.

  2. Bentonville seems to be aiming to be the cultural capital of Arkansas in some ways.  At a minimum, they will have an "urban core" more fitting a city of 60-70k people than the one they had just a few years ago, designed for a city of 15,000 people.

    The county estimates are confirmed further through today's release of city estimates.  Benton County cities are growing just as quickly as last year, while Washington County has slowed down:

    Estimates of city Population as of July 1, 2016:

    Fayetteville – 83,826 added 996
    Springdale – 78,557 added 698

    Rogers – 65,021, added 1,862
    Bentonville – 47,093, added 2,594

    XNA outclasses JAN.  Not a good comparison at all.

    If this section of College is rezoned, I'd expect to see it push further north.  It can only be good for redevelopment.  These new zonings give property owners more uses and options for the property.

     

    There are still some cases where the "old zoning" is useful, but most of the development under the new codes just looks better, is more prominent to the street frontages, and makes the city look better.  I find it hard to understand the resistance some property owners have to it.

  7. There was an article in the DemGaz today that said Willow Heights residents would be moving to another complex on the south side of the city and that the land currently occupied by the aging housing project will be sold.

    Does anybody know anything about this?  The views from that land are some of the best in the city.  I could see it being a really great downtown park.

When the 2017 population estimates are released next year, it will be fun to compare them to this.  These are the numbers used in 1994 to plan for XNA.  They expected to open in 1997, so they used 2017 as a benchmark for population and traffic studies.  Needless to say, they WAY underestimated.

    Notably, the heaviest growth is obviously in Benton County and the gap between Benton and Washington counties seems to be getting bigger, both in population and rate of growth.  Madison and McDonald counties are essentially neutral in the region's growth.

    It looks terrible.  I thought the city was willing to give them permission to attach it to one of their buildings.  It really detracts from that whole area.

    I agree, I think our skyline has aged okay, I think we have gotten so used to seeing new buildings being all glass (see Stephens) and it does look nice and modern.  I wholly agree with the Memphis skyline, every time I drive through there I can't help but think how old and ugly (I think) the skyline is.  My wife is from Tennessee so I get to see it quite often.

    In general, and certainly from specific angles, Little Rock's skyline is more impressive than Memphis'.

    Moses-Tucker does some aesthetically pleasing things in Little Rock.  I was a bit disappointed to know they are working with SRG/Modus in Fayetteville for a project.  Modus Studios doesn't create anything that I like to look at.  Their Beechwood Village project might be the ugliest collection of buildings in Fayetteville history.

    I'd like to see MT do some development in Fayetteville similar to what they've done in downtown Little Rock.

Here's a look at the Tourmaline Lofts going up not far from Brightwater and near the future home of "The Plant" by Crystal Bridges.  It's surreal to see the "urban seeding" that is happening in this area.  Before these projects, it is a semi-rural area with mostly the quality of houses you'd expect to see near old agriculatural industrial complexes.  There are a few older Victorians in the area, but this will be one of those places you go to in 5 years and it will be completely transformed.
