  1. The design of the Mandarin Oriental is absolutely breathtaking! Oh gosh that is so beautiful... I would love to just live in it's vicinity. Seems like that whole area will be even more vibrant in appearance with that as an addition...

    Good point about a whole area becoming more vibrant as a result of the right addition. Hopefully Palomar will do that for West Peachtree around Ga Tech & 5th and 10th street.

    It sure should help the former Acapulco Grille & Cantina location that had been planned for a national coffee house before economy went sour. ( www.WestPeachtree.com is the site for that building ) .

    Word has it Palomar officially opens May 13. Can anyone kindly comment on that - and/or if the 10th and Williams dual hotel brands are expected to break ground any time soon?

  3. I can't get the plans to open up on the links below. But, the development rights to TDR (Transfer of Development Rights) to the Academy of Medicine have been purchased, so it's going no where. Also, the parking lot behind the building has been "marked" for about a 12-15 story condo building, altho who know when that would be built now. Also, they granted an easement to the Academy of Medicine to still have parking in the new building, whenver it's built.

    I could be wrong, but I believe the 12-15 story condo (actually townhouses) in the Academy of Medicine parking lot is old news (around 2nd qtr of this year) now scrapped as it was PRIOR to Ga Tech actually taking over the building and more recently purchasing the parking lot (closer to 3rd quarter of this year).

    It's all 100% Ga Tech now.

    Can anyone confirm current GT AOM status & near term plans?

    Does anyone know how Georgia Tech / GT Foundation plan to incorporate the national registry "Academy of Medicine" building on West Peachtree - and their 3/4 acre parking lot behind it on 7th St & Cypress Street facing ECCO?

    For Classrooms, special events only, Admin offices...???

    Likely Timetable ???

    Tech 45-42... in Athens... in the rain... no less.

  5. Top of building signage for Hotel Palomar was added (today?) facing south. Looks terrific !!

    Hotel and signage, in fact. 300 rooms, too. Maybe someone can post current photos.

    Construction workers said next week signage may be placed on the front vertical facing at West Peachtree entrance opposite Ga Tech's Academy of Medicine building.

    Also, a scooter store opened at that same West Peachtree and 7th Street corner, next to the drop off Cleaners and alterations that sharen that same L shaped blue facade corner building. Check out www.gogoecomoto.com

    High mileage Scooters should do pretty good business there - so close to GA Tech - especially when weather warms up a bit.

    And a new high end barber shop opened on West Peachtree at 10th across from Residence Inn.

    Street traffic from Palomar sure will do a lot for that whole 5th - 10th Street West Peachtree area.

    City By Design...

    While out and about today, I stopped in Outwrite in Midtown and found a new book on Atlanta. It's called City By Design - an architectural perspective of atlanta. While it contains numerous buildings many of which are not highrises such as a McDonald's near Perimeter Mall to the World of Coke and others, it also covers some of the new planned projects for Atlanta. The reason I mention this is because there are several pages devoted to a Midtown project for 14th Street. Someone had posted some time back a couple of shots of a proposed and unique highrise for 14th and Spring Street. According to the book it is by [FVS Architects, Inc and is being called Sky Garden.

    According to the book "it's more than a hotel, more than a condo tower, more than a shopping destination, Sky Garden is a landmark that is greater than the sum of its parts. Located on a commanding corner site at the interesction of 14th Street and Spring Street, Sky Garden offers the perfect place for midtown Atlanta to carve its signature on the skyline."

    It goes on to say that "Conceived as a live-in, living sculpture, Sky Garden is a work of art displayed on a pedestal. Taking advantage of its own 360 degree sweeping views, the asymmetrical, mixed-use tower offers a different facade for each cardinal point."

    "The stepping forms of the tower, recalling at once cascades of shimmering waterfalls and a series of soaring cliffs, provide visual interest and break down the mass of the structure, as they bring it closer to a pedestrian scale. At the heart of the tower lies the buildings namesake, a multi-story covered space carved out of the structure and open diametrically opposed sides of the circular tower."

    "Signature boutiques, first-class restaurants, a distinguished entrance foyer to the condominiums, and a dramatic atrium hotel lobby are all located at street level, taking full advantage of the sloped site. This lively aggregate of functions and spaces constitutes the base for the hotel, condominium tower, an elegant structure soaring 50 stories into the sky."

    I guess when I saw the post some time ago, I didn't realize that this was actually the design for that corner and not just a concept rendering. With the numerous renderings at different angles etc, if this makes it out of the ground once the market returns, I believe this will make a dramatic landmark building for Atlanta. Also included was the Aquarius Tower and the under construction Buckhead Place Apartments. Let's hope this and others will still be built in Atlanta some day.

  7. That's a nice summary of Blueprint Midtown. One part of it that immediately stood out to me was "Building facade materials must be brick, stone, stained concrete, real stucco, or glass and metal". I wonder if thats actually in the zoning codes.

    I didn't really see any new projects in the development tour but there are some small projects that probably have not been mentioned here. I believe they were all already on the development tour last year. There is a new rendering for that Centergy proposal which is now called International Center @ Centergy.

  8. ^^ Thats cool. The scooter store on Monroe has been doing booming business.

    Sticking with retail...

    A men's clothing store called Select has opened at 805 Peachtree.

    Across the street, Pedini Atlanta has relocated to the Peachtree street space.

    Jimmy John's will open a store at Metropolis.

    An eyewear store called Optical Shop is going into Spire.

    On the downside, Universal Gear is closing. I had also heard that they were moving to a new location but but that doesn't appear to be the case.

    A posting on the skyscraper bulletin board shared news that Midtown Alliance has NEW development related postings on their site. Very exciting stuff to come!!! Note all the many 2010 construction start dates.

    This will be a great development for that corner. For one, it's right off the interstate exit for 10th Street. It is also pushed up to the interstate, only seperated by Williams St annnnnnnnnnnnd, it bridges the walk over the interstate from Georgia Tech to Midtown. This is a great development. I am also glad that it is adding more people to the Midtown area. Something that is in great need. YAY!!!!!! Any development in this climate is a good thing.

    Not earth shattering in design but it brings people in the mix and it looks as if it has space for street level retail. Maybe one day the GDOT can give the 10th Street bridge the same treatment as it did the 5th Street bridge.

    SPEAKING OF NEW MIDTOWN RETAIL / WEST PEACHTREE & 7th COOL RETAIL.... A Scooter Store

    Eco Moto (planet friendly) will be opening it's doors next week at the corner building - 887 West Peachtree Street. That's the North East Corner of 7th and West Peachtree across from Academy of Medicine building on 7th and across from new Hotel Palomar at West Peachtree. Just a short walk ( or Scooter jaunt) from GA Tech at 5th & West Peachtree.

    To announce the arrival, Silk Restaurant (at 8th and Peachtree) is hosting a reception on Thursday, November 13th. They will be giving away a free scooter. Cool logo, too.

    If you're lucky, you'll be driving home on a new scooter. If you don't win the scooter, the new owner, Mike Sherry - a very nice guy - tells us he can offer a great deal. Imagine 70 miles per gallon !

  11. The 7th street at Peachtree - (is that Hines property across the street from Starbucks?) - or at 6th and Peachtree parking lot across from CVS, those two parcels seem to be very well placed and generally under the radar as you hear/read about superb development locations.

    7th street with Viewpoint, Spire, ECCO, Palomar and GA Tech taking over Academy of Medicine could be particularly interesting over the next few years.

    Anyone hear about: 1) preliminary Tech plans for Academy of Medicine or 2) either the 7th & Ptree

    or 3) 6th at Peachtree parcels?

    A bit of excitement around The Biltmore today and for a while longer. ABC Family network is producing a movie for 2009 airing. The vans marked "Courtney" and "Jennifer" are said to be movie characters not the TV stars one might think. Nonetheless, Midtown going a bit Hollywood is not a bad thing.

    West Peachtree & 7th Street Hotel Palomar sure is looking good !!!

    1400 Peachtree is considering two concepts. One would be similar to Time Warner Center in NY with two towers. The other option is a single tower of at least 40 stories and up to 70 stories which could become the tallest building in Atlanta. All is contingent o the economy, securing financing, and signing an anchor tenant. If everything went as planned, the project would still not break ground for 18 months. An architect at SOM says "This will have a skyline presence" reguardless of which option is chosen.

    A Hilton Garden Inn / Homewood Suites dual branded hotel is being planned by an Alpharetta hotel developer. The building will be 11-stories tall at 10th and Williams streets and will have seperate entrances for the two concepts. Construction is expected to start in twelve months.

  13. Auuuuhhh yes, the Conrad. I had not considered that flag. I think the Shangri La was being floated at another yet to be revealed development further north in Midtown. I would prefer the Shangri La in it's own building. An article in the AJC also mention the Walsdorf-Astoria.

    I do understand the owners of the building wanting to limit office space in their tower. It's a relatively smart move although that still will not totally alleviate the office space issue. In a way I think the mixed use tower is the wave of the future for a while. In the case of the BOA tower, I would think that transforming this venerable office building into a five star hotel would be a stretch though. I would much rather see a decent four star and a nice restaurant to get rid of that plaza out front.

    If I was a scout for a hoteliery, I probably would not put this at the top of my list for new locations in the Atlanta market. Clearly not if I represented a five star hotel. 1400 Peachtree in "Uptown," perhaps Dewberry's 10th Street development or a 14th Street locale would be at the top of my list. While I think a hotel option would be interesting in the south's tallest building, a five star would be a bit much. If rumors prove true, the BOA tower may not retain the south's tallest much longer anyway. There could be an even taller building on the horizon in Atlanta...and that would be worth waiting for.

    News likemthat is always good, but...

    Aren't there a lot of better (for Atlanta) places for that luxury hotel than inside an existing office building a tad outside the primary corridor?

    How about Dewberry on Peachtree property?

    Across from High Museum?

    14th street where Symphony was to be built?

    Cousins property on West Peachtree & 8th?

    Kim King Associates property on Spring St across from Palomar with great expressway visibility?

    Jamestown West Peachtree @ 10th?

    FOX Plaza on Peachtree?

    ...and the beat goes on.

    We're lucky to live in such a great city!!

  15. With respect to nearby restaurants, at West Peachtree & 7th street there's the former "Acapulco Grille and Cantina" restaurant, previous location for "Thad and Joe's". Before deck and patio were added, back in the 90's, this same 889 West Peachtree location was the site of " A Taste of New Orleans" restaurant. Superb restaunrant for many years before owner operated left Atlanta.

    Check www.westpeachtree.com if anyone wants a 4,000 sq ft free standing building for food service.

    Great location and part of the next door building right at that corner is also for rent; office space or retail

    Sure be nice to have that place cleaned up - especially with large deck and outside patio.

    And just 2 blocks from GT Acuity Plaza - and directly across the street from 300 room Hotel Palomar!!

    The AJC had a picture of the rebuilt plaza at Tech Square. Once those trees fill out a little it'll be a very nice outdoor dining spot. It would be better if there were restaurants directly on the plaza.
