  1. The only streets that are labeled on the map are highlighted in blue. Ignore the gray line next the words "Peachtree street" which is actually Juniper.

    Thanks. Living between Piedmont & Juniper, I'll ride it all the time up and down Peachtree. Not nearly as much if it were on Spring/West Peachtree.

    I also like the fact that it looks like they're going to go forward with the Downtown/Midtown section before trying to deal with getting up to Buckhead with it's high congestion and limited road options.

  2. In other transit news...

    the city, Marta, the Midtown Alliance, and CAP are working together to prepare the Peachtree streetcar to compete for the "New Starts" stimulus funding. The cost to build the system is projected at $300 million.

    Interesting... I thought the Street car was going to go up and down Peachtree Street ? In my opinion, if they put it on Spring and/or West Peachtree, it won't be nearly as successful...

  3. That water feature looks great. Too bad we never get much rain these days and are under hard watering restrictions.

    I know the lakes are still pretty low but it's been raining quite a bit lately in Atlanta. I recently read that July was the rainiest month in nearly 2 years in the city.

    I think a far greater problem this park faces is the location and the current economic climate surrounding it.

  5. That ranking is using 2000 population numbers. Since then 1,000,000 people have moved to the Atlanta metro area. In this last year, Fulton and Gwinnett...two core counties....grew by more people numerically than the outer counties. If I'm not mistaken, the metro area has not added any more counties since 2000. Am I correct? I wonder, in light of these points, how does this affect our ranking?

    I always enjoy reading articles regarding Atlanta's population as I've seen "Metro-Atlanta" defined as anywhere from 10 to 28 counties...

  6. Pretty sure you could get something to work there. When Acapulco died, Plaza and Aqua had not opened yet, so residential density wasn't great there. Business wise, law firm Drew, Eckel, Farnham is just across the street, AGL is a block away in TPP, RBC Centura and all that GATech stuff is a couple of blocks away (albeit with plenty of competition there) and AT&T is only a couple of blocks as well. A decent concept with aggressive marketing to those businesses; Plaza Midtown, Spire, Mid-City Lofts, Biltmore and Aqua condos and Post Biltmore apartments; and to the concierges for Palomar and GT Hotel, should be able to make a go of it.

    FWIW, that Aculpulco property is apparently owned by an older couple and I think it's the only property they have; it could be ripe for someone interested in consolidating the three parcels in that block fronting W. Peachtree.

    I'd love for you both to be right but having lived in this neighborhood for several years, and seeing many restaurants close, my optimism isn't high. Of course that changes a lot once View Point is occupied and the Palomar is finished.

    Places like Ecco, and the newer Cuerno and Beleza, are all great places but also benefit from being part of larger restaurant groups that provide an instant reputation. Same for Marlows being a known name in town. For the same reason I fully expect Taco Mac (Metropolis) to be an instant hit where Stool Pigeons failed. (Although I realize the latter had terrible management.)

    Another thing that Marlow's has really exceeded at is marketing the free parking in the bldg. Something The Grape Midtown failed to do.

  7. There are two free standing buildings for lease diagonally across from Hotel Palomar. West Peachtree & 7th St corner Joinus Cleaners building (soon to relocate) and the next door former Acapulco restuarant site ( long ago "A Taste of New Orleans" restaurant is also available - evidenced by recently placed broker sign.

    If anyone has ideas on what retail would work best there, I hope you'll openly share those thoughts. I think retail clothing store opening in Mid City Lofts ground floor.

    Any truth to word that residential development may go on Academy of Medicine Building parking lot?

    Palomar sure is looking good !

    That Acapulco restaurant site has been several restaurants over the years and they never work. That area is still too much of a through street most of the time. I honestly don't see much working in the Cleaning site either at the moment.

    Unlike the area around 14th Street/Colony Square, the immediate area has a very small workforce, which limits lunchtime patrons, and there are more than enough quality dining/drinking establishments in the area for the locals at night and on weekends. Retail I think will need to be focused on Peachtree until significant residential additions come online or the "Midtown Mile" is more of a reality and Midtown becomes a shopping destination.

  8. Although I do like the original rendering that was posted better, I really appreciate that there's not a hulking parking deck hanging off the rear. I'm sure Ansley Park residents do, too :good:

    It's a lot easier to bypass the large parking deck when you're building 3000+ sq/ft units and require significantly fewer spaces per sq/ft. But it's definitely a better look.

  9. Does anyone know anything about the Los Angeles-based Reason Foundation? Are they always auto-friendly?

    There is an article today in the Atlanta Business Chronicle that talks about the region's $30 billion plan for transportation, which includes Marta rail expansion as well as a lot of commuter rail. The article was talking about how all of this rail expansion would serve a population in which "transit ridership is projected to increase less than 1 percent under an expanded system - from 3,8% of all trips to 4.7% in 2030."

    To which the Reason Foundation immediately replied that their $25 billion plan to expand Atlanta's interstates with toll lanes that buses could use would do far more to relieve congestion.

    Pfft. First of all, there are places (downtown connector for one) that the interstates really could not be expanded any more. Second of all, do we REALLY want to continue auto-based transit thought. How are they SO SURE that people will not embrace commuter rail if it is done right?

    I believe they are always auto-friendly. And their $25B plan includes a tunnel under the city which solves the downtown connector expansion/space issue. Hopefully, nobody ever listens to them where Atlanta is concerned.

    There should be a thread around somewhere discussing their $25B plan.

  10. The AJC has news on another major park thats being planned along the Beltline. This one will be across North Avenue from the Ponce Park development (City Hall East). The goal is to initially build a 13- 16 acre park which will eventually be expanded to 35 acres. The Trust for Public Land has already acquired about 10 acres for the park.

  11. 1010 Midtown is about to open its sales office and thus are releasing a bit more information on the 12th & Midtown project. Here are a few tidbits gained by a potential buyer.

    -They are in negotiations with Apple and Louis Vuitton for retail space in phase 1 (1010).

    -The hotel for Phase two will be a Loews. (This will be made public later this week)

    -Phase Two will have a high-end steak house and sushi restaurant.

    -Phase Four will include a store "similar to" Whole Foods and more residential

    -11th Street will be aligned at Peachtree

    -In phase Four/Five they plan on closing 12th from Crescent to West Peachtree, aligning it with 12th from Peachtree to Crescent and making it more of a pedestrian street with shops on either side. :good:

    Wow, aligning streets... seems so logical. :)

    Makes you wonder what someone was thinking when you look at 11th Street from West Peachtree to the park.

  12. Fascinating; have Daniel/Selig or whoever already acquired the parcels for Phases 5, 6, and 7? It's not unanticipated that the block Phase 5 would cccupy could be redeveloped, but I didn't realize they were already planning for it.

    Phases 1-4 are great, but don't take away all the nice restaurants and bars covered up by phase 5!

  13. It's the proposed 15th st bridge not 13th st. There has been talk of capping the connector in that area with a park, but at this time that's all it is...just talk. As far as the buildings go, to my knowledge none of those are actual proposals from anyone. The only thing in that area that I have heard of is TWELVE Midtown but that has at best been postponed.

    There's an awful lot of demolition and site work going on the East side of Williams Street between 14th & 16th streets for nothing to be under construction. Isn't there a MetLife project or something planned ?
