Last summer, Levine got the deadline in his agreements with the city and county extended. So the park and parking deck(s) are still possible.
-
CATS may be looking to raise bus and rail fares to $2.00 for one way trips. This is becoming a concern to me. I think this fare is justifiable once the LYNX extension is completed. However, at the present moment this borders on too much for some to consider just parking their car uptown, especially if they have one or more people traveling with them.
Yes, they are. The MTC will hold a public hearing on March 28th. Here's their proposed rate increases to start on July 1st:

You're off by $100MM there....UNCC cost just over $50MM.
Thanks, atlrvr! Makes a lot more sense to me now.
-
Comparable recent construction uptown might be UNCC Uptown which cost almost $150 million. Why would this new building be so much bigger and better for $127 million?
-
I think the federal funding process is why the city doesn't want to do this in stages. To go back to the federal government for additional funds for each stage is painful.
-
Did the City Council postpone approval of Levine's Park and Parking Deck proposal? Are there ramifications for the County Commissioners' approval and UNCC's building?
-
-
City Council will get a presentation from Econ. Dev. next Monday during their dinner meeting regarding the long-proposed 1st Ward Park/Parking Deck that Levine wants. UNCC is pushing it forward as it will contribute to their vision (and parking needs) for their Uptown campus. Levine is proposing a TIF style financing mechanism to support the deck.
All and all, I'm very supportive of this in concept.....I had heard in the past though that Levine was only interested in leasing the air-rights above the deck to the County for a park, and would not sell or grant them that area. The County wasn't interested in that arrangement (nor should they be). Hopefully everyone is on-board this time around.
Does anyone know the outcome of this presentation? Is the city going to consider TIF style financing to support the deck?

If Levine gets this, what are the chances that Novare will come back and build its next tower at the original Novare 1st Ward site? Does Novare still own its 1st Ward site, or did the property go back to Levine?

Clearly, it's superior to Greensboro in every way, except capacity, but I'm sure that the ACC will get good feedback on the overall experience of the venue and other events in the city. I do think the ACC will always try to move it around between Tampa, ATL, Charlotte, GSO, DC, and maybe even Boston. It's pretty timely that the St Patty's day events coincide with the ACCT. Lot's to do Uptown.
John Swofford, ACC Commissioner, was interviewed at half-time of the first ACC game today. He seemed to trully enjoy the Charlotte experience this week. They kept showing different parts of the facility. It's too bad the roof leaked water on to the side of the court during the second game.

A reminder that CATS is having two public information sessions this week for the NE Lynx extension.
The dates and locations are:
-
Hope the number riding the South Blue line is much higher than CATS projected. This may help to get the Norteast Line moving on a fast track.
It's exciting how the LRT has been received, and how crowded the trains are so far. What is the current proposed timeline for the Northeast line? What would be the timeline if they built it to NoDa first, and then to UNCC? What would might a "fast track" timeline look like?
-
With the trains packed in the first week, is it too early for CATS to start considering/planning expansion of this line. I know they could run more trains more often, but what would it take to expand each station platform to allow 3 or 4 train cars? Would CATS seek to get federal funding to do this? Would it be added to the request for funding of the NE LRT line or remain separate?

...land he had appraised 2-years ago at ~$3M an acre, would now be on the market at $6M+/ac.....
Levine's Urban Village land hasn't appreciated that much in 2 years, has it?
-
Levines offer to the county will be overturned and 1 of 2 things will happen on July 2:
1. He have to pay more for it.
2. He will lose the property to a person who will develop it immediately.
Wish us luck...........
So the clock doesn't get reset with each upset bid?
-
Yes, he's that rich.
When Atlanta has people that rich, they get Aquariums built for them. We get parking lots.
Levine is a relatively young guy...so he still has decades to work on those parking lots and build an Aquarium too.
-
^ Excellent point, UL! I didn't think of that at the time...must be false.
What happens, if no one bids the minimum for Hal Marshal?
-
^ I'm not sure I follow. Are you saying that the city might sell the Hal Marshall Center to BofA who would then in turn sell it to Levine?
Yes. That's what I was told. I know there is a bidding process going on, though, that would seem to refute this.
-
It is really important that Levine not get his hands on any Hal Marshall land. First Ward is pretty much stalled indefinitely if he does.
I've heard that he's got the Hal Marshall land in a similar deal with BofA as the land between 9th and 11th on Brevard. Don't know if this is reliable. Does anyone know if the city still owes BofA for arena funds?
-
^ UNCC's building will add some nice foot traffic too. Hopefully the state legislature will vote to fund this next month.
-
The tall yellowish building near the crossing of the red and blue line is on the site of Dixies. That means the building that Dixies uses is toast. Also the Philip-Carey warehouse building, which has a very unique area along the trolley tracks is also toast for the UNCC building.
UNCC's building will not be along the trolley tracks. The UNCC property only goes from the corner of Brevard to about halfway to the trolley tracks on 9th St. D, your Uptown Project Rundown map shows it right against the tracks.
-
That would be great if he puts 10th through. I just hope it doesn't disrupt the old house on those blocks, but then again, he doesn't seem to be too worried about the old buildings he owns.
I don't think it will. That house is not owned by Levine. There's currently a For Lease sign outside (it used to be a salon, and then office space).
-
Are you referring to the block at 11th and Brevard that was used for bus parking? (I wasn't aware that it was a bus station before). He already owned the block just south that one. 10th doesn't cut through there, so the block is really two blocks large between 9th and 11th.
Yes. He owns most of those two blocks. I beleive he's working with the city to put 10th street through for the urban village.
-
The outline doesn't include one block he actually owns....the park is shown extending south (left) down to Imaginon....just east (below) the Imaginon is the block which contains the Treolar house, which somehow he must have "forgotten" to include.
The old bus station property, that he now owns, extends one block south (right)?

Here's a better picture of the house on Brevard.
...I used to own it.
hmmm...It won't take my picture. Is there a particular picture format I need to use?
Thanks, Dubone! The picture is attached.
